Tips For Being a Good Neighbor

A good neighbor might be characterized as someone who’ll look after your home when you’re out of town by picking up your mail and watering your plants.  You’d most likely reciprocate for anyone who’d be so generous toward you.

good neighborIn some cases, you might only be able to name one or two of your neighbors who would step up to that level of service.   Wouldn’t it be nice if more people on your street would be happy to make that offer?

The solution may just start with being a better neighbor first.  The following suggestions go a long way to improving your neighborhood and making new friends at the same time.

  • Meet your neighbors and exchange phone numbers and email addresses.  Agree with each other that you’ll let them know if you see something strange going on at their home.
  • Slow down when driving through the neighborhood; it will make it safer and everyone will appreciate it.
  • Control your dog: keep it on a leash; pick up after it; don’t let it bark too much.
  • Don’t park in front of your neighbor’s home.
  • Notify your immediate neighbors when you’re having remodeling done and ask them to let you know if any of the contractors cause damage to their property.
  • Let your neighbors know when you’re having a party and that there will be more cars on the street than usual.
  • Maintain your home and yard so that it adds to the beauty of the neighborhood.
  • Put your garbage out for collection on the correct day and bring the containers back in promptly.

In reality, it is fairly obvious; you just have to think of the things that you’d want from your neighbors.  Be friendly; don’t be noisy; offer a helping hand when available and respect each other’s boundaries.  Having a sense of community and that you all share the neighborhood can be underlying principles that will guide your behavior.

Orlando Foreclosure Trends for October 2014

In October, the number of properties that received a foreclosure filing in Orlando, FL was 18% lower than the previous month and 4% lower than the same time last year, according to RealtyTrac.com.

Pre-foreclosures accounted for 16.7% of the foreclosure activity in October,  Auctions were 53.7%, and Bank-owned properties were 29.7%.

In October, the number of bank-owned properties decreased 15.4% from the previous month and increased 94.9% from the previous year. The number of auctions decreased 17.1% from the previous month and rose 108.6% from the previous year. Pre-foreclosure activity decreased 25.4% from the previous month and 73.7% from the previous year.

Should I Go It Alone?

There are two typical questions raised all the time about real estate…

Sellers: “Shouldn’t I first start with trying to save some money by selling on my own as a “For Sale By Owner?”

Buyers: “Shouldn’t I just look around on my own and work with the listing agents when I find something I like?”

handshakeBoth of those scenarios have hidden problems. The field of real estate is loaded with land mines. Real estate professionals “know the ropes” so you don’t need to. Here are some thoughts for you to consider!

  • Sellers need true expert guidance navigating the dangerous pitfalls that currently exist. Finding a buyer ready, willing and able to pay fair market value at a time when lending standards are so stringent is not an easy task.
  • Buyers are finding reasonable financing is not easy to come by. It can be very tricky when interest rates are volatilelike they have been over the last several months. And underwriting standards are tight, meaning that you need special guidance getting pre-approved and assuring that your credit is clear.
  • Both buyers and sellers need to be hiring a talented negotiator who could save you thousands, perhaps tens of thousands of dollars. Each step of the way – from the original offer, to the possible re-negotiation of that offer after a home inspection, to the possible cancellation of the deal based on atroubled appraisal – you need someone who can keep the deal together until it closes.
  • Sellers should also realize that when an agent is negotiating their commission with you, they are negotiating their own salary; the salary that keeps a roof over their family’s head; the salary that puts food on their family’s table. If they are quick to take less when negotiating forthemselves and their families, what makes you think they will not act the same way when negotiating for you and your family?
  • Buyers should consider working with a buyer’s agent from the start. That should be someone who really tunes into your needs and wants. That’s so they can really pinpoint the search for the right property for you. They can save you hours of spinning your wheels and they are ultimately compensated by the seller at the closing table.

Both buyers and sellers should take to heart that old saying “You get what you pay for.” Just like a good accountant or a good attorney, real estate professionals will save you money when all is said and done.

Consider an Adjustable Rate

adjustable rateWith fixed rate mortgages as low as they are, most purchasers or owners wanting to refinance might not even consider an adjustable rate loan. The determining factor should be how long the person plans to be in the home and which mortgage will provide the cheapest cost of housing.

For instance, if you compare a $300,000, 30 year term mortgage with a 4.125% rate on the fixed and a 3.25% on the 5/1 adjustable, the breakeven point would be almost seven years assuming the rates adjusted the maximum that they could in each year.

Therefore, if a person is going to stay in the house less than 7 years, the ARM would provide the cheapest cost of housing.  This example shows that at the end of five years, the ARM would generate almost $13,000 savings over the fixed-rate.

On the other hand, this could be a good time for homeowners with an existing adjustable rate mortgage to consider refinancing into a fixed-rate mortgage.  The longer that they intend to stay in their home, the more advantageous it might be for them to convert their mortgage to lock-in their payment and fix their housing costs.

Do I Have Enough Homeowners Insurance To Cover a Natural Disaster?

As we watch with horror the impact natural disasters have on those affected, it is only natural that we ask ourselves,” Would I be able to sustain such losses? Would my homeowners insurance policy cover the costs of rebuilding?

homeowners insuranceThe National Association of Insurance Commissioners (NAIC)) recommends that you use your annual renewal notice or any improvements to your home as a reminder to touch base with your agent or insurer to recheck how much insurance you really need. Do you have sufficient coverage for rebuilding and replacement? Amy Bach, executive director of United Policyholders, a consumer advocacy group, urges homeowners not to blindly trust that their home insurer has all the bases covered.

With fluctuations in the real estate market, coverage equal to the current replacement cost (excluding land), is advisable. The first step in getting adequate coverage is to establish your policy’s dwelling limit. Your target number is the full-replacement cost of your home and its possessions. The dwelling limit bears no relation to your property’s market value, its appraised value, or its assessed tax value. And don’t mistake the cost of new construction for the cost to rebuild, which is more expensive because of factors such as debris removal and higher demand for materials and labor after a catastrophe,

(You can get a pretty good idea of what it would cost to rebuild your home by using an online calculator, available at sites such as HMFacts.com ($7) and AccuCoverage.com ($8).

It’s a good idea to purchase guaranteed replacement coverage, meaning the insurer will pay whatever it costs to rebuild your home with materials of like kind and quality, without deducting for wear and tear. Avoid actual cash value coverage, which pays only the depreciated value of your home.

Check also on your need for flood insurance, even if you don’t live near a body of water, since policies vary in their coverage of many types of water damage.

And lastly, it goes without saying that you need to update the inventory of your possessions at least annually since it is not only a record of the contents of your house and their value, but also a good indicator of whether you have enough coverage.
