Orlando Florida | Attention Sellers ~ Are you doing everything you can?

Orlando Florida | Attention Sellers ~ Are you doing everything you can?

Well it can’t hurt to do one more thing….
St. Joseph | Orlando Florida Home Sales
Be it fact or be it fiction, burying a St. Joseph statue in the yard may help quicken the sale of your Orlando Florida home.
There are a couple of possible origin of burying a St Joseph statue:
  • The solemn tradition of burying St. Joseph in the earth began hundreds of years ago in Europe. During those times, an order of nuns prayed to St. Joseph (the patron saint of the family and household needs) when they needed more lands for convents. The Sisters were encouraged to bury their St. Joseph medals in the ground. The medals evolved into statues.
  • Another possible origin is with German carpenters who put St. Joseph statues in the foundations of homes.
  • While it may seem a bit improper to bury St. Joseph upside-down on your property, this is actually recommended.
  • You can apparently bury either a medal or a statue in the front or back yard
  • right side up or upside down
  • Some say the saint should face the house
  • Some say he should be close to the "For Sale" sign

Wherever you place the patron saint, it appears that miracles do happen. The Orlando Avenue Top Team doesn’t guarantee by buying a St. Joseph statue in your Orlando Florida home yard that you will sell faster, we just want to make sure that you know about this tradition.  The one thing we do know that guarantees a quick sale of your home is that it is priced right, is appealing compared to other similar properties currently on the market.  Call us today at (407) 467-5155 for more information.

Orlando Florida Seller’s Corner | Open Houses

June 16th, 2007 by tisner

Just one thing your Orlando Florida Realtor does to get your home Sold!

Just one thing your Orlando Florida Realtor does to get your home Sold!
Orlando Florida Seller's Corner | Open Houses
Open Houses don’t sell houses!

There we said it.  But is that really true?  Well Let’s talk about how The Orlando Avenue Top Team approaches hosting an Open House.  Chances are holding an Open House on your Orlando Florida home won’t sell your home.  But some homes are sold through an Open House.  An Open House is our opportunity to meet potential Orlando Buyers and start the home buying process with them.

Open Houses are a complete waste of time!

Having an Open House in the Orlando Florida area is hit or miss.  So many feel that it is a waste of time.  Let’s talk about the types of buyers we see in the Orlando Area at Open Houses and how we look at them:

  • Nosy neighbors – they just want to see what your home looks like – we like the nosy neighbor they might
    • know someone who might be interested in your home
    • they could be thinking of selling and checking us out
  • Orlando Florida Sellers listed with another agent
    • We encourage you to check out the competition, so we expect that a percentage of our visitors are doing just that
  • Recent Orlando Florida Home Buyers — checking out the market to reassure themselves that they got a good deal.
  • Folks looking for decorating ideas — you never know, they might walk in and fall in love and decide to sell what they have and buy your home.  It can happen, not realistic, but it can….
  • Orlando Florida Buyers ready to purchase an Orlando Florida home!  We can compare them to fruit, and like fruit they come in varying stages:
    • Green — they are ready to move, but something is holding them back, perhaps they have to sell an Orlando area home first
    • Semi-ripe — Qualified Orlando Buyer who is ready to purchase when they find the right Orlando Florida home
    • Ripe — These buyers are qualified, ready and must buy for one reason or another

We want you to understand that we will take cues from the potential Orlando Florida Buyers that are visiting your home at our Open House.  These buyers could be moving up, downsizing, they could be relocating, just wanting to move across town or they could be investors.  Each have a different level of readiness to buy an Orlando Florida and requirements.

If your home is not what they are looking for we are going to try and help them finding the perfect Orlando Home.  Know that we will be pitching your home at our other Orlando Florida Open Houses.  Chances are that your Orlando Florida home is:

  • Too big or too small for them
  • Has too few or too many bedrooms
  • Is out of their Orlando Florida price range
  • Your Orlando Florida home may have a pool and they don’t want a pool
  • Is in X School district and they want to be in Y School district

Now that you understand that Open Houses are just one aspect of getting your home SOLD, we hope that you will not look at as a negative but as a positive.   Interested in selling your Orlando Florida area home?  Call us today at (407) 467-5155 to discuss how the Orlando Avenue Top Team can put a SOLD sign in your yard!
