Carving Out Your Home Office Space

May 6th, 2022 by tisner

When COVID-19 emerged, a lot of employers realized the advantage of allowing at least some employees to work from home. Not only can it act as a benefit for employees, but it can also help to reduce the cost of stocking and maintaining a physical office space. As a result, the number of people working in home offices has increased significantly over the last few years. This trend will likely continue as well, since companies are realizing that many employees like a work-from-home option and are actively seeking out WFH positions.

While there are definite advantages to this, it does bring up one potential problem: If your home wasn’t designed with a home office in mind, where are you going to put it? While some people solve this problem by just sticking a desk in the living room or bedroom, that isn’t exactly an elegant solution, and doesn’t afford you much privacy for work. If you need a new home office space, here are some suggestions that might help you find the room that works for you.

Determining Your Home Office Needs

In general, a home office may be kind of small in scope compared to what you might be used to in a corporate office setting. While you’ll certainly have some requirements that your office must meet, they aren’t going to be as elaborate as if you were planning out an office layout at the workplace. To figure out exactly what you need for your home office, start by making a list.

Most likely you’ll need a computer and a desk, since the internet is usually what makes the “from home” part of work-from-home possible. You may also need a printer and printing supplies, even though a lot of your work will likely be submitted in digital format. From there it gets a bit more specific to you and the way that you work. Will you need sticky notes or a whiteboard to aid your productivity? Does your job require any sort of special equipment to perform? Do you have privacy requirements, either personal ones or legal ones (such as if you’re processing customer/patient data)? Make a list of everything that you’ll need your home office to provide.

Consider Your Available Space

Once you have a good idea of your home office needs, start looking at places in the home that might meet those requirements. It may mean converting a craft room, study, or den into an office, or rearranging furniture to make room for the desk to make those rooms into multi-purpose spaces. You may have to shuffle around a few different rooms to come up with the space that you want. Some people have even converted walk-in closets or pantries into home offices that are small but get the job done. Regardless of how you work things out, just make sure that the office area you choose fully meets your needs before you settle into it. You should also keep track of the square footage of your new home office for tax purposes, since you may be eligible for a tax break on your home office depending on where you live.

Home Office Alternatives

While the most common way that people create a home office is to shuffle things around and set up an office space within the home, there are other options available as well. If no space in your home meets your specific needs, you might consider hiring a contractor to build an addition that matches the specs of the home office that you want. Another option is to install a large shed or other outdoor building and convert it for home office use. Not only do these options give you the space that you need, but they may also help to better define the line between “work” and “personal time” at home.

If you think that an addition or external office is right for you, HomeKeepr can help you find the pros that you need to make it happen. Contractors, electricians, external building installers, and more can be found on our app, ready to match with you and make your home office dreams come true. Creating a HomeKeepr account is free, so sign up today. It’s the first step toward the home office that you need and want!

Does My Heat Pump or A/C Need Replacing?

May 3rd, 2022 by tisner

Summer is just around the corner, and for a lot of homeowners, that means having to run the air conditioner or heat pump around the clock just to keep ahead of climbing temperatures. These tools are amazing for keeping things cool, but after a while, they too can get worn out and need replacing. Do you know how to tell if it’s time to retire your current unit?

Efficiency Is Everything

Many people believe that if their unit is still working, it’s still doing its job, but with HVAC systems this isn’t always true. Efficiency is really everything, and an air conditioner or heat pump that’s slipping in this department may be on its way out the door. Older units may still cool just as well as they always did, and regular maintenance can ensure they live longer lives, but as parts start to wear, efficiency may begin to lag behind.

You’ll notice it in little things, like the amount of electricity your unit is using to cool your home compared to, say, the same month five years ago. Sure, weather patterns need to be accounted for, but if the amount of fuel used by your air conditioner or heat pump continues to climb year after year, you’re losing efficiency and your unit is showing its age.

Your utility bill is a great place to go for this information, but you can also gauge how efficient your unit is by checking the data from your smart thermostat, too. The longer you’ve had the thermostat, the more data it will have collected about all sorts of things, including, on many models, the weather outside your home.

Some Units Simply Become Obsolete

Although efficiency is really important to your HVAC happiness, another pressing issue is at play when trying to determine if your unit is ready to be replaced: obsolescence. Older air conditioners and heat pumps may have parts that are difficult or impossible to locate from distributors, driving up prices or making repairs untenable.

On the other hand, your parts may be just fine, but your coolant may not be. For example, if you have a slow leak that’s repairable, you’d need to replace the coolant that had escaped, with more of the original coolant. Many older units still contain coolants that are no longer manufactured or legal to sell, and your options are very few when it comes to changing the coolant in one of these units.

As long as your coolant is going strong, there’s no issue, but as soon as there is, even a well-functioning older unit may become completely useless. It’s not that your unit is worn-out, as such, but when you can’t get the coolant you need, and the potential for retrofitting to something more modern is a costly one, it really only makes sense to upgrade.

Not Sure If It’s Time To Throw in the Towel?

If you’re still not certain if it’s time to upgrade your air conditioner or heat pump, it makes sense to have a professional check it out. They can answer any questions you may have about the unit’s longevity and efficiency, as well as its environmental impact, and help you decide if it’s time to retire the beast or keep it in service a while longer. Sometimes, all an air conditioner needs is a good checkup and cleaning to go back to running at its best, after all.

But where will you find an HVAC professional you can trust? Your HomeKeepr community can help! Just ask for a recommendation for the best HVAC pros in your area, and invite them over for a little air conditioner viewing party. They’ll give you an idea about costs, and what your options are for the future of your home’s climate control. If you have more specific goals, like greatly improving your energy efficiency with a high-efficiency unit, they can help you balance those with the cost of acquisition, as well.

6 Common Home Hazards and How To Fix Them

April 26th, 2022 by tisner

We think of home as our safest space, but sometimes, hazards are lurking unawares. This guide to hidden dangers will help you find and make repairs before it is too late:

  • Was your home built before 1978? If so, check for lead paint before scraping any painted woodwork. Purchase a lead-testing kit at your local home center or hardware store. In the case of a positive test, find a specialist that will remove the lead paint safely. You will find more information at epa.gov/lead or by calling 800-424-LEAD.
  • Speaking of older homes, have an inspector check out the plumbing for lead or polybutylene (PB) pipes. It may be safer and less costly to filter the lead from drinking water with a product that meets NSF/ANSI standards for lead reduction. PB pipes corrode over time, eventually causing a rupture, and should be replaced.
  • Keep your dryer lint trap clean, using a vent brush to clean all lint as far as you are able once per month. Unplugging items that are not being used is an easy step to avoid a fire hazard. Other appliances that can cause a fire: ranges, coffee makers, and refrigerators.
  • Check and maintain areas of your home that are possible fall risks. Handrails should be secure, and steps should be free of debris. Walkways and steps should not be loose or crumbling. Use non-skid tape for area rugs, and keep kitchen, bathroom, and utility room floors dry.
  • Not all molds are extremely dangerous, though they do cause allergic reactions for some. As soon as mold is discovered in your home, clean it with non-ammonia cleaner and water, or for hard surfaces, use a one-cup-bleach: one-gallon-of-water mixture. If the mold continues to grow or if it is found in carpets and drywall, it is better to have those items replaced.
  • Asbestos is only a dangerous substance if it is disturbed. If you notice deterioration in an area that you suspect is made of asbestos seek a local professional that can safely remove the offending material.

Do your very best to save for emergencies like this. Insurance and home warranties do not always cover health hazards such as these. However, correcting problems as soon as you find them is best for you, your wallet, and your family’s health and well-being. Home SAFE home is a home SWEET home.

Tips for the Cleanest Windows on the Block

April 20th, 2022 by tisner

Your home’s windows could use some sprucing up, inside and out. Do not let window-washing intimidate you–it is a time-consuming task, but one that goes quickly once you are in the zone! Here are a few tips to encourage you to get those windows sparkling clean:

Before you Begin:

  • Mix up a cleaning solution in a large bucket: 1 gallon of water, 1/4 cup white vinegar, and a squirt of liquid dish detergent–it is best to use too little detergent than too much, as too many suds can lead to streaking and extra rinsing time.
  • Use a soft-bristled brush with a long handle (a car-washing brush would be perfect) or a flat microfiber mop, water hose, a step ladder or stepping stool, and a squeegee is the best tool, but a microfiber cloth will do.

Wash the dirt away:

  • Begin by removing the screen panels, laying them on a hard surface, and giving them a good shower with the hose, then gently scrubbing with the cleaning solution. After rinsing, prop them up to dry while you tackle the windows.
  • Much like washing a car, rinse off as much dirt as you can, starting at the top of the window. Use the brush to give the glass a gentle scrubbing, paying extra attention to anything that is stuck to the window.
  • Rinse with the hose, and use a squeegee or microfiber cloth to wipe off excess water. If you use a squeegee, work from top to bottom, and wipe the blade dry between swipes.

No Ladder Necessary

A ladder is not needed to get a clean finish on windows that are too high to reach using a hose and a hose-end window sprayer:

  • Use the same recipe for the cleaning solution, but stir in 1-2 tablespoons of dishwasher rinsing aid to the mix.
  • Give the entire window–screen and all–a thorough spray of plain water to remove and loosen dirt.
  • Fill the sprayer with the cleaner, attach it to the hose, and, out of direct sunlight, spray from top to bottom.
  • Immediately rinse with plain water, and the rinsing aid should allow your window to dry without streaks, no wiping or squeegee required!

The Family Handyman has a great tutorial, which includes a how-to for the sticky stuff, as well as getting the best results from a squeegee. Go ahead and get started on this much-dreaded chore. Once it is complete, everyone will see you have the most sparkling windows in the neighborhood!

Growing Up: Getting Your Vertical Garden Ready for Spring

April 12th, 2022 by tisner

When you don’t have a lot of space or open ground around your home, planting a garden might seem impossible. After all, plants need room to grow and soil to grow in, don’t they? While this is true, there is more than one way to get a garden growing. If you have limited outdoor space or don’t have room for a large garden plot, one option is to set up a vertical garden instead.

While not every garden plant is feasible for a vertical garden, you might be surprised at all of the things that you can grow vertically. Of course, you’ll first have to get your vertical garden set up and ready for spring planting. You have a lot of options with how you do this, so let’s take a moment to cover the essentials of what your vertical garden should have.

Choosing a Garden Location

The first thing that you need to take into account is exactly where you’re going to locate your vertical garden. Your options may be limited depending on where you live, but if you choose a suboptimal location, then you’re going to have a hard time getting your garden to grow. At a minimum, you’re likely going to want a location that gets direct sunlight for at least part of the day, and a full 6 to 8 hours of sunlight will probably be required for most plants. If you have specific fruits or vegetables in mind already, do a bit of research into their sun requirements to help determine exactly what you’ll need. A southern-facing view may help you to get the sunlight that your plants need.

Access to water is also important. While you can always water your vertical garden by hand, it can save you a lot of effort if the garden is located in a spot that will get watered when it rains. Having access to the ground soil may be beneficial as well, though it isn’t a hard requirement; if you live in an apartment or otherwise plan on establishing your garden on a balcony or other location that doesn’t have open soil, you can always create your own growing environment with containers.

Establishing a Garden Framework

Once you have a location, your garden is going to need a growth framework so that it can actually start growing upward. Trellises, wire cages, tripods, and even fences can all make solid support structures so long as they are sturdy and able to be secured. These can be attached to the exterior of your home or other buildings, connected to balcony railings, or even secured into the ground. The method of securing your framework isn’t that important. What is important is that it’s secured well enough to be able to stand the weight of growing plants and eventual fruits or vegetables.

With the support structures in place, it’s time to prepare your soil. If planting directly into the ground, you’ll need to till the soil and add compost or other nutrients. If setting up containers, choose a soil or potting medium that will encourage root growth to help ensure that your plants are secure as they start to grow up. The weight of the soil and the eventual fruits or vegetables will help to keep the containers in place, so you don’t have to worry as much about securing them as you do your supports.

Growing Your Vertical Garden

Once you’ve got your vertical garden set up, you can plant a variety of beans, peas, squash, cucumbers, tomatoes, and even melons and pumpkins vertically. You’ll likely need to tie down the vines early on and provide support for the fruits and vegetables as they grow, but the work will be worth it. HomeKeepr can help you find assistance with this as well. Sign up for our free app today to connect with landscapers, garden specialists, and even carpenters who may be able to help you build custom garden frameworks to help your vertical garden thrive.

Protecting Your Vacant Home For Sale

April 5th, 2022 by tisner

Moving before your old home sells can cause some anxiety for the property’s safety. Criminals can be savvy these days, and you do not want your home compromised, especially when potential buyers are there for a showing. Besides having interior lights set on timers, window coverings, and motion-sensor outdoor lighting, there are a few more things you can do to add an extra layer of security:

  • The first step is the most obvious: lock all doors and windows. If someone is looking for easy access, they will check every entryway, and if they are locked, they may decide to walk away.
  • Before the move, check in with your insurance agent and make sure your homeowners policy covers a vacant house.
  • Ask someone you know and trust to keep an eye on things, especially if your move is long-distance. If you must pay someone, check their references.
  • Find a neighbor who is willing to park their vehicle in your driveway as another safety measure.
  • Continue to maintain the landscaping, preferably by a reputable landscaper, neighbor, friend, or family member.
  • As unlikely as it may seem, the HVAC unit should be secured. Installing a lock on the circuit box will discourage theft and adding a security cage is a plus.
  • Home security systems are more affordable than ever, and you do not necessarily have to pay a monthly service fee to a company. Do some online research and find a system that connects wirelessly and has a coordinating smartphone app.  You can keep an eye on things yourself, and if there’s anything suspicious, call your local contact and ask them to check your house for you.
  • Your RealtorⓇ normally provides a lockbox to be placed in an out-of-sight place on the outside of the house. Advancements in technology have made these tools even more secure, including types that record who shows your house and when.

Think of the expense of taking additional precautions as an investment. There is no price tag on peace of mind and protecting your property when you are not present.  Another bonus is that the added security could be more incentive to potential buyers, making your home sell sooner!

What to Consider When Adding On

March 29th, 2022 by tisner

Additions can be a good way to get more functionality out of your home. Your addition might be an extra bedroom for your expanding family, a home office to provide you with a space to work from home, or even a sunroom or hobby area. Your add-on might even be a way to add more space to existing rooms, removing or extending walls to let your current kitchen, bedroom, or other area flow seamlessly into your new addition. There are just so many possibilities.

Regardless of what you plan to use the room for, though, adding on to your house is a big undertaking and may be kind of a big investment as well. Even relatively small additions can be a big project, so it’s important that you know exactly what your plans will entail before you start work on expanding your home. To help with this, here are a few things to consider when making plans to add on to your home.

Planning the Expansion

Though you may have a good idea of where you want your addition to go, it’s important to spend some time actually planning it out. Consider details such as where the property line is located, whether there are any size or location restrictions based on state and local building codes, and whether there will be issues with the location of utilities or the slope of your property that could cause problems. Taking the time to rule out potential problems with your addition now will save you a lot of headaches down the road.

Another thing to keep in mind is how well your addition will combine with your existing home. While you obviously have a good reason to want more square footage, if you just have an added room tacked awkwardly onto your home, it can have a major impact on your home’s overall value. A good addition will blend seamlessly into your existing home, matching the exterior and making it difficult to tell that an add-on was made down the road.

Cost and Investment

Depending on the sort of addition you want to make, the budget for your add-on can fall within a pretty wide range. It’s very important that you spend some time researching exactly what it will take to make your expansion plans a reality. The time of year, materials costs, and factors such as the size and types of materials you choose will all affect how much you’re going to have to spend. Taking the time to do a bit of research and consult with your contractor about the options available to you can end up making a big difference in the final cost of your expansion.

This is important not just because of the immediate impact to your pocketbook, but also the overall difference that it makes on your home’s value. All the money that you put into your addition is an investment in your home, and you want to get the biggest return on that investment that you can. Making smart choices and not letting your budget balloon out of control will go a long way toward maximizing your home’s value in comparison to the cost of your add-on. It’s more work now, but you’ll be thanking yourself if you find yourself wanting to sell your home at some point down the road.

Moving Forward With Your Addition

Choosing the right contractor is one way that you can affect the overall cost of your addition and maximize the return on your investment. HomeKeepr can help you with this, matching you with contractors and other pros in your area based on real recommendations from people that you already know and trust. Best of all, creating a HomeKeepr account is free. Sign up for an account today and get started finding the right professional to make your expansion dreams come true without breaking the bank.

Make Your Home More Pet Friendly

March 15th, 2022 by tisner

Having pets can enrich your life in a number of ways and can even improve your overall mental health and wellbeing. Unfortunately, not every home is really set up for pets. By making some improvements to your home and its layout, you can make it much more pet friendly, and help keep your furry (or scaly or feathery) friends safe and happy as you spend your time together.

Exactly how do you go about making your home more pet friendly, though? There are a few things you’ll need to consider, including the type of pet you have, its indoor/outdoor habits, and its size. While many of these things are specific to your individual pet, there are some more general changes that you can make to help make your home more pet friendly as well.

Update Your Interiors

If you’ve got an older house, you might want to do a few interior updates to help ensure that your pets are safe from harm. Redoing the walls to remove old paint that could have lead or other unwanted compounds goes a long way toward this goal, while also giving you a way to significantly change the look of the inside of your home. Your floors may need an update as well, such as replacing old frayed carpet with new carpeting or installing new vinyl. This could also be a good idea if you’ve got old wood floors and are concerned about scratching or splinters as your pets go back and forth with heavy paws and claws.

There are other changes that you can make as well. Replace frayed curtains or broken blinds with something a bit more modern to not only keep your pets safe but also keep your home looking nice as well. Depending on your home, you might have additional projects in mind that will not only improve the look but also help to keep your pets much safer from day to day.

It’s All About Access

A big part of making a home pet friendly comes down to controlling access. The parts of the house (or outdoors) that your pet is allowed into should be easy for them to access. Areas where they aren’t allowed should be difficult for them to access, but ideally easy for you to get into. Home updates to accommodate this can include things like adding pet doors, installing new doors that latch easily, or hanging interior gates that you can use to block and unblock access to specific rooms or other areas with ease.

If you have pets that are allowed outside, these sorts of considerations apply out there as well. Installing a fence, adding a watering station, or making other exterior accommodations for your pets will help keep them safe while outside, even as they’re allowed more freedom than they would have gotten as an indoor-only pet. Just make sure that any exterior changes that you make don’t run afoul of local ordinances or HOA agreements before you start work, so you can avoid problems down the road.

It’s Their House Too

In some cases, you may find yourself wanting to make some bigger changes to your home in order to better accommodate pets. Perhaps you want to change out some of your windows with larger ones so that your pets can more easily look outside. Maybe you need to update your HVAC system to better remove pet dander from the air. You might even decide to add on a small room or other area that’s designed specifically for your pets’ use. Whatever the project you have in mind is, HomeKeepr can help.

Creating a HomeKeepr account is fast and easy. Even better, signup is free! Create an account today to match up with builders, installers, and more in your area who can help you to get your home just the way you want it. Your pets (and your wallet) will thank you!

Dos and Don’ts of Home Trends

March 11th, 2022 by tisner

There are a number of trends in home decoration that you’ve likely seen come and go over the years. Some of them look pretty nice and create something of a timeless look, while others… well, it’s pretty easy to understand why they’re only temporary trends. Like them or hate them, though, following home trends can sometimes have a positive impact on the value of your home if you’re looking to sell. That is, of course, if you strike while the iron is hot.

But what if you’re not actually looking to sell at the moment and just like the way that a trend looks? Will going all-in on some big trend hurt your home’s value down the line if you do decide to sell later? This could be a legitimate concern depending on the trend. After all, even if you’re on the market and don’t manage to sell right away, you could find that going too far with certain trends will bite you before you find a buyer.

Home Trend Dos

There isn’t necessarily anything wrong with following home trends, either to bump up the value of your home in the current market or just because you like the look of them. If you’re thinking of making some changes around the house because of a current trend, here are a few things to think about:

  • Evaluate the cost of a trend before jumping all in; some are surprisingly cost effective, while others will give you a bit of sticker shock
  • Keep an eye on trending paint colors and the “hot colors” that paint manufacturers announce every year to stay ahead of color trends, so that your home can stay trendy without you having to pay a premium for trendy colors
  • Pick and choose the trends you want to follow, and take only the parts that you like if you’re not committed to the entirety of a trend

Don’t be afraid to make some changes and upgrades in trendy styles, but don’t go overboard with it. This is especially true if you’re just looking to make some trendy home improvements before you sell your home.

Home Trend Don’ts

Some trends can really bring up the value of your home if you catch them at the peak of their popularity, but if you aren’t that lucky, then they can cost you money in the end. These are the trends that you should avoid unless you really like them. Here are a few things to look out for when considering home trends:

  • Avoid trends that require major structural changes or construction merely for aesthetic purposes
  • The overuse of bright, bold colors occasionally comes into fashion but will almost certainly go out just as quickly
  • Unless it’s just a minor expense, stay away from trends that you just don’t “get” because there’s a decent chance that you’ll implement it incorrectly or miss the height of its popularity and not even realize it
  • Even if it’s popular, watch out for trends that will be difficult for future homeowners to undo; potential buyers might see your trendy changes and start wondering how much it will cost to change them, and that could potentially spoil the sale

Basically, trends can be fun. Think twice about them though if they’re going to be too expensive, create too many headaches for future homeowners, or are likely to come across as garish or ugly.

Maximizing Space in a Small Kitchen

March 8th, 2022 by tisner

Maximizing space in a small kitchen can take a little creativity, and it may be especially difficult for someone who is downsizing or buying a home that was built when kitchen size was not a priority. It is important to use the space you have and being practical with storage and placement. Check out these tips for ways to make the most out of your small kitchen:

  • Create a pot rack with a sturdy stylish towel rack and S-hooks.
  • If drawer space is at a minimum, keep cooking utensils nearby in an unused cookie jar on the counter, or hang them from small nails on the inside of the cabinet doors.
  • Spice racks can also be mounted to the insides of cabinet doors to free up storage space.
  • Domestically Speaking has a simple how-to for adding tip-out storage onto false drawer fronts for smaller items like sponges and scrub pads.
  • If pegboard storage is good enough for Julia Child, it’s good enough for our kitchens! It can be cut to fit any wall space, painted to match any decor, making it a stylish and convenient place to hang cookware.
  • Use magnetic strips to store cutlery or small jars with metal lids on the side of the fridge.
  • If the cabinets do not have soffits, utilize that space for lesser-used items. Think out-of- the-box storage, too: keep extra paper towels, disposable plates, or other items that will take up room in more important areas.
  • Very small kitchens leave little space for a table or an island, so mounting a folding table or shelf to the wall can help you during prep or mealtimes and fold out of the way when you don’t need it.
  • A butcher block stove cover will add useful counter space where space is lacking. It will also keep from having to find a place to stash a cutting board, as it will already be on display!
  • Departments and home stores have many different varieties of moveable kitchen carts. A cart will offer a prep area as well as storage that can be tucked away when not in use.

The average size kitchen is 70 square feet, according to the building industry, and many homes have an even smaller space. Take a few extra steps to make the space in your kitchen work best, and you will see a difference in meal prep time and clean up, making mealtime more enjoyable!
