State of the Market

“We witnessed an unprecedented real estate market in 2021 – with demand, and price, dramatically increasing. On the flipside, we saw buyers struggle in a market puncuated by low inventory month-after-month,” said Tansey

Soderstrom, 2022 Orlando Regional REALTOR® Association President. “We expect demand will remain strong in 2022. If sellers decide to take advantage of this market, we could be in for another fierce year.”

December’s median home price was recorded at $340,000, closing the year with the highest median home price ever recorded.

Overall sales in December increased by 4.26% over November, with 3,820 sales.

Inventory noticeably dropped in December, decreasing by 15.1% from November, for a total of 2,586 homes on the market. This is a historic low for inventory in Orlando.

Interest rates showed a slight increase, as the average interest rate in December 2021 was 3.07%. New listings continued to drop with just 2,797 new listings in December.

Financial Mistakes for First-Time Homebuyers to Avoid

Finding out just what is involved in the home-buying process can take some first-time homebuyers by surprise. It is not just a process of finding the right house, but the financial end can be overwhelming. Keep these tips in mind to help you avoid common errors a home buyer can make:
 

  • The all-important first step: before going to a lender, make sure your credit is in good standing. 
  • Being pre-approved for a mortgage does not impress many sellers, so it is important to be pre-qualified. Talk to different lenders to line up the best deal for you and your budget. 
  • Do not overestimate how much you can afford. Avoid properties on your initial search that are truly dream homes. The pre-approval process will offer a reality check because your approved mortgage amount is set. 
  • Applying for a loan for a new car, credit cards, or even new furniture to go in your home can hurt your credit score during the mortgage process. 
  • Sometimes buyers assume that all costs of buying a house are included in the loan amount, which is not the case. Closing costs, on average, are 2-5% of the purchase price of the home, and there is earnest money and a down payment to be made. 
  • Do not let your finances deter you from buying a home! While the process may take more time, there are several programs ready to assist first-time home buyers. Many require less than 20% down. Other programs provide financing for those who live in rural areas, as well as those with credit issues or lower income. You might also believe that it will cost out of pocket to have a RealtorⓇ represent you as a buyer’s agent. Not true! Their fee is paid from the purchase of the home on the seller’s end of the transaction. Your agent will guide you along this winding path but will do all they can to lead you to the house at the end!

Is It Time for New Cabinets?

Cabinets play an important part in the functionality of your kitchen. Unfortunately, over time you might find that your cabinets no longer really meet your needs. This could be because they’re falling into disrepair, or it may be a result of you gradually needing more storage than your cabinets can provide. You might even realize that the decoration of your kitchen and surrounding rooms just don’t match your cabinets anymore. Regardless of the reason, it could be time to consider some new cabinets.

Have you actually reached the point where you need to get new cabinets, though? If you aren’t sure, spend a little time considering how well your cabinets truly meet your needs and what it is that you ideally want. Here are a few things to think about to help you make this decision.

Cabinet Condition and Function

One of the biggest considerations when it comes to deciding if it’s time for new cabinets is how well your current cabinets really fit your current life. Your biggest things to think about here are whether the condition of the cabinets is causing you problems, and how well the cabinets actually work for what you need them for. Start with the condition, looking for any damaged areas, doors that won’t close, warped shelves, and other physical problems that you encounter when using the cabinets. If these leave you unable to use some of your space or otherwise cause problems, it may be time to do something about it.

Likewise, if you have certain items that you can’t put in your cabinets because they won’t fit, or if there are parts of the cabinets that you can’t really use due to layout reasons, then you may have an issue with the functionality of your cabinets. Sometimes this isn’t a significant enough problem to replace your cabinets, of course. If using the cabinets is inconvenient or if you have a lot of wasted space, though, something clearly needs to be done.

Cabinet Aesthetics

Even though it’s not as pressing of an issue as damaged cabinets or cabinets that you can’t use fully, having cabinets that don’t match your other furnishings can also be an issue if you’re trying to tie your design choices together. Stop and think about how well your existing cabinets go with everything else, and even whether they are visually appealing in and of themselves. Your home is an investment, and if your cabinets are taking away from your enjoyment of that investment, then it might be time to replace them.

Replacing your cabinets for aesthetic reasons can be a standalone job, or it could be something that you do as part of a larger remodeling project. If you’re only replacing the cabinets, take the time to find a new cabinet option that fits in well with your kitchen layout and the dominant design elements within the kitchen. Have You Outgrown Your Home?

Your house was no less than perfect when you first bought it, and now, after time and changes in your life, things seem to be getting tighter with every day that goes by! How do you know you have outgrown the space and need to think about upsizing? Here are a few tips to help you decide:
 

  • One indication that you are running out of space is clutter. Totes of stored seasonal clothing stacked in the bedroom corner, or maybe you no longer invite friends over because the clutter is embarrassing. It is either time to declutter or move! 
  • Another sign to look for is furniture that is crammed into any available spot. 
  • If it is hard to walk through the maze of pieces you have acquired over the years, they need to be displayed or set up properly so you can enjoy them. 
  • Probably the most aggravating thing about living in a house that is too small is having to wait for a bathroom! Even a bath-and-a-half may not be enough.  It may be time to find a house with two or more full bathrooms. 
  • If you are one of the millions that are working from home now more than ever, your home office has probably taken over previously public space in the house. A house with square footage for a home office will allow everyone to get back in their own room!  
  • In today’s world, it may be necessary for the grown and flown children to come back to the nest. Have you changed their bedroom into a craft room or knocked the wall out to enlarge another space? Other than putting the wall back up, find a new home with room for everyone. 
  • On the other side of the coin, do your parents need to move in? That will mean giving up your own space so they can have some independence and privacy.  Purchasing a larger home with an in-law suite would be a better solution. 

Remember: getting more room for you and your family may not necessarily mean having to spending more money.  Something as simple as changing neighborhoods or even surrounding cities can give more bang for your buck. Comb through your budget and schedule a time to talk to your Realtor® about looking for a larger but affordable new home!

Budgeting for Major Construction Projects

Maybe you’re adding an expansion onto your home, constructing a standalone storage building in the back yard, or undertaking some other major construction project. Whatever it is that you’re building, you likely already know that big construction jobs can carry big costs. If you haven’t budgeted for the job correctly, though, you might end up surprised at how big some of these costs can be.

Sticker shock for construction projects can be a problem, but it doesn’t have to be. With a little bit of thought and planning you can make sure that you’ve got all your expenses covered in your budget before the job begins. While some of the costs involved will be very specific to the details of your construction project and where you live, these budgeting tips will help you to keep an eye out for things that can drive the price tag up, so you can account for everything.

Major Expenses

Some of the costs of major construction projects are obvious: You’re going to need money to cover things like lumber, siding, wiring, and other materials. You’re also going to have to pay your contractors and laborers for the work that they put into actually doing the construction. If you aren’t paying attention, however, these costs can get away from you and leave you with a bit of a surprise when the bills come due.

Many material costs fluctuate based on supply and other factors and may be affected by things like transportation costs as well. Lumber prices in particular are prone to fluctuation and can increase significantly if supplies are disrupted. If possible, get in a purchase order or otherwise get some sort of pricing guarantee before work starts so that you can lock in a price and protect yourself from price shifts down the road.

Easily Overlooked Costs

While changes to your material costs can be an issue, one problem many people have when budgeting for construction is that they forget to account for all of the smaller costs associated with this sort of project. Some of these costs (like getting a construction permit) may seem obvious, but they can be easy to overlook when looking at the significant costs of materials and other aspects of the job. These costs can also be significantly higher for large projects than they are for the sorts of projects you’ve tackled in the past, so keep that in mind.

A few aspects of the job that you might not consider which can significantly increase your expenses include things like putting down a slab or foundation, installing a roof on a finished building or expansion, renting a dumpster for the construction crew, and interior materials such as fixtures and appliances once the project is done. Even landscaping costs and a bit of extra funding to cover incidentals or unexpected situations should be considered. The last thing you want to do is to budget things precisely and then realize that a portion of your yard has to be dug up to replace some pipes or some of your existing wiring will have to be ripped out to get everything up to code.

There are a lot of moving pieces in any major construction project, and hiring a project manager can go a long way toward managing all of them. In some cases your general contractor may act as a project manager as well, but many times they’re there to do the job they’re hired for and the rest of the details are squarely on your shoulders. Consider bringing in a project manager or ensuring that you’ve picked a contractor who will manage the project as well will help with budgeting and cost tracking, while also making sure that you don’t forget some important part of the project that might otherwise come back to haunt you.
