How To Avoid Identity Theft When Moving

With all the news concerning retailers databases being compromised and resulting in consumer identity theft, you need to be acutely aware of the increase of identity theft during a move and take precautions to identity theftprevent your becoming a victim of enterprising criminals. Moving often makes it easier for identity theft to occur: we leave information behind that others can use—mail that is not rerouted to our new address, important papers that aren’t shredded but left in the trash, or through hiring rogue movers. The following steps are essential to ensure your protection:

  • If you are using a moving company, be sure that you know it is a trusted and reliable firm.  Sometimes simply getting recommendations from friends, family members, and real estate agents is not enough.
  • Make a change of address checklist.  Before you move, make sure you take the time to list all companies, institutions, and subscriptions that you receive through the postal system. Click here for a list of those you should include.  Personally notify all financial institutions of your plans to leave your home.  One of the easiest ways that someone can obtain your personal identity is through mail theft.
  • Submit a change of address form to the U.S. Post Office.  Once your form has been filed, double-check the confirmation from the Postal Service to make sure that they list your new address correctly. Your mail should start being delivered to your new residence within seven to 10 business days after you submit a change-of-address filing.  Ask a current neighbor to take in any mail that comes to your old address after you move.
  • Although moving is a good time to discard unwanted personal files, records, and documents, don’t just throw them away; shred them!
  • Make sure your technological “toys”—computers, cell phones, tablets, and the like—are secured by passwords and packed in unmarked boxes.  Better yet, take the computers, hard drives, and other external storage devices with you when you travel to your new home.
  • Say in your current home as much as you can while movers are there.

Orlando FL Foreclosure Trends for June 2014

In June, the number of properties that received a foreclosure filing in Orlando, FL was 11% lower than the previous month and 30% higher than the same time last year, according to RealtyTrac.com.

Orlando foreclosures were 0.21% above national statistics, 0.05% above state figures, and the same as Orange County numbers in June 2014.

Pre-foreclosures accounted for 12.1% of the foreclosure activity in June,  Auctions were 67.3%, and Bank-owned properties were 20.6%.

In June, the number of bank-owned properties decreased 36.2% from the previous month and increased 10.9% from the previous year. The number of auctions decreased 0.3% from the previous month and rose 103.3% from the previous year. Pre-foreclosure activity decreased 0.8% from the previous month and decreased 58.3% from the previous year.

Foolproof Tactics For An Easy Summer Move

Each year around 65% of all household moves take place between May and September, so obviously you need to plan ahead if you’re moving to a new home this summer.

summer moveWhile the act of relocating to a new place can certainly be exciting, there are, of course, challenges to be met, especially during a hot, busy summer season.  Although there are no foolproof ways to make the experience totally stress-free, there are, thankfully, actions you can take to make your “adventure” a more positive one.

Sage advice to heed includes:

  • Plan ahead!  Contact moving companies or truck rental firms at least six weeks in advance if possible. Try to schedule your move for a weekday and at a time when traffic is less heavy. Make prior arrangements for the care of young children and pets on moving day—for their sake and yours!  Line up commitments from friends and family if you’ll need their assistance for the move.
  • Be strategic about packing.  Gather necessary supplies and start packing early.  Whether it’s one room, one cabinet, or a drawer at a time, weed through what may be years of accumulation.  Decide what to donate to charity, give to a friend, recycle, trash, pack now, or keep handy until moving day.  Label boxes as to contents and intended room in the new home.
  • Take care of logistics in advance.  Ideally, you should contact your future utilities provider at least two weeks before you move regarding turning on your electricity, gas, phone, cable, and internet before your arrival, if possible.  Contact any new school for a list of documents needed for registration.  Do not pack these materials away it’s better to hand carry them for easy retrieval.  If you’re going to need to spend a night in a hotel, make those arrangements early.
  • Make life simple.  Keep all small parts labeled, in plastic bags, and all together in one box.  Likewise, take pictures of electronic hook-ups for future use.
  • Consider the heat.  Dress appropriately, stay hydrated, and refrain from placing certain items in a hot truck—candles or wine, e.g.  Click here for tips on packing cleaning products and toxins.
  • Stay calm.  Relax, whistle, smile, and anticipate the pleasure of living in your new home.

Orlando FL Real Estate Market Trends for June 2014

If you sold your primary residence and made a profit, you may be able to exclude that profit from your taxable income. Here’s how it works.

Individuals can exclude up to $250,000 in profit from the sale of a main home (or $500,000 for a married couple) as long as you have owned the home and lived in the home for a minimum of two years. Those two years do not need to be consecutive. In the 5 years prior to the sale of the house, you need to have lived in the house for at least 24 months in that 5-year period. In other words, the home must have been your principal residence.

Just like calculating capital gains, the formula for calculating the gain or loss involves subtracting your cost basis from your selling price.

The formula for calculating your cost basis on your main home is as follows:

Purchase price

+ Purchase costs (title & escrow fees, real estate agent commissions, etc.)

+ Improvements (replacing the roof, new furnace, etc.)

+ Selling costs (title & escrow fees, real estate agent commissions, etc.)

– Accumulated depreciation (for example, if you ever took the office in the home deduction)

= Cost Basis
And then calculating your profit or loss would be:

Selling price

– Cost Basis

     = Gain or Loss

4 First-Time Homebuyer Mistakes To Avoid

First-time homebuyers owe it to themselves to do a lot of research about the finances of buying a home. Here are four first-time homebuyer mistakes to avoid.

Lenders often qualify buyers based on incomes and debt-to-income ratios without considering how much the borrowers spend on other budget items.

Financial experts recommend that consumers decide how much they want to spend each month on housing before meeting with a lender. It’s up to you to know your budget and to not just jump at a mortgage amount that a lender says you can afford.

2. Not getting pre-qualified.

This should be the first step toward homeownership. Many first-time homebuyers wait until they are ready to start house hunting before contacting a lender.

Buyers need to get pre-qualified early enough in the process so that they can make changes if they need to or correct errors on their credit report. Some first-time buyers may need to spend up to a year saving more money, increasing their incomes or cleaning up their credit before making an offer on a home.

3. Underestimating the importance your credit score.

While most consumers know it’s important to have a high credit score, not everyone understands how costly a low score can be. Mortgage lending is done with a tier of interest rates and terms based on consumer credit scores. Learn about credit scores the minute you start working. Many websites provide information about how to improve your credit score.

And remember, even after a mortgage approval, you must avoid applying for new credit or taking on new debt, because a second credit check is now often required before settlement.

4. Choosing the wrong mortgage product

Many first-time homebuyers opt for a 30-year fixed-rate mortgage only because it is an industry standard. Alternatives to a 30-year-fixed sometimes make more sense. For example, buyers certain they will be relocated by their companies within five years may find a 5/1 ARM could be a much better mortgage.

Homebuyers eager to build equity in their homes or who are older and want to live mortgage-free in retirement should consider a 15-year fixed-rate loan or even a 10-year mortgage to reach their goals.

Is Downsizing Right For You?

If you are like an increasing number of home owners, you may well have recently thought about leaving your spacious house for a smaller residence.  Reasons for wanting to do so are numerous and varied and range downsizingfrom an empty nest, to burdensome maintenance chores, to financial considerations, to a desire for a change in lifestyle.

Whatever your motivation, be forewarned that downsizing is a serious move and may not be as simple as it sounds—and it may not be the right move for you at this time.  So, before you sell your existing Orlando FL home or purge your possessions, give serious thought to the following information:

BASIC PROS:

  • Less time and effort expended on maintenance tasks
  • Lower mortgage payments, utility bills, and property taxes.
  • Opportunity to shed years of accumulated “treasures.”
  • Layout better meet physical abilities
  • Possibility of a better location—closer to family, friends, and amenities
  • Extra time and money to allow a change in lifestyle.

BASIC CONS:

  • Less space for guests—and storage.
  • Reluctance to part with cherished belongings
  • Strong emotional ties to your current home and neighborhood
  • Unexpected costs of HOA fees and assessments, higher utility and tax rates in new location, moving expenses.
  • Need to successfully sell your present home
  • Less space for personal privacy
  • Possible need for new furniture or car to fit the dimensions of your new residence
  • Less room to entertain

Questions to ask—and answer honestly:

  • Why do I want to downsize?  What are my wants and needs at this stage of my life?
  • Where do I most want to live?  In what kind of residence?
  • How important is size to me?  Can I deal with less storage space, closer living quarters—and the resultant lack of private space?  Will I miss living in a large, prestigious house?
  • What can I part with—home itself, furnishings, possessions, friends, convenience of location?
  • What will the move cost?
  • How will my monthly/yearly bills be affected?
  • How will such a move affect my desired lifestyle?
  • How will downsizing affect my ability to entertain and be socially active?
  • How much can I reasonably expect to net from the sale of my current home?
  • Have I sought out advice from a Realtor, an accountant, friends who have downsized?
  • Have I thoroughly researched HOA fees and restrictions, transportation costs, distances, medical facilities, the community, and desired amenities?
