We normally associate pests and insects with Summer time, but now is a good time to think about what you can do to prevent creepy crawlers coming in to your home. It’s a simple matter of checking the outside as well as the inside, and staying ahead of them.
Exterior
- When you mulch plants, keep it from piling up against the house’s foundation. Insects can use the mulch for overwintering, but if you could add a border of rock or stone between the mulch and the house, or even use cedar mulch, it would discourage pests.
- Inspect your foundation carefully for cracks or holes, as well as places where utility pipes and wires enter your home. Cover or fill them with wire screen mesh, cement, or metal flashing.
- Outside lights, when left on, draw flying insects, but if you can change the bulbs from incandescent to halogen, they are less attracted to the glow.
- Check doors and windows for openings, and seal them with caulking or weatherstripping, and repair any holes in your screens.
- Keep trash cans and surrounding areas clean, and make sure lids fit tight. Recyclables should be rinsed well, and container lids put back on before tossing them in the recycle bin.
- If you have anything that can retain water, empty it as often as possible, and use a larvicide in your landscape’s water features.
- If you use firewood, store it away from your home, at least thirty feet.
- Gutters should be cleaned periodically, not only for their efficiency, but to help keep pests from making a home in the debris.
Interior
- The most important pest prevention tip for the inside of your home is cleanliness. Keep crumbs off the counters and floors, clean food messes immediately, and keep food consumption limited to the kitchen. Wash up dishes before going to bed at night.
- Storing open food in plastic containers with lids or plastic storage bags will lessen the chances of pests finding it.
- Check stored grains, (flour, sugar, cornmeal), often, and discard it as soon as the expiration date passes. Storing these in a sealed container is best.
- Pet food is best kept in a storage container with a tight-fitting lid.
- Keep inside garbage in a trash can fitted with a bag, and keep the lid closed. Remove the bag to the outside can as soon as it’s full.
- Vacuum carpets frequently, especially if you have pets. They can bring in little hitch hikers when they come in from being outdoors.
- Inspect all baseboards, and replace or repair them if they’re broken, and walls should be checked for holes, and repaired as soon as possible.
If you see pests in or out of your home, it’s best to call a professional to address the problem, and do it quickly so you don’t suffer an infestation. Once you know you’re clear of bugs, it only takes a few minutes each week to keep them from feeling at home in your home.

Regardless of what a lender quotes on mortgage rates, the actual rate a borrower pays is based on a number of variables. Lenders determine whether to loan money and at what rate based on the risk involved with the transaction.
Factors that increase the risk that the loan will be repaid will proportionately increase the interest rate charged to the borrower. If the risk becomes too high, the loan will not be approved.
- Loan amounts – conventional mortgages above conforming limits as set by Fannie Mae and Freddie Mac are considered jumbo loans and generally have a higher interest rate.
- FICO score – the lowest interest rate is reserved for the highest score; the lower the score, the higher the rate the borrower will pay.
- Occupancy – borrowers occupying a home as their principal residence are considered a better loan risk than second homes and investment properties.
- Loan purpose – purchase transactions generally have the lowest interest rate with refinancing for better rates and terms being priced slightly higher. An even higher rate might be charged for refinancing and taking cash out of the property.
- Debt-to-Income Ratio – a borrower’s monthly liabilities divided by their gross monthly income develops a ratio that helps lenders to assess the borrower’s ability to repay the mortgage.
- Property Type – some types of property are considered higher risk than others which could adversely affect the rate.
- Loan-to-value – the lower the percentage of the loan to the appraised value of the property will generally lower the interest rate.

The Windermere Real Estate Market Trends Report shows the average sales price was $576,725 in September 2017 compared to $496,616 in September 2016. Homes were on the market for an average of 77 days compared to 95 days last year. Homes sold for 97% of the list price.

The Kissimmee Real Estate Market Trends Report for 34741 shows 35 homes sold in September 2017 down from 46 in September 2016. The average sales price was $164,394 compared to $136,608 in September 2016 and homes were on the market an average of 36 days, down from 69 days in September 2016.

Moving into a new home means looking for the right touch for the blank walls. Artwork or family photos are the perfect fillers for these spaces, and hanging them can be a task. Let’s look at some practical rules and tips for making those plain spaces come to life.
Single Frames
- Pick your space, picture to hang, and gather measuring tool, chalk or pencil, level, hammer and nails or screwdriver and screws. Picture-hanging kits can be purchased at hardware and home stores as well.
- If the place you’ve chosen doesn’t have a stud for a nail, it is best to use an anchor and screw hanger. These are inexpensive, and can be found in any hardware store. Follow the easy instructions for installation for a strong mount for the picture.
- Measure up to approximately 57” on the wall; this is where the center of your picture should be–average eye height. The top of the frame will obviously be higher.
- Hold the frame up to the wall and use a pencil or some chalk to mark the approximate place for the nail/anchor screw.
- Install the hardware you’ve chosen, and hang the frame.
- Sometimes the frame doesn’t want to hang level. Use self-stick rubber dots on the back corners of the frame; these will hold it in place, and protect the wall from damage.
Gallery Walls
- If you’re creating a gallery wall using several pieces, and include family snapshot photos, children’s artwork, art prints, and even fine art.
- Create a clean, modern look by using the same style and color frames, same color palette, or same theme.
- Use the largest picture for a focal point. Hang it first, using the 57” on-center idea.
- Make templates of your artwork with newspaper. Lay your pictures down on the paper, and trace around the edge. Cut the templates out.
- Place the templates on the floor, or on the wall with masking tape, in any formation you like, changing the arrangement until it looks like a well-fitted puzzle.
- Not all large pieces need to be in the center; a pleasing arrangement would have the focal point hanging to the left of your display, with smaller frames hung on the right.
- Once you are satisfied with your mock-up gallery, hang the pictures using the first four tips.
Bonus Display Tips
- Renters or anyone who doesn’t want to bother with hammer and nails can use removeable sticky strips for framed pieces. 3M Command Strips are perfect for this easy display idea.
- Use an art ledge for an easy display. These can be purchased at home stores and painted or stained to suit your style. Attach to the wall at the 57” level, or 12” above the furniture, and place your pictures and artwork on them–no other hardware needed!
- There are a multitude of free printables–seasonal and inspirational quotes–available on the internet. Keep one or two spaces on your walls for a quick-change whenever you feel the need.
No matter your decorating style, hanging framed items has a few rules that you should follow for aesthetics’ sake, but choosing what to display and how many is a personal decision. Make your home your own by showing off what you love most, making the statement with your framed decorations.

Buyer’s mortgage pre-approval is good for everyone in the transaction. It saves time, money and removes the uncertainty of knowing whether the buyer will be qualified after negotiating a contract. The direct benefits include:

Relocating to a new city, or even a new area, can be hard enough without missing your old friends. Finding new friends and acquaintances can be easy if you put some effort and a little research in it.
Your New Neighbors
- Once you’re settled, go for a walk and introduce yourself when you see neighbors outside.
- Have a porch or front yard gathering on a weekend afternoon. Offer light, simple snacks and invite the whole neighborhood.
- Get outside and work on the landscaping, small DIY projects, or sit on the front steps with a good book. Your neighbors then have the opportunity to say hello.
- Just a few outdoor decorations can bring compliments from neighbors, always an easy way to start a conversation.
- If you have pets, especially a dog, they make great ice-breakers when you’re out for a stroll.
- Visit your local small businesses and you’ll see enough familiar faces over time that saying “Hello” will be easy.
- Ask your realtor if there’s a neighborhood community center, and call to see how you can get involved.
- Children make great conversation-starters. They love finding nearby kids to hang out with, and taking them for a bike ride is a great way to get to know other families.
- Host a fun, child-centered activity in your front yard with outdoor games and snacks. Invite the kids in the neighborhood and their parents, and they will come!
Your New Town
- Ask current friends if they know anyone in your new area, and get in touch with them.
- Contacts from local organizations–these can provide you with lots of information about your new hometown, as well as introduce you to new people.
- Search social media for events taking place in your area and go to them!
- Invite your new coworkers to lunch or coffee.
- Getting the kids involved in activities will connect you with locals and other parents.
- Hobbyists sometimes have get-togethers for like-minded people. Find a nearby group with your same interest, and join them.
- School parent organizations are a great place to meet other parents.
It seems that we are always busy working, or driving our children to so many activities, that a relaxing weekend in front of the tv sounds like the perfect down time. Getting to know who your neighbors are, however, can be invaluable to feeling at home in your new home, and only takes a little effort on your part.
