Orlando Florida Mortgage | Builders Focus on Value

For buyers who will need 100% financing, builders should make sure to keep an eye on the median home prices in the area

This is a little departure from my normal posts that are mainly informational – call it an Opinion Piece.

The Real Estate Industry in Florida is hurting as evidenced in all the bad news being reported.  It isn’t all bad, as the reporters would like you to believe.  Houses are selling because there are people that need to buy and there are those that are finding bargains already.

Now builders are spending their time marketing value and affordability into their homes… the reverse of the trend when they were marketing luxury and amenities.  Honestly, they should have caught on sooner.

Affordability… Value… Attainable… Steven Webster at the Florida Workforce Housing Network discusses how these new buzzwords are showing up in builders’ marketing efforts.  He cites that Lennar challenged local builders to build affordably and Centex chose the path of becoming Florida‘s leading affordable housing builder. 

This article would not be complete without discussing the other side of the story… the Real Estate Industry has another industry that it works hand in hand with that needs to be a consideration of these builders – the Lending Industry.

You see… the big, production builders builders can control most of the costs related to the homes they are building.  What they can’t control is mortgages…. only the market itself can do that!

My recommendation to builders is to keep in mind what buyers need – affordable payments.  This means making sure that the larger homes stay within conforming lending limits so that the interest rates stay low.  It also means to quit blackballing lenders and mortgage brokers from projects.  The buyer should have free choice of who they use and all the enticements from the advertisements to buy.

For buyers who will need 100% financing, builders should make sure to keep an eye on the median home prices in the area – that will be the lending limit for FHA, Fannie Mae and Freddie Mac 100% loan programs.  Builders could offer to pay closing costs up to 3% of the loan amount as an enticement for $0 down homes.

Banks foreclosing, people walking away from high interest rate adjusting mortgages, buy and flip home sales not flipping now and to add to the mix we now have

unscrupulous buyers trying to scam cash out after the sale.  Here is how it works.

We have had buyers in our Orlando marketplace that ask the seller to inflate the price of their home above the listing price and agree to carry a second mortgage with the buyer. This is outside of the lenders knowledge.

Here is the catch the buyer will not repay this note and asks the seller to destroy the second note. He never had any intention of paying it and it was all a scam. 

Sellers Beware this is FRAUD also called phantom mortgages and you can go to jail so run like crazy if you are approached with such a deal it is just another Scam.  We don’t see alot of this here in Orlando, Florida, but personally I have seen this twice in a year.  So here is a heads up for anyone that gets approached with this whether it is in Orlando Florida, Celebration or outside the Central Florida area.
 
If it can’t go on the HUD1 which is the standard form for closings across the country showing buyer and seller costs Seller Beware of these unscrupulous under the table attempts.
 
Life is not a journey to the grave with the intention of arriving safely in a pretty and well preserved body, but rather to skid in broadside, thoroughly used up, totally worn out, and loudly proclaiming: Wow, what a ride!! So make sure it is legal.

Orlando Florida Buyers have asked how can I come up with a down payment if I don’t have much of a savings? Hopefully you have saved some for closing costs but with most 80/20 loans going away or requiring a higher interest rate now there are still options.

80/20 means you take out two mortgages one for 80% and one for the downpayment of 20%. Usually the second is at a higher interest rate than the first. If this is not an option where else can you find down payment dollars?

 
If the buyer is getting an FHA loan with 3% down it is legal to get the 3% as a gift from a family member depending on the price range.  This type loan is available not only in Orlando Florida but any of the States across the country.
 
You could also use a retirement plan with enough advance warning like a 401K.
 
How about an employment advance, selling something, refinance a car and the dreaded cash advance on a credit card providing you qualify for the higher payments.

What do we mean by this?  Well let’s look at a few statements:

  • "I am not going to take a $x,000 loss on my Orlando Florida home!"

  • "I don’t want to buy until the absolute bottom of the market"

Each time I hear it, I immediately think back to the popular TV game show "Let’s Make A Deal" There sometimes you left with a flashy sports car, and sometimes you left with his and her bicycles or worse.    Much like the For Sale by Owners, Orlando Buyers that try to go it alone without the assistance of a Realtor have a difficult time.

 

 

It isn’t just in Orlando Florida!  Across the country Realtors are reading it in their emails from buyers, hearing it while we are at Open Houses, and just about every phone call they receive.  "Can you get me a deal?"  Orlando Buyers and those around the country are telling their neighbors and friends.   It is what everyone is talking about.

 

Realtors hear it over and over. "I want a deal!"  Ok!  We get it!   You want a deal!  But I have something for you to think about…

  •   Do not sign the back of your credit cards. Instead, put "PHOTO ID REQUIRED." 
  •   When you are writing checks to pay on your credit card Accounts, DO NOT put the complete account number on the "For" line. Instead, j ust put the last four numbers. The credit card company knows the rest of the number, and anyone who might be handling your check as it passes through all the check processing channels won’t have access to it. 

 

  •  Put your work phone # on your checks instead of your home Phone. If you have a PO Box use that instead of your home address. If you do not have a PO Box, use your work address.  Never have your SS# printed on your checks. (DUH!) You can add it if it is necessary. But if you have It printed, anyone can get it.

 

  •  Place the contents of your wallet on a photocopy machine. Do both sides of each license, credit card, etc. You will Know  what you had in your wallet and all of the account numbers and phone numbers to Call and cancel. Keep the photocopy in a safe place. I also carry a Photocopy of my passport when I travel either h ere or abroad. We’ve all heard horror stories about fraud that’s committed on us in stealing a Name, address, Social Security number, credit cards. 

    Here’s some critical information to limit the damage in case this happens to you or someone you know:

  •   We have been told we should cancel our credit cards immediately. But the key is having the toll fr ee numbers and your card Numbers handy so you know whom to call. Keep those where you can find them.
  •  
  •  File a police report immediately in the jurisdiction where your credit cards, etc., were stolen. This proves to credit Providers you were diligent, and this is a first step toward an Investigation (if there ever is one).

              

    But here’s what is perhaps most important of all: (I never even thought to do this.)

 

  • Call the 3 national credit reporting organizations Immediately to place a fraud alert on your name and also call the Social Security fraud line number. I had never heard of doing that until advised by a bank that called to tell me an application for credit was made over The Internet in my name. The alert means any company that checks your Credit knows your informati on was stolen, and they have to contact you by Phone to authorize new credit. 

              Now, here are the numbers you always need to contact about your wallet, etc., has been stolen:

             1.) Equifax: 800-525-6285

             2.) Experian (formerly TRW):   888-397-3742

             3.) Trans Union : 800-6807289

             4.) Social Security Administration    (fraud line):800-269-0271

So you’re finally purchasing that new home since the price is down or your ARM Loan’s Adjustable Rate is about to jump so you’re going to finally get a new mortgage.   Well, you are in luck if you are going to start your transaction right now! 

 

Why?  This is the ideal time of year to start the process of a Mortgage

 

In Florida, property taxes are paid in arrears.  This means you pay at the end of the year for the prior year.  (Insurance is paid in advance, you pay your policy to cover you for the upcoming year)  Also, you receive a 4% discount for paying your annual property taxes in November. 

 

So if you close on a mortgage in August, September or October, you end up paying an entire year of property taxes at the closing table!  With Florida property values and our crazy tax system, this can be a hefty sum.  On top of this, you have to "seed" your escrow accounts with approximately 2 months of payments for taxes and escrows.
