If you are searching for a turnkey home with the latest smart technology, energy efficiency, and modern floor plan and materials, you will want to investigate new construction. Of course, buying a brand-new house has some differences than the purchase of an older home. New construction has all the things on your wish list, but there are a few things new house hunters need to be aware of.
- You will need a buyer agent to represent you. The builder’s agent will be looking out for their client–not you.
- Go through the pre-approval process but shop around for the loan that fits your needs. If the builder’s lender has incentives and discounts, take advantage of them if it will benefit you in the end.
Ask the builder:
- How many lots and homes have been sold, how large each lot is, and how much space is between houses?
- What is the length of the home’s warranty, and what does it cover?
- How much input does the buyer have in choosing paint colors and materials for flooring, kitchen, and bathrooms? What is the policy if the builder runs short on chosen materials?
- Is smart technology wiring included in the basic home package, and is wiring to all bedrooms an extra expense?
- What appliances are included in the basic price?
- Keep in mind that the model home you are shown has all the bells and whistles! Never assume you are getting everything in your home that the model shows. Ask about these features and write everything down as you get answers.
- Talk to residents who are already living in the community, and ask them about any concerns they have, and what they love about their new home.
- Do not skip the home inspection just because it is new construction. Be sure your purchase contract allows you to hire an inspector outside the building company.
- If the model home is one of the last homes left in the neighborhood, ask about buying it! You may not get every finish just as you would like, but you can paint a room or change the flooring!
Be aware that the builder makes their main profit on upgrades and will do their best to convince you that you need that “free” entertainment package or other “gifts” they may offer. If you are a DIY-buyer, leave the custom closets and finished storage areas for later. Saving money on the purchase price of your new home is your most important goal, but you must do some “home” work first!

It’s a new year and a new article about doorbells. What can we say? Video doorbells have added a much-needed component to a range of systems, from home security to smart homes. Who doesn’t want to know who’s at the door before they so much as bother to get up and look out the peephole? No one. That’s who.
Choosing a video doorbell can be a challenging process. There are a lot of technical differences between many different models that look alarmingly similar, as well as various considerations like subscription fees and installation requirements to be aware of.
What You Need to Get Started
Video doorbells require various methods of installation and have different means of powering the sensitive electronics within. Before you choose a doorbell, it’s important to determine if the doorbell will require an existing doorbell transformer, and if so, in what voltage. Older systems could produce as little as six volts, while newer systems could produce as much as 16 volts.
Systems that don’t require an existing transformer usually run on a battery pack that’s removable and rechargeable, which makes them far more flexible options for homes that might otherwise not be able to power a video doorbell. With a self-install, it’s important that you monitor the power usage for the first few weeks to ensure that your doorbell is getting adequate power.
What About Subscriptions?
Many video doorbells will require a monthly subscription fee in order to maintain your video feeds on their cloud storage. You can usually choose from a few different packages that will allow you to retrieve data for a set amount of time and in a specific resolution. It might seem silly to pay extra for HD video of your front door now, but if that video feed helps catch a porch pirate because the images were so crystal clear that the perp was unmistakable, you’ll appreciate it.
Top Video Doorbells for 2021
This is not meant to be an exhaustive list of video doorbells for 2021, but these are some of the better ones on the market as of the writing of this blog, as determined by independent reviewers.
- Ring Video Doorbell Pro 2. It’s on the upper end pricewise for video doorbells, but that’s because this doorbell has all the whistles and… er… bells. Using a radar sensor, the Ring Video Doorbell Pro 2 can actually tell where people are on your property in order to provide the best view of both visitors and intruders. It also has one of the highest resolution cameras currently available, at 1536p HD, as well as Alexa greetings.
- Nest Hello. With a mid-to-upper price point, you should expect a lot from the Nest Hello. Fortunately, it really delivers. Although it requires a hardwired connection, the Nest Hello can recognize individual visitors using facial recognition software, as well as announce them via Google Assistant or Alexa. It also continuously records video, unlike Ring products which require a triggering event to start recording. That’s a pretty nice feature for people who need more intense monitoring, as well as those who want to keep an eye on the wildlife scampering around their yard at night.
- Maximus Answer DualCam. Although the Maximus Answer DualCam won’t be able to communicate with Alexa or Google Assistant, it can do something no other video doorbell currently does: look straight down. This may seem like a small thing, but if you have limited porch space or simply struggle with neighborhood box thieves, being able to see that your package is still safe and sound on the porch is kind of a huge benefit. The doorbell is a dual cam, however, meaning that it also will look straight out at visitors like all other doorbells do. Reviewers have complained that the speaker can be very quiet, but if you’re only using it to watch packages, that may be a smaller concern considering the smaller price point.
Ready for Help Installing That New Doorbell?
There’s no shame in calling in some help to install your video doorbell, especially as a part of a wider smart home system. But who do you call? Just pop into your HomeKeepr community to find a recommendation for smart home experts or electricians in your area with experience. They can help you choose the right doorbell for your home, as well as upgrade any transformers before installing your brand new eye on the world.

As closing day approaches, it is so exciting to think about the move to your new home! There is one thing that is keeping you in check, however, and that is the final walkthrough. This is the last step in the home-purchase process and should not be skipped. What takes place in the final walkthrough, and what part does the homebuyer play?
Here is your guide to this essential step:
- Your agent will schedule a time meet at your new house, usually after the seller has moved out and before or on closing day.
- What should you have on hand with you?
- the final contract with all the specifics about the sale
- home inspection report
- any written agreements between seller and buyer
- a notepad and pen
- a camera or use your smartphone camera
- a nightlight to test electrical outlets
- Inside the house, everything should be in perfect working order:
- Turn on every light switch and check every outlet.
- Check the faucets in the kitchen, bathrooms, outdoor spigots, utility room, and any other room there is running water by turning on each one. Flush all toilets as well. All toilets should flush completely, and drains should flow freely.
- Inspect every area where agreed repairs should have been made. If there have been extensive fixes made, you may want to shell a bit extra out of your wallet to have someone with you that can be certain the job was done correctly.
- Inspect every appliance that is included in the sale to be sure it is running properly.
- Open and close all doors, windows, cabinets, and drawers.
- Pay careful attention to carpets and floorcoverings, every floor and wall for weakness, cracks, mold, mildew and do not forget to look for signs of pests.
- Turn the climate control off and on, and check heat as well as air conditioning.
- roof, gutters, shutters, or any other structural issues
- garage doors functioning properly
- debris or trash left by the seller
- lawns and landscaping should at least be trim and neat
Hopefully, your final walkthrough will go perfectly, and closing can proceed. If you run into any adverse issues, however, note them, and have your agent contact the seller. Final walkthrough problems are just another reason to have a Realtor® represent you as a buyer, as they can handle the not-so-smooth issues that come with buying a home.

Pets play a large part in many families. While these fuzzy (and sometimes not-so-fuzzy) friends can bring a lot of fun and companionship, keeping pets happy and healthy can take a lot of work as well. One way to keep this under control is to improve the overall pet-friendliness of your home. Much like babyproofing before bringing home a new child helps to prevent accidents and other problems, putting in some time to make your home more pet friendly now will save a lot of headaches and other issues down the line.
Pet-Friendly Homes
There are a few different concerns you should consider when trying to come up with ways to make your home more pet friendly. Think about whether there are any areas of the home that your pet might get hurt or sick if they get into. Do you have a pet that’s likely to chew on things? Stop to consider what those things it chews on are made of. Take an inventory of all the things that you don’t want your pet to damage or break; how many of them can’t be replaced?
As you can see, pet friendliness includes more than just restricting access to certain parts of the home. A truly pet-friendly home is one that will keep your pet safe in many ways while also protecting important items from your pets. There are a few different ways to go about this, of course, and there is no one right answer when it comes to how you should approach making your home more pet friendly.
Common Pet-Proofing Techniques
The way that you approach pet proofing and making your home more pet friendly will depend in large part on how your home is designed and decorated. With that said, here are a few ideas to serve as starting points for your pet-friendly revamp.
- Check the interior of your home for peeling paint or similar problems, especially if you have an older home. Some paints contain materials that could be toxic for pets, so removing peeling paint areas and giving everything a fresh coat of pet-safe paint can help to keep your companions safe.
- Secure potentially dangerous areas like stairwells, fireplaces, and crawlspace access points. Replace rusted or loose coverings to make sure that they can’t be pulled back or shaken free by a determined pet. Then install baby gates or other barriers as needed which will allow you to get through but prevent passage by those without opposable thumbs.
- Lock up cleaners and other chemicals where your pets can’t access them. Some scented cleaners may smell like food to pets, and even non-toxic chemicals can still make pets sick or cause other problems if ingested. If you have medications in the home, they should be locked up similarly.
- Get a trash can with a sturdy lid, preferably one that can be operated hands free. This will not only keep trash from being spread out in your home but can also keep pets from eating things that they really shouldn’t.
Of course, this is just the start of ways to secure your home and make it safe for your pets. Regardless of the specifics, though, the end goal is to make sure that there are fewer things within reach of your pets that could potentially cause them harm.
Pet-Friendly Remodeling
In some cases, more extensive work might be required for your home to be truly pet friendly. Stop and consider whether any changes need to be made to your home’s layout to eliminate hazards or otherwise protect your pets and keep them out of places they don’t need to be. You should also talk to contractors, landscapers, and others to make sure that you’re choosing pet-friendly materials and plants for your home.
If you need to do some remodeling but want to make sure that it’s as pet friendly as possible, HomeKeepr can help. Sign up for a free account today to find contractors and other pros who not only know their business but know how to make your home safe for your pets as well.

There’s a lot to learn when you’re starting out on your home buying journey. From concepts like earnest money to closing costs, it’s a lot to take in during a very short period. But of all the things to know, understanding the difference between being pre-qualified and pre-approved for your mortgage is one of the most important.
Why Your Mortgage Application Status Matters
It’s always been a good idea to bring a strong offer to the negotiating table when it comes to real estate, but it’s even more vital when the market is short on inventory and long on buyers. If you’re in a multiple offer situation (and sometimes, even if you’re not), the sellers are going to weigh the various offers they receive to decide if they think your offer is enough to bring in what they need to sell their home, as well as considering how strong an offer it is.
A strong offer is one that has a lot of the obstacles already removed. For example, if you need to sell your house before you can close on the one you’re making an offer on, this might be considered a weak offer for some sellers. A weak offer doesn’t mean a bad offer, necessarily; it’s simply an offer that looks like it could be tricky to actually get to the closing table. The risk versus reward is too high. This is why having the right kind of mortgage application status plays in your favor when it comes to negotiation.
Mortgage Pre-Qualification Versus Mortgage Pre-Approval
When you meet with a lender for the first time, they generally ask some probing questions about your income and assets, as well as your expenses and credit file. They’re not just being nosy; that lender is trying to help figure out just how much home you can qualify for and what programs might be best for your financial picture. Sometimes, these lenders will send you elsewhere because their banks or partner lending institutions simply can’t help you, but in a lot of cases they’ll produce something called a pre-qualification letter.
Pre-qualification goes largely by your word about your income and expenses, and is not a promise to lend. It’s simply a hypothetical among a list of hypotheticals. If you do in fact make this much money, your credit is as assumed, the house you choose lines up with these guidelines, and rates don’t change dramatically, you should be able to buy this much house. You can see how that would be a bit dodgy for a seller to hang all their hopes on.
A pre-approval, on the other hand, shows that you’ve gone through the additional steps to reach the highest level of mortgage approval you can get without actually having a house secured (the house you choose also figures into the final approval, but just how it figures depends on the loan program). For a pre-approval, you’ll need to provide income documents, permission for the lender to pull a full credit report, and details on any assets or liabilities you hold that aren’t included in your credit file.
A pre-approval isn’t instant; it requires more review, and you’ll need to choose a lending program to be approved for. However, doing all this extra work shows potential sellers that you’re already putting in a lot of effort to ensure you can actually close when the day comes, and that you’re eager to move the process along as quickly as possible. That’s the kind of buyer a seller wants to see!
Getting Pre-Approved for a Mortgage
It doesn’t have to be tough, especially when you look in your HomeKeepr community for recommendations for the very best lenders in your area. These mortgage professionals can ease the paperwork burden and help streamline your pre-approval so you’re more than ready to make an offer on a home that you’ll love for years to come.
