Moving? Should You Sell or Lease?

When the time comes to relocate, the thought of selling your home while purchasing another seems too much, so renting your current place sounds like a win-win for you. The extra income sounds great, knowing your house is still there in case you need it is another nice thought.  There are pros and cons to this decision, however, so look through these tips to help you finalize your decision:
 

  • One major factor to consider is when you know the move is not permanent.  If you know you will be returning in a few years, and it may be a good idea to lease while you are away so you will not have to house hunt upon your return. 
  • Take a close look at the financial aspects of renting your house: 
  • Landlord’s insurance premiums may cost more than a homeowner’s policy. Talk to your insurance agent about the differences in cost. 
  • If you have equity in your house, or the money a sale will generate will allow for a nice deposit on another, you really should consider a sale. 
  • Do the math–if you have a loss after all your expenses (insurance, repairs, property taxes, etc.) are deducted from the rental payments, it would be a better idea to sell. 
  • Take into consideration that in larger areas, there may be times of a vacancy.  Can you handle your current mortgage and rent or mortgage payment in the new place?  If not, put the house on the market. 
  • Renting may be a good choice if the house needs repairs or improvements to bring a good sale price, and the cost of those fixes all at once is out of your budget. 
  • Consider the occasional tenant that will not care for the property as you do. Landlord insurance will not cover normal wear-and-tear, nor intentional damage. 
  • Things can happen, and even good tenants are suddenly unable to pay rent on time–or worse, stop paying rent–and you will be stuck with the mortgage payment, not to mention the possibility of the costs of going through the eviction process.  
  • If you live in an area that attracts visitors or tourists, consider short-term leasing with an online booking company. Be sure you are within your city’s regulations for short-term rentals and consider the frequent cleaning costs and other risks taken when renting to tenants that you have little means to check into before they enter your house.

Is the Housing Market Stuck? Why Buyers Are in a Rush—and Sellers Just Won’t Budge

The tough housing market just keeps on getting tougher.

The number of homes listed for sale took a nosedive in January, falling 28.4% compared with a year earlier, according to a recent Realtor.com® report. And if that sounds bad, consider that two years ago—in pre-COVID-19 times—the number of active listings was a whopping 60% higher than it is today.

Granted, December and January are traditionally slow months, with many sellers waiting for spring’s warmer weather to put their property on the market. But so far, early 2022 is looking significantly worse than the usual winter slump, with the number of new listings dipping 9.1% from a year earlier and down a full 16.8% compared with pre-pandemic years spanning 2017 to 2020.

Why home sellers aren’t selling

So why aren’t home sellers selling, given those that do stand to make a tidy profit today? Nationwide, the median home price has climbed to an eye-watering $375,000, a price hike of 25% from a year earlier.

Nonetheless, the fact that home sellers today can make a killing isn’t persuading many to budge, perhaps because once they sell, the question remains: Where will they live? Most sellers, after all, are also buyers.

“In a recent survey we conducted, more than 1 in 4 potential sellers who were choosing not to sell in the near term said it was because they couldn’t find a home they wanted in their price range,” says Realtor.com Chief Economist Danielle Hale. “With housing costs rising, as home prices and mortgage rates both increase, affordability is more important than ever to households. Data suggests that this may be as true for sellers, many of whom will also purchase a new home, as it is for homebuyers.”

Why homebuyers are rushing to close the deal

Despite a limited selection, homebuyers are snapping up whatever they can find—and they’re doing it fast. In January, homes sold in an average of 61 days, down 10 days from last year and 24 days from January 2020.

One reason home shoppers are closing deals nearly an entire month faster may be the rush to take advantage of record-low mortgage rates before the Federal Reserve raises interest rates, which could happen as early as March. Rates for a 30-year fixed-rate loan were 3.55% on Friday, according to Freddie Mac.

Facing a shortage of available homes for sale, some homebuyers are also resorting to paying more money for less house. In January, the median listing price per square foot shot up by 13.5% year over year, with the median cost of a 2,000-square-foot, single-family home rising 18.6%.

Cities where homes are selling fast

Some cities and their surrounding suburbs are feeling the housing crunch more than others. Florida led the charge, with homes getting snapped up in 29 fewer days in Miami and 24 fewer days in Orlando, both compared with a year earlier. Raleigh, NC, came in third, with homes spending 17 fewer days on the market.

“In Raleigh, all signs point to a growing market where the supply of housing isn’t keeping up with demand,” says Hale. “Data suggests that Raleigh has attracted a lot of interest from big-city households looking for affordability who are able to relocate … thanks to workplace flexibility that has outlasted the pandemic.”

Indeed, a growing number of homebuyers are on the move. In the fourth quarter of 2021, more than 50% of the views on homes for sale in Raleigh; Nashville, TN; and Virginia Beach, VA, came from people living somewhere else, says Hale.

“Each of these areas is growing and seeing a lot of interest from incoming home shoppers,” adds Hale. “All of this interest can lead to fast-growing prices that sometimes paradoxically cause existing owners to hesitate to sell.”

A Sellers and Buyers Guide to Property Disclosures

Realtor® Magazine’s
 definition of disclosures is “federal, state, county, and local requirements of disclosure that the seller provides, and the buyer acknowledges.”  In most states, this means that a seller must let a buyer know about known problems with the property they are selling.  Disclosing issues with a house is important for both buyer and seller. Understand more about property disclosures in this guide: 

Disclosures and the Seller 

  • Every prospective property seller will receive a disclosures form from their listing agent.  This form should be filled out truthfully and to the best of the seller’s knowledge. 
  • Most states want these items disclosed to the buyer:  lead paint or asbestos, previous repairs or additions, mold or water damage, pest issues, drainage problems, foundation cracks, problems with HVAC and other appliances, and roof condition/age. 
  • The listing agent will be aware of all government disclosure requirements–federal, state, and local.  Transparency from the seller is a must at this point of the property sale. 
  • “Better safe than sorry,” should be the homeowner’s motto when it comes to disclosures.  For instance, if there is a possibility that mold is an issue under the house, an inspector should have a look. 
  • Disclose minor things that you have learned to live with.  Items a seller considers small–such as a rattling window on a windy day, or a repair made many years past–can be big things to the buyer. 
  • The disclosure should be ready before the seller accepts an offer–for their protection. 

What the Buyer Needs to Know 

  • Once a potential buyer receives the disclosure statement, they should read it over carefully and without distraction. Any questions should be marked or written down and questions presented before the disclosure form is signed. 
  • The added expense of having a home inspection is vital to this part of the sale.  When the buyer meets the inspector, the disclosure form should be in hand so each item can be checked out thoroughly. 
  • Check local government building permit and zoning information to make sure any additions were performed legally by licensed people. 
  • If negotiations about any disclosure’s issues break down, it may be best for the buyer to walk away from the sale. 
  • In the end, doing due diligence is the best way for a buyer to find problems that will be a major issue after the sale. 

Disclosures should be a seller’s protection plan, and smart sellers will be completely honest, and even disclose more than necessary.  Sellers should make sure that their state laws ask them to disclose things like traffic noise, undesirable neighbors, or even paranormal activity!  Choosing a Realtor® with experience will help sellers through the disclosures process so that buyers will have full confidence in the property they are purchasing, which makes for a quick and smooth sale!

Fix Your Yard’s Drainage Now

Drainage problems can be a major issue for homeowners. Not only does poor drainage cause standing water in your yard, but it can also lead to leaks and foundation problems with your house depending on where the water collects. As if that wasn’t bad enough, landscaping and lawn upkeep become a lot harder when your yard doesn’t drain well. Is there anything that can be done for these problems?

Fortunately, yes. There are actually a few different ways to treat drainage issues in your yard, and this is a great time to undertake a project to correct them. By taking action now, you can avoid problems that might arise from heavy spring rains. The exact solution to your drainage issues will depend on the cause of your problem, so here are a few different options to consider.

Grading Issues

One common cause of problems with drainage is inconsistent grading in your yard. This can cause problems if your home is at the bottom of a big slope across your yard, but it can also be an issue if the grading is inconsistent and as a result has one or more low spots in the yard. Water flows along the soil wherever the grade leads, so this can cause it to collect around your home or in low areas which can then become swampy and overgrown.

Regrading your yard can be done either with specialized tools that scrape soil from higher areas into lower ones, or by bringing in additional soil to completely change the grade. Each method has its advantages, with redistribution being favored when there are both high and low areas in your yard, and the addition of new soil being best when you need to change an otherwise mostly good grade. Once the regrading is finished you can seed the graded area and have grass growing by the time spring arrives.

Soil Penetration

Another big problem with drainage comes when water simply can’t penetrate down into the soil in time to be absorbed. This is especially problematic because you end up with way too much water in the areas where water collects but the soil in other areas might not get enough. Sometimes this is because the soil has too much clay in its composition so it’s difficult for water to penetrate, and sometimes it’s a result of other issues such as thick thatch. In some cases, it’s even just a matter of the soil being too compacted by traffic and time. Regardless of the cause, though, there are solutions.

Clay-heavy soil is the most work-intensive to correct, but the solution is also pretty simple. You simply need to break up the clay and add soil or sand into the mix to make it easier to drain. Sometimes this is as easy as adding a few holes in the clay-heavy area and mixing it together, especially if the clay is in a relatively small area. In some instances, though, you may need to do some tilling or other heavy mixing to break up larger clay beds.

Other issues can be fixed by using a dethatcher on your lawn to break up the thatch buildup or running tools over the ground that punch small holes to break up overly compacted topsoil. Dethatching and aerating the soil like this are often done together, as the loosening of soil is good for the growing grass as well even if it wasn’t excessively compacted.

Market Pulse December 2021

State of the Market

“We witnessed an unprecedented real estate market in 2021 – with demand, and price, dramatically increasing. On the flipside, we saw buyers struggle in a market puncuated by low inventory month-after-month,” said Tansey

Soderstrom, 2022 Orlando Regional REALTOR® Association President. “We expect demand will remain strong in 2022. If sellers decide to take advantage of this market, we could be in for another fierce year.”

December’s median home price was recorded at $340,000, closing the year with the highest median home price ever recorded.

Overall sales in December increased by 4.26% over November, with 3,820 sales.

Inventory noticeably dropped in December, decreasing by 15.1% from November, for a total of 2,586 homes on the market. This is a historic low for inventory in Orlando.

Interest rates showed a slight increase, as the average interest rate in December 2021 was 3.07%. New listings continued to drop with just 2,797 new listings in December.

Financial Mistakes for First-Time Homebuyers to Avoid

Finding out just what is involved in the home-buying process can take some first-time homebuyers by surprise. It is not just a process of finding the right house, but the financial end can be overwhelming. Keep these tips in mind to help you avoid common errors a home buyer can make:
 

  • The all-important first step: before going to a lender, make sure your credit is in good standing. 
  • Being pre-approved for a mortgage does not impress many sellers, so it is important to be pre-qualified. Talk to different lenders to line up the best deal for you and your budget. 
  • Do not overestimate how much you can afford. Avoid properties on your initial search that are truly dream homes. The pre-approval process will offer a reality check because your approved mortgage amount is set. 
  • Applying for a loan for a new car, credit cards, or even new furniture to go in your home can hurt your credit score during the mortgage process. 
  • Sometimes buyers assume that all costs of buying a house are included in the loan amount, which is not the case. Closing costs, on average, are 2-5% of the purchase price of the home, and there is earnest money and a down payment to be made. 
  • Do not let your finances deter you from buying a home! While the process may take more time, there are several programs ready to assist first-time home buyers. Many require less than 20% down. Other programs provide financing for those who live in rural areas, as well as those with credit issues or lower income. Getting Ready for a Bathroom Remodel?

When it comes to redoing the various rooms in your home, the bathroom is often overlooked. Some homeowners won’t even touch the bathroom unless a leak or some other problem makes it necessary. This is a really poor way to look at it, however, especially given how much time we spend in the bathroom, between bathing, getting ready to face the day, and a few other things. Your bathroom is just as deserving of attention as any other room in your home.

Of course, the why doesn’t really matter; whether you’re remodeling your bathroom because you want to change its look or you’re doing it because you’re already making repairs, the time to start is almost here. The question is, how do you get ready to remodel your bathroom? Here are some things that you should keep in mind before the remodel actually starts.

Prepping for the Remodel

The first thing that you need to do is get the bathroom ready for the remodel. This means getting all of your stuff out, and that may end up being a lot more than you expect. Set aside all the things that you use daily, then start packing up less-common items and organizing them by category. This way all your makeup, your hair care products, your bathing products, and everything else that you use in the bathroom will all be kept together so that you can put everything back up more easily when the remodel is done.

This is also the time when you should make plans for what you’re going to do while the bathroom is inaccessible. If you have another bathroom in the house then you can obviously use it, but if you don’t, then you might have to talk with a neighbor about using their bathroom, or even rent a portable toilet until the remodel is finished. Not all bathroom remodels will make the room completely inaccessible, of course, but it’s good to keep in mind just in case your plans will take the bathroom offline for a day or two.

A Clear Remodel Plan

Once you’ve packed everything up and done any contingency planning that you require, double check your remodel plan to make sure it’s all in order before the work starts. This includes choosing paint colors, showerheads and fixtures, countertops, and anything else that might be needed for the remodel. The last thing you want is to have to spend even more time halfway through because you realized that no one had decided whether to replace the bathroom wallpaper or not.

This is also when you should decide if you want any construction changes or bathroom additions so that they can be planned for accordingly. This can include anything from new cabinets or additional closet shelving to built-in shower nooks or other accents that will be built directly into the walls. These items generally aren’t that big of a deal if you plan for them in advance, but deciding that you want to make big changes to your bathroom closet halfway through the job can be a major inconvenience.
