The latest report from Freddie Mac shows that the 30-year fixed-rate mortgage averaged 3.61% last week, slightly down from the week before (3.66%), and nearly 20 points lower than a year ago (3.80%). This is great news for homebuyers who are dealing with rising prices due to a low inventory of homes for sale in many areas of the country. Freddie Mac expressed their optimism for the rates to remain low throughout the spring in a recent blog post:

“We expect mortgage interest rates to stay well under 4% as we head into the heart of the spring homebuying season. We’re predicting it to be the best one in 10 years, which should provide even greater opportunities for first-time homebuyers.”

Below is a chart of the weekly average rates in 2016, according to Freddie Mac.

Rates have again fallen to historic lows yet many experts still expect them to increase in 2016. One thing we know for sure is that, according to Freddie Mac, current rates are the best they have been since last April. Sean Becketti, Chief Economist for Freddie Mac recently explained:

“Since the start of February, mortgage rates have varied within a narrow range providing an extended period for house hunters to take advantage of historically low rates.”

So you have just made one of the biggest purchases of your life by buying a home of your own and now you need to make it a bit more private.  You have come to the right place!  Let’s look at a few tips for creating more privacy in your new home.

• If you happen to live in a big city where the houses are basically on top of each other you may want to line your floors with a lot of area rugs. While this simple step to making more privacy in your new home sounds like a silly thing, it really will help to keep the noise level down to a minimum if your neighbors tend to be loud.
• Lined curtains are a perfect way to help your home feel like an oasis in the middle of the country even if it is not. These types of curtains also help to filter out loud noises as well.
• If you have a spot on your windowsills to put planters they can aid you in making your home more private. All you need to do is put some tall plants in the planters and voila, you will have more privacy from your neighbors.
• One good way to have privacy outdoors for your new home is by putting up a privacy Privacy fences can help to keep pets safe as well as make your outdoor area a nice place to “get away from it all”, which we can all use every now and again.
• Tall scrubs and trees are a great way to shield yourself from your neighbors and make your home feel more private. Scrubs and trees will also help to make your new home more beautiful and help the environment as well.
• If you simply cannot feel enough privacy in your new home, you can hide in a reading nook under the stairs or in a small attic space so that you can escape from time to time from those around you. If your new home doesn’t have a small space like this, you can likely make one quite easily.

Lastly if privacy is extremely important to you, it may be worth your while to look for a home in the wide open country so that you don’t have to make any previsions for more privacy.

According to the National Association of Realtors, mortgage rates are now lower than they ended in March. That means that rates are not only near the lows for the year to date, they are also close to the lowest rates in three years. These lower rates translate into increased buying power and/or improved ability to qualify for a mortgage.

A record number of Americans are actively searching and looking at the current inventory on Realtor.com®. We currently have 2% fewer homes for sale in the U.S. relative to last year, but we’ve seen 137,000 new listings come onto the market so far in April.

Looking ahead, great weather will likely draw even more people to look at open houses and available homes over the rest of the month. According to Cleveland Research, after a cooler than normal start to April, the weather forecast for the next 10 days is expected to be “near perfect” across many of the largest housing markets in the country, especially in the central and eastern U.S.

But who cares about a national or regional weather or housing forecast? What matters most are the trends and conditions in your neighborhood.

Orange County Real Estate Sales Statistics – March 2016

Orange County saw 60 less homes sold in March 2016 than in March 2015, a 3.18% drop. The average sales price increased by 4.58% and the median sales price increased by 6.98% from March 2015.  Market times dropped by 8 days.

Osceola County Real Estate Sales Statistics – March 2016

Osceola County home sales decreased by 5.37%. Prices increased with the average sales price up 1.71% and the median price increased by 5.96%.  Market times decreased by 6 days compared to March 2015.

Seminole County Real Estate Sales Statistics – March 2016

Seminole County residential sales decreased .28% with 2 less homes sold in March 2016 compared to March 2015. The average sales price increased by 13.16% and the median price increased by 16.67%. Market times dropped by 1 day.

Lake County Real Estate Sales Statistics – March 2016

Residential sales in Lake County decreased 7.22%, and the median sales price increased by 5.10% for March 2016 compared to March 2015.  Market times decreased by 14 days.

Polk County Real Estate Sales Statistics – March 2016

Polk County saw 91 more homes sold in March 2016 compared to March 2015, 10.47% increase.  The average sales price increased 9.51%, and the median sales price increased by 12.31%.  Market times decreased by 10 days.
