It’s a new year and a new article about doorbells. What can we say? Video doorbells have added a much-needed component to a range of systems, from home security to smart homes. Who doesn’t want to know who’s at the door before they so much as bother to get up and look out the peephole? No one. That’s who.
Choosing a video doorbell can be a challenging process. There are a lot of technical differences between many different models that look alarmingly similar, as well as various considerations like subscription fees and installation requirements to be aware of.

Video doorbells require various methods of installation and have different means of powering the sensitive electronics within. It might seem silly to pay extra for HD video of your front door now, but if that video feed helps catch a porch pirate because the images were so crystal clear that the perp was unmistakable, you’ll appreciate it.

This is not meant to be an exhaustive list of video doorbells for 2021, but these are some of the better ones on the market as of the writing of this blog, as determined by independent reviewers.
- Ring Video Doorbell Pro 2. It’s on the upper end pricewise for video doorbells, but that’s because this doorbell has all the whistles and… er… bells. Using a radar sensor, the Ring Video Doorbell Pro 2 can actually tell where people are on your property in order to provide the best view of both visitors and intruders. It also has one of the highest resolution cameras currently available, at 1536p HD, as well as Alexa greetings.
- Nest Hello. With a mid-to-upper price point, you should expect a lot from the Nest Hello. Fortunately, it really delivers. Although it requires a hardwired connection, the Nest Hello can recognize individual visitors using facial recognition software, as well as announce them via Google Assistant or Alexa. It also continuously records video, unlike Ring products which require a triggering event to start recording. That’s a pretty nice feature for people who need more intense monitoring, as well as those who want to keep an eye on the wildlife scampering around their yard at night.
- Maximus Answer DualCam. Although the Maximus Answer DualCam won’t be able to communicate with Alexa or Google Assistant, it can do something no other video doorbell currently does: look straight down. This may seem like a small thing, but if you have limited porch space or simply struggle with neighborhood box thieves, being able to see that your package is still safe and sound on the porch is kind of a huge benefit. The doorbell is a dual cam, however, meaning that it also will look straight out at visitors like all other doorbells do. Reviewers have complained that the speaker can be very quiet, but if you’re only using it to watch packages, that may be a smaller concern considering the smaller price point.

As closing day approaches, it is so exciting to think about the move to your new home! There is one thing that is keeping you in check, however, and that is the final walkthrough. This is the last step in the home-purchase process and should not be skipped. What takes place in the final walkthrough, and what part does the homebuyer play?
Here is your guide to this essential step:
- Your agent will schedule a time meet at your new house, usually after the seller has moved out and before or on closing day.
- What should you have on hand with you?
- the final contract with all the specifics about the sale
- home inspection report
- any written agreements between seller and buyer
- a notepad and pen
- a camera or use your smartphone camera
- a nightlight to test electrical outlets
- Inside the house, everything should be in perfect working order:
- Turn on every light switch and check every outlet.
- Check the faucets in the kitchen, bathrooms, outdoor spigots, utility room, and any other room there is running water by turning on each one. Flush all toilets as well. All toilets should flush completely, and drains should flow freely.
- Inspect every area where agreed repairs should have been made. If there have been extensive fixes made, you may want to shell a bit extra out of your wallet to have someone with you that can be certain the job was done correctly.
- Inspect every appliance that is included in the sale to be sure it is running properly.
- Open and close all doors, windows, cabinets, and drawers.
- Pay careful attention to carpets and floorcoverings, every floor and wall for weakness, cracks, mold, mildew and do not forget to look for signs of pests.
- Turn the climate control off and on, and check heat as well as air conditioning.
- roof, gutters, shutters, or any other structural issues
- garage doors functioning properly
- debris or trash left by the seller
- lawns and landscaping should at least be trim and neat
Hopefully, your final walkthrough will go perfectly, and closing can proceed. If you run into any adverse issues, however, note them, and have your agent contact the seller. Final walkthrough problems are just another reason to have a Realtor® represent you as a buyer, as they can handle the not-so-smooth issues that come with buying a home.

- Get a trash can with a sturdy lid, preferably one that can be operated hands free. This will not only keep trash from being spread out in your home but can also keep pets from eating things that they really shouldn’t.
Of course, this is just the start of ways to secure your home and make it safe for your pets. Regardless of the specifics, though, the end goal is to make sure that there are fewer things within reach of your pets that could potentially cause them harm.

In some cases, more extensive work might be required for your home to be truly pet friendly. There’s a lot to learn when you’re starting out on your home buying journey. From concepts like earnest money to closing costs, it’s a lot to take in during a very short period. But of all the things to know, understanding the difference between being pre-qualified and pre-approved for your mortgage is one of the most important.
Why Your Mortgage Application Status Matters
It’s always been a good idea to bring a strong offer to the negotiating table when it comes to real estate, but it’s even more vital when the market is short on inventory and long on buyers. If you’re in a multiple offer situation (and sometimes, even if you’re not), the sellers are going to weigh the various offers they receive to decide if they think your offer is enough to bring in what they need to sell their home, as well as considering how strong an offer it is.
A strong offer is one that has a lot of the obstacles already removed. For example, if you need to sell your house before you can close on the one you’re making an offer on, this might be considered a weak offer for some sellers. A weak offer doesn’t mean a bad offer, necessarily; it’s simply an offer that looks like it could be tricky to actually get to the closing table. The risk versus reward is too high. This is why having the right kind of mortgage application status plays in your favor when it comes to negotiation.
Mortgage Pre-Qualification Versus Mortgage Pre-Approval
When you meet with a lender for the first time, they generally ask some probing questions about your income and assets, as well as your expenses and credit file. They’re not just being nosy; that lender is trying to help figure out just how much home you can qualify for and what programs might be best for your financial picture. Sometimes, these lenders will send you elsewhere because their banks or partner lending institutions simply can’t help you, but in a lot of cases they’ll produce something called a pre-qualification letter.

A pre-approval, on the other hand, shows that you’ve gone through the additional steps to reach the highest level of mortgage approval you can get without actually having a house secured (the house you choose also figures into the final approval, but just how it figures depends on the loan program). For a pre-approval, you’ll need to provide income documents, permission for the lender to pull a full credit report, and details on any assets or liabilities you hold that aren’t included in your credit file.
A pre-approval isn’t instant; it requires more review, and you’ll need to choose a lending program to be approved for. However, doing all this extra work shows potential sellers that you’re already putting in a lot of effort to ensure you can actually close when the day comes, and that you’re eager to move the process along as quickly as possible. That’s the kind of buyer a seller wants to see!

Buying a house is a huge commitment and saying it must be “right” is an understatement! Whether you are looking for a new beginning, have a growing family, or are simply buying your first home on your own, buying a house that is not the best choice can have you looking for another or even losing money. How do you know you have found the one? Here are a few tips to help you with your house-hunting:
- The listing photos and layout have you wanting to see it in person as soon as possible! When the photos appeal to you in some way and the layout is to your liking, it is hard not to send your agent a “Put this house at the top of my must-see list” text!
- At the showing, you feel at home when you get out of your car and walk in the door. You know when you feel welcome in a house when you go inside, much like when you visit someone’s home for the first time.
- As you go from room to room, you can see your belongings in each, and know exactly how you would arrange them. The outside matters as well, and envisioning your kids playing in the back garden, or wanting to refurbish the flowerbeds are sure signs of the house being the right one.
- Your house-hunting day has ended, and that one property seems to be calling your name, but minor things (like having to remove wallpaper or carpet) have you questioning if that is the house for you. When you are truly smitten, being concerned about a few flaws and having to put in some work once you move in could cost you the perfect home.
- When the showing is over, and you pause on the outside of the door and have no desire to look at any other houses, it is time to talk to your agent about making an offer.
- Does the house fit your needs? All the warm fuzzies do not count unless the house has the right amount of space, is in a great community, and, most importantly, within your budget.
House hunting can be tiring, especially if you have looked at several in one day. If all the factors are in line, you may not want to wait to act on making an offer! Waiting to see if you can find a more perfect house may cause you to lose out on the house that embraced you as you walked in and had you telling friends and family about. The countertops in your kitchen can make a big difference in how your kitchen looks overall. If you’re tired of your kitchen looking old and dated, updating your countertops is a great way to completely revitalize its look. There are a number of materials used in modern countertops that will help your kitchen stand out. Here are just a few options to consider if you really want to give things a modern look.
Countertop Materials
Soapstone
Stone surfaces have long been a favorite material for kitchen countertops, but soapstone has come into its own in recent years. It’s heat and stain resistant like granite, non-porous (and thus liquid resistant), and has a softer texture than you’ll find with many stone surfaces. Just be careful, as there are two actually different materials that are sometimes called soapstone; one of these is talc, which isn’t going to give you the surface that you’re looking for. The soapstone that you want to get is steatite, which fortunately is much more common when shopping for countertop materials.
Leathered Granite
Granite has been popular as a counter surface for years, but has always had the drawback of being a porous material, meaning you have to be careful with spills. Leathered granite solves this problem while giving the classic stone a modern update as well. The surface of the granite is slightly roughed by diamond-tipped brushes, enhancing the stone’s natural color while cutting back on some of the shine and closing those infamous pores. The end result is a durable stone countertop with a unique look and a slight texture that really does feel similar to leather.
Engineered Quartz
Like granite, quartz has been used as a countertop material for years. So what’s the deal with engineered quartz? Unlike traditional quartz countertops, these are made with ground quartz mixed with resins to create a very hard and natural-looking surface. Colors can be added to create tints to match a wide range of decorating styles. Engineered quartz resists staining, corrosion, and damage from most cleaners. Just keep in mind that, like natural quartz, these countertops can still be damaged by heat.
Solid-Surface Acrylics
There are a few different brands of solid-surface acrylic countertops available, notably including Corian and Swanstone. These countertops mix acrylics with resin to create a stain-resistant surface that’s available in a wide range of colors, and that can be sanded to repair scratches or other small bits of damage. Perhaps more importantly, the man-made nature of these countertops means that they can be easily customized to meet the specific needs of your home. Their main drawback is that they tend to be vulnerable to heat damage, given that they are still made of plastic.
Concrete
Over the last several years, concrete countertops have become very popular in modern kitchens. They can be made on-site to ensure that they match your unique kitchen perfectly, and their dense nature means your countertops can take a beating without suffering much damage. Textures, acid-stained colors, and more can be added to the countertops during the creation process, and additives or sealants can significantly reduce the porosity of the concrete itself. These countertops do occasionally have issues with cracking, though modern methods have reduced this significantly. Even when they do crack, however, most concrete countertops can be repaired on-site.

Over the past several months, many have brought a new pet into their homes, or are taking it into consideration. Pets can bring so much to our lives, a proven fact. The addition of a pet to a home is one of the biggest and best decisions a family can make, however. Is your home ready for the task? Follow these tips for making your home pet friendly.
Outdoors
- A safe environment is as important for a pet as it is for children and having a fenced-in area will usually keep your pet contained, and others on the other side. A pathway made of gravel, cement, or other material that is not plant-based will help knock off any debris that catches on paws and fur before pets go inside.
- Consider the plants in your landscaping, and make sure you have nothing that can make your pet ill if they ingest it. The SPCA offers this great list of poisonous-to-animals plants to help you decide what does not need to be in your landscaping.
- When house-training, encourage your pet to use a specific area of the yard for easy clean-up, as well as keeping unwanted odors away from the house.
- Purchase an ID tag for your pet’s collar, with your name and contact information just in case they do get out and about. Having your pet microchipped is like a two-step identification for them in case they lose their collar.
- Make sure window screens are secure when you open them in case Kitty wants to enjoy a nap there. Investing in a window perch or creating a “catio” would be ideal for indoor cats to enjoy the outdoors safely.
Inside Your Home
- Keeping pets brushed and their bedding changed and/or washed regularly is essential in keeping you from doing a lot of extra cleaning and floor repairs. A hard surfaced, scratch-resistant floor is perfect for homes with pets. Area rugs need to be secure and washable.
- Be sure your trash container has a child-proof lid if it cannot be placed in a pantry or cabinet. Not only do you not want the mess, but Fluffy or Fido could eat something harmful.
- Crate-training is best for dogs, but most animals need a space of their own. Provide a comfy pet bed, toys and food and water in a quiet area of the house. Your cat’s litter box should be kept away from their food in a quiet place. Having one more box than you have cats is optimal for them as well.
- Are you considering a bird, hermit crab, or other small pet? They require their own habitat, and some have specialized needs: safety from larger pets, child-proof habitat covers, and a room with certain temperature and humidity settings.
- Check with your local municipality to see if you need permits for exotic pets.
Creating a pet-safe home is along the same lines as making sure your home is toddler-proof. Because your pet will become part of the family, make sure you provide the best home, the same as you would for a relative. When your pets are happy, it just adds to the sweetness that pets bring to life.

Garage doors might not seem like they make much of a difference, but imagine what your home would look like if you just had a flat door where your current garage door stands. Because they take up so much real estate on the front of most homes, garage doors can actually have a huge impact on the way your home looks and feels. So, what do you want your house to say today?
Garage Door Options
Here are some current garage door trends that could speak volumes:
- Bright Colors. There was a time when garage doors came in muted neutral colors and whites, and absolutely nothing else. Thankfully, those times are in the rearview mirror and we’re living in a far more enlightened – and vibrant – age. Bright colors can help enhance especially interesting woodwork on garage doors, complement homes with a lot of color, like Spanish styles or Victorians, or make fancy hardware pop like nothing else. Be careful with bright colors, though, because there is such a thing as too much; you can end up overwhelming the rest of your home if you don’t use them with caution. White trim on a brightly colored garage door, for example, can help contain the energy if you need to tone it down a bit.
- Sleek Industrial Lines. There’s something about clean, sharp lines that can turn a modern house into an ultra modern one. Those industrial lines are still a hot commodity, as are glass panels in nearly invisible aluminum frames. The look isn’t right for every home, but an industrial garage door can be an incredibly flexible design element, especially when placed against square-cut stone, dark colored shiplap, or natural wood siding.
- Country Cottage Styling. The whole country cottage meets industrial hardware look has really had some staying power. Not only does it give a big helping of nostalgia to a lot of people, it also makes it easier to blend more modern elements into older homes that may have been seriously deprived of any sense of self by excessively generic remodels of the 80s, 90s, and early 2000s. It may come as no surprise, then, that garage doors that are designed to echo the same look are also super popular. Choose carriage house doors or doors that resemble barn doors for an industrial cottage look beyond the interior of your home. Pairing these garage options with Dutch lap siding or irregular stone or brickwork can really make both the doors and the house pop.
- Natural Wood. Sure, natural wood doors have been available for some time, but never in anywhere near as many designs or tones. Look for solid wood doors for a lot of rustic flare, or choose a synthetic wood door for a modern home to give it a little more earthy feel without all the maintenance. Your industrial homestead can really make a statement with wooden garage doors made from horizontal strips in different wooden tones.
- Asymmetry. Mid-century modern homes are gaining a lot of popularity these days, but until recently there wasn’t a great garage door complement for them. Say hello to the asymmetrical door. With garage windows on one side rather than across the top, these unusual statement doors are perfectly paired with other square and rectangular outdoor elements, just like what you’d find on a vintage MCM ranch style home. Those side windows still let in a lot of light, while allowing a great deal of security and privacy inside your garage. It’s kind of the whole package.
