Decorating is the most personal way to express yourself in your home, and sometimes, when you want to try something different–something that doesn’t seem to fit anywhere on the list of design rules–it may be tempting to go with the flow, despite what you want to do. Get design-rebellious with these tips:
Color
- Small room? It doesn’t have to be a neutral color! Go bold but create balance with open shelving or smaller furnishings.
- We’re told not to stick with one color in a room, but going monochrome creates a bold, dramatic statement.
- Your ceilings can be considered another wall when it comes to color. Just remember to keep the walls a neutral color and get samples to paint on the ceiling before you commit to it.
- Trim doesn’t have to be white! Use high-gloss black for drama, stain that complements wood flooring, or neutrals for a modern twist on a traditional look.
Finishes
- If the metal finish on your kitchen light fixture doesn’t match the drawer pulls, it’s fine! Mixing metals is perfectly acceptable, and check out this article from the Invaluable blog for inspiration!
- Wood finishes don’t have to be the same throughout the house; create dimension with different stain colors, adding depth to a room or the whole house.
- Who said tile is only for kitchens and bathrooms? Create an accent wall with tile in any room. Be inspired by using the HGTV photo library search for whatever room you have in mind and add “wile tall” to the search term.
- Speaking of kitchen tile, why not use wallpaper for your backsplash? Protect it from splashes and oils with mounted plexiglass or a sealant made especially for sealing wallpaper.
Furnishings and Accessories
- Furniture stores have us fooled into thinking that our furniture sets must match, and this logic applies to even pieces like dining chairs. Mixing styles adds interest.
- Mixing more than two patterns can be scary, so start small with accessories in bold patterns that are easily changed. Staying in the same color family with your patterns will made this decision less daunting.
- If you’d like to add some natural pieces to your space but don’t have a green thumb, then don’t be ashamed to use artificial plants!
- It’s tempting to just scoot furniture to the wall and leave it because you want to follow symmetry. Go diagonal! Check out the difference a rearrangement can make by placing the sofa at a slant and give it a try in your living room!
Not all rules of design should be broken, and there are likely rules that tell us why going against the norm with our personal decorating has a great result. If you want to do something different, try it–you may like it!

The poor, lowly bathroom. Many of us don’t really know how to decorate it short of hanging a pretty shower curtain, because there’s very little room for improvement. Or so we believe. Let’s look at some ideas to make a small necessary room a more attractive place to visit:
- Just because the room is small doesn’t mean the walls have to be white. Paint in a color you love, bold or pastel, or wallpaper that makes a statement is as appropriate for a small room as a large one.
- A small bathroom means smaller-sized fixtures and splurging on a nice cabinet or sink won’t hurt the pocketbook as much, while adding style.
- Contrasting shower tile is a great way to add color to a bath and gives you a reason to keep the curtain pulled back, opening up the space, and showing off your colorful shower!
- If your small bath or powder room doesn’t have a window, use decorative lighting for your focal point, and add wall sconces on the wall over the toilet, and on either side of the mirror.
- Floor covers, and adhesive tile is simple to install, is available in endless designs and colors, and can be the feature for your small bathroom.
- When new tile, paint, or wallpaper isn’t in the budget, add color through your accessories. Brightly colored curtain or shade, rug, and artwork can make the room.
- Since most small bathrooms don’t have a lot of storage, you have to be creative and practical, or use functional decor. Check out these bathroom storage ideas from Good Housekeeping.
- Weekend warriors or those who are confident enough in their skill level can create recessed shelving with this how-to from DIY Network. If you like the idea but lack the skills, call a reputable carpenter to handle this small job.
- Large mirrors aren’t just for large bathrooms; using them in your small bathroom helps bring in the light, making the room appear larger.
- Keep the less-is-more attitude when adding things to a small bathroom; a small plant, soap, and hand towel are all you need on the counter.
Not only can you make your little bathroom stylish, you can cut down on clutter and keep it organized for smoother mornings or guest use. Don’t think of this project as a challenge, look for inspiration, and it may end up becoming your favorite retreat!

You’ve just bought the perfect home, it needs a little cosmetic work, and you’re ready to tackle the job. When you think about removing the dated wallpaper in the dining room, and you put it off, for fear that it’s going to take forever. It may be a messy and time-consuming job, but it’s not going to be as hard as you think if you follow these tips:
- Tools you will need: plastic sheeting, wide masking tape, rags and old towels, bucket, spray bottles or garden sprayer, three- or four-inch wide scrapers, paper scoring tool, large tile sponge; if the wallpaper is old, you may need to purchase an enzyme-based remover at a home store.
- Before you begin, remove furniture from the room, or put it all in the center, and cover with plastic. Using the masking tape, tape the plastic sheeting over the baseboards, and spread the rest of the plastic onto the floor. Don’t forget to cover electrical outlets!
- Using the scrolling perforator tool, gently score the paper in every direction so your solution (next step) can penetrate the paper and adhesive for easier removal.
- Now, mix up one gallon of hot tap water with one cup of white vinegar, add to your spray bottle or garden sprayer, and apply the solution to the scored paper, one section at the time. Allow to sit for ten minutes.
- Beginning in a top corner, lift the paper with the scraper, and gently tug. If it comes off easily, continue to remove as much paper as possible, carefully using the scraper on the more resistant parts. If that first piece isn’t budging after a tug, allow the vinegar solution to sit for a few more minutes, then test again.
- Once you have the bulk of the paper off one section, continue spraying and removing one area of the wall at the time.
- Use care when you get to a section where the glue can be especially sturdy: give the area shot of the vinegar solution, and gently scrape in the direction you’re pulling the paper. You don’t want to damage the drywall or plaster.
- Once the paper is off, you’ll still have some of the backing stuck to the walls. Using a large sponge dampened with the vinegar solution and your scraper, rub over the backing, scraping gently as you go.
- After the walls are clear of paper and adhesive, fill your bucket with clean warm water, and wipe the walls down with the tile sponge. Allow to dry.
- Paper will likely remain under any switch plates and outlet covers. Turn off electricity to the room, and remove the wall plates with a screwdriver, peeling the paper off carefully.
If the paper has been hung over other layers of wallpaper, obviously, the job will take more time, but try to only remove one layer at a time, using the above steps for every layer. Sometimes you get lucky, and more than one layer comes off at a time. Set aside a weekend for this job and grab some help to make the job go faster. Take your helper out to eat once the job is complete!

Your home is on the market, the whole family has pitched in, decluttered, cleaned like never, reworked the furniture layout, and maybe even done some painting and remodeling. You also work full-time, and the kids keep you busy after school with activities and lessons. How do you keep the house clean and smelling fresh for showings? Follow these tips so you won’t have to work too hard after working hard.
- Two things to be done daily: keep the mail sorted and newspapers in the recycle bin and make the beds. If there’s an upper bunk bed that’s a beast to keep looking show-perfect, have a large comforter that can be thrown on top and cover the not-so-perfect sheets.
- The bathroom can be an issue with needing constant cleaning to keep it sparkling and fresh, and disposable cleaning wipes are the best way for a quick clean. You can also use a bit of fresh-scented cleaner for pouring down the sink and tub drains to clear the air while you’re away.
- Once you’ve done a major clean of the tubs and showers, keep them shiny with a DIY daily cleaner. Bev from The Make Your Own Zone has a great guide for keeping the shower sparkling!
- If you have pets, but don’t have time for constantly vacuuming and sweeping stray fur, keep them brushed daily, and, if they love the sofa, have sheets on the furniture to simply remove when you know someone will be there for a walk-through.
- Didn’t have time to do the dishes? Rinse them well and stash them in the oven if you have no dishwasher. Pouring some vinegar and baking soda down the drain/disposal will help keep any food odors away.
- The kitchen can be a major source for oily spots, and baking soda is the key to getting those areas clean. Sprinkle some on a damp cloth, scrub the greasy areas, and go back over them with plain water. Wipe down those areas as soon as you’ve finished cooking to keep them from getting visibly dirty again.
- If you can afford to have more than one throw rug or mat by the front door, have one clean and ready in case one gets visibly dirty, or just to put a fresh one down before a showing.
- Choose one room to spend most of your leisure time in. That way, when they kids are finished with homework, reading, or toys, everyone can keep an eye on things, and make sure whoever makes a mess cleans it up.
In today’s busy world, a lot of home showings are done on the weekends. Have your weekly cleaning jobs done by Thursday evenings so you will only have to make sure things are in order and wipe down a few areas before buyers start coming through. Delegate an age-appropriate job to every person in the house and make a list if necessary.

Along with all the planning of what you’re going to do and where you’re going to stay, consider this checklist to make you feel more comfortable while you’re away from home.
- Ask a trusted friend to pick up your mail, newspaper and keep yard picked up to avoid an appearance of not being at home.
- Stop your mail (USPS Hold Mail Service) and your newspaper.
- Don’t post about your trip on Facebook and other social media until you return; some burglars look for this type of announcement to schedule their activities.
- Do notify police or neighborhood watch – especially if you’re going to be gone for more than just a few days. Let your monitoring service know when you’ll be gone and if someone will be checking on your home for you.
- Light timers make it look like someone is home. Set multiple timers for various times to better simulate someone at home. There are plug-in modules for lights and appliances that would allow you to control them from your phone while your out of town.
- Do unplug certain appliances – TV, computers, toaster ovens that use electricity even when they’re off and to protect them from power surges.
- Don’t hide a key; burglars know exactly where to look for your key and it only takes them a moment to check under the mat, above the door, in the flower pot or in a fake rock.
These easy-to-handle suggestions may protect your belongings while you’re gone while adding a level of serenity to your trip.

Acquisition Debt is the amount of money borrowed used to buy, build or improve a principal residence or second home. Under the new tax law, mortgages taken after 12/14/17 are limited to a combination of $750,000 on the first and second homes. The mortgage interest on this debt is tax deductible when itemizing deductions.
It is a dynamic number that is reduced with each payment as the unpaid balance goes down. The only way to increase acquisition debt is to borrow money to make capital improvements.
Prior to the new law, homeowners could additionally borrow up to $100,000 of home equity debt for any purpose and deduct the interest when itemizing deductions. Mortgage interest on home equity debt is no longer deductible unless it is for capital improvements.
Acquisition debt cannot be increased by refinancing. Some confusion occurs because mortgage lenders are concerned in making home loans that will be repaid according to the terms of the note and using the home as collateral. That does not include making a tax-deductible mortgage.
Another thing that adds confusion to the issue is that the lenders will annually report how much interest was paid in a year but only the amount that is attributable to acquisition debt is deductible.
Even if the interest on the cash-out refinance is not deductible, it may be advantageous to pay off higher interest debt such as credit card debt and replacing it with lower mortgage debt.
It is the responsibility of the taxpayer to know what part of their mortgage debt is deductible. The challenge becomes more difficult after a cash-out refinance. Homeowners should keep records of all financing and capital improvements and consult with their tax professional.

Carbon monoxide is a silent killer you don’t want in your home but because it is colorless and odorless; you may not even be aware the deadly condition exists. The Center for Disease Control says more than 400 people in the U.S. die annually from carbon monoxide poisoning and over 10,000 require medical treatment each year.
Unmaintained furnaces, water heaters and appliances can produce the deadly gas. In addition, other sources could be leaking chimneys, unvented kerosene or gas space heaters or exhaust from cars or trucks operating in an attached garage.
The Environmental Protection Agency suggests the following to reduce exposure in the home:
- Keep gas appliances properly adjusted
- Install and use an exhaust fan vented to the outdoors over gas stoves
- Open flues when fireplaces are in use
- Do not idle car inside garage
- Have a trained professional inspect, clean and tune-up central heating systems annually
Headaches, nausea, vomiting, dizziness and feelings of weakness or fatigue are a few of the most common symptoms. Lower levels of exposure to carbon monoxide may be mistaken for the flu.
Carbon monoxide alarms should be on every level of a home and especially, in sleeping areas. The alarms can be purchased for as little as $25 and plugged into the wall like a night light.
Regardless of the government requirements, no one would want to put their family, guests or themselves at risk for something so deadly.

A principal residence and a second home have some similar benefits, but they have some key tax differences. A principal residence is the primary home where you live and a second home is used mainly for personal enjoyment while limiting possible rental activity to a maximum of 14 days per year.
Under the 2017 Tax Cuts and Jobs Act, the Mortgage Interest Deduction allows a taxpayer to deduct the qualified interest on a principal residence and a second home. The interest is reduced from a maximum of $1,000,000 combined acquisition debt to a maximum of $750,000 combined acquisition debt for both the first and second homes.
Property taxes on first and second homes are deductible but limited to a combined maximum of $10,000 together with other state and local taxes paid.
The gain on a principal residence retained the exclusion of $250,000/$500,000 for single/married taxpayers meeting the requirements. Unchanged by the new tax law, the gains on second homes must be recognized when sold or disposed.
Tax-deferred exchanges are not allowed for property used for personal purposes such as second homes. Gain on second homes owned for more than 12 months is taxed at the lower long-term capital gains rate.

Most homeowners are doing what they can to pinch pennies, and when something goes wrong, the thoughts of calling a repair service can send us into a tailspin for fear of a hefty bill. Some fixes are simple enough that anyone can DIY them with a little knowledge and supplies; here are seven of them:
- Toilet bowl leaks can really add up on your water bill. There are two common things that cause them: a leaky flapper, or the fill valve needs replacing. For less than $20, you can replace either of them. To get started, check out this information from Today’s Homeowner to test where your leak is and go from there. The internet is chock full of videos and how-to articles for either fix.
- Your beautiful just-refinished wood floors are squeaking, and unless you’re using the noise as a burglar alarm, you can get rid of it with talcum powder. First, make certain that the squeaking isn’t because of a loose board. If that’s the case, replace the nails or floor staples. Still squeaking? Sprinkle talcum powder over the seams, and rub it in with your fingers or a thin plastic card. Walk over the area, and listen for the noise, and apply more powder if necessary.
- It’s laundry day, and you’ve just thrown a load into the dryer, and the drum suddenly stops turning. The drum belt is easy and inexpensive to replace, thanks to this guide and video from Sears, and no appliance repair service needs to be called!
- Replacing light bulbs is easy, right? What happens if you accidentally break the bulb off at the socket? Go to the pantry, grab a potato, and cut it in half. After turning the electricity off at the breaker box, carefully push the sliced side of the potato onto the bulb socket, and once it has a grip, unscrew and remove the broken piece from the fixture.
- Your cabinets look great, but you’re having a hard time keeping them closed. For a few dollars each, you can purchase magnet catches, and install them in no time.
- Every now and then, something bumps into the drywall hard enough to create a hole. No need for a drywall expert to come in for this job. Lowe’s shows us how to patch the hole, and spend much less than the cost of a repair bill.
- Doorknobs take a lot of abuse and eventually need replacing, or maybe you just want to upgrade your door hardware. Buildipedia offers this how-to video for this simple project–no locksmith required!
Chances are you take great pride in your home, and want a professional to take care of some things for you. Sometimes, though, a simple job can be taken care of on your own, so grab your toolbelt, and get to work! Your wallet will thank you!

When it comes to gardening, going organic can be difficult, especially when there are so many manufactured products to keep weeds and insects at bay. It’s not uncommon knowledge that the fewer chemicals we use in our lawns and gardens, the better it is for everyone. Follow these tried-and-true tips to get you started on a more natural approach to a healthy garden.
- Make sure your garden soil is enriched with natural compost, and one way to do that is with grass clippings! According to Mother Earth News, a mulch of 1”-2” of cut grass can feed your garden for the season.
- Another way to get free compost is saving vegetable scraps from your kitchen. When you’re prepping for dinner, keep the parts you would normally throw away in a small bucket or jar with a lid nearby, and throw it in your compost pile or worm bed.
- Speaking of earthworms: vermicomposting is one very beneficial thing you can do to improve your soil. Learn how to have your own worm beds from gardeningknowhow.com. Kids love this project!
- The little tags in the cell packs of plants aren’t there for nothing. They have important and necessary planting information on them. Put your plants in the right place, in the right amount of sun, and it will reward you with good growth.
- When and how you water your garden plays an important part in keeping diseases and pests at bay. A morning shower with a water hose can rid your plants of nasty aphids. Watering your plants in the evenings can cause fungi and mildew to grow, and neither is easy to get rid of once they set in.
