Lake Conway Wipeout was started in 2010 by a few friends who enjoy water, boats, and laughter.  After watching ABC-TV’s hit show Wipeout one night, a Facebook conversation turned into brainstorming our own version of Wipeout.

2014 marks the event’s fifth year, and it has grown from a few boating friends to over 300 boats and over 1,000 spectators.  The 5th annual Lake Conway Wipeout will take place Saturday, July 26th, 2014, from noon until 5:00pm at the sandbar on Lake Conway in Orlando.  The event is only accessible by boat, but Lake Conway does have public boat ramps.

Our crews will set up an inflatable obstacle course at Lake Conway’s sandbar and participants run the course to see who gets the best time.  It is a great family event and kids-only run the course the first two hours of the event.  Come out and laugh at your friends and family bouncing off an inflatable obstacle course on the water. We have great prizes for the winners too!

* Registration for children 8-15 starts at 10:30am until spots are filled. Everyone under 18 needs to have a legal parent or guardian present to sign their waiver form or check in. Also, must walk along the outside of the course with that child!!!!

* Registration for adults 16-up starts at 12:30pm until spots are filled. Again, anyone under 18 needs a legal parent or guardian present to sign the waiver or check in even though you are in the adult category.

* Children 8-15 will run the course from 12pm to 2pm, adults 16-up will run the course from 2:30pm to 4:30pm.

* Award Ceremony is at 4:45pm

The public ramp for Lake Conway is located on Hoffner Ave just east of Orange Ave. The sand bar is at the East side of Big Lake Conway. Check the Facebook page for updates and maps for the ramp and sandbar locations.

The event is free, but we ask you to donate via the following link the proceeds go to the Leukemia and Lymphoma Society to help wipeout blood cancers.

*Important Notice: This event is only accessible by boat. All of the shoreline near the event is private property. Anyone trespassing will be prosecuted. The shoreline and streets around the event will be monitored by local authorities, and any cars parked illegally will be towed.

First-time homebuyers owe it to themselves to do a lot of research about the finances of buying a home. Here are four first-time homebuyer mistakes to avoid.

1. Spending the maximum amount on a mortgage a lender will loan.

Lenders often qualify buyers based on incomes and debt-to-income ratios without considering how much the borrowers spend on other budget items.

Financial experts recommend that consumers decide how much they want to spend each month on housing before meeting with a lender. It’s up to you to know your budget and to not just jump at a mortgage amount that a lender says you can afford.

2. Not getting pre-qualified.

This should be the first step toward homeownership. Many first-time homebuyers wait until they are ready to start house hunting before contacting a lender.

Buyers need to get pre-qualified early enough in the process so that they can make changes if they need to or correct errors on their credit report. Some first-time buyers may need to spend up to a year saving more money, increasing their incomes or cleaning up their credit before making an offer on a home.

3. Underestimating the importance your credit score.

While most consumers know it’s important to have a high credit score, not everyone understands how costly a low score can be. Mortgage lending is done with a tier of interest rates and terms based on consumer credit scores. Learn about credit scores the minute you start working. Many websites provide information about how to improve your credit score.

And remember, even after a mortgage approval, you must avoid applying for new credit or taking on new debt, because a second credit check is now often required before settlement.

4. Choosing the wrong mortgage product

Many first-time homebuyers opt for a 30-year fixed-rate mortgage only because it is an industry standard. Alternatives to a 30-year-fixed sometimes make more sense. For example, buyers certain they will be relocated by their companies within five years may find a 5/1 ARM could be a much better mortgage.

Homebuyers eager to build equity in their homes or who are older and want to live mortgage-free in retirement should consider a 15-year fixed-rate loan or even a 10-year mortgage to reach their goals.

Do your homework and don’t jump at a mortgage because it will buy you a bigger Orlando Florida home.

Orange County Real Estate Sales Statistics – May 2014

Orange County saw 241 fewer homes sold in May 2014 than May 2013, less than 1 percent decrease. The average sales price increased by 22 percent and the median sales price increased by 19 percent from May 2013.  Market times decreased by 13 days or 9 percent.

Osceola County Real Estate Sales Statistics – May 2014

Osceola County homes saw home sales decreased by 45 homes, a 7 percent increase. Prices increased with the average sales price up 27 percent and the median price increased by 22 percent.  Market Times decreased by 1 day compared to May 2013.

Seminole County Real Estate Sales Statistics – May 2014

Seminole County residential sales decreased by 4 percent with 29 fewer homes sold in May 2014. The average sales price increased by less than 1 percent, and the median sales price increased by 5 percent compared to May 2014 levels. Market times decreased by 9 days or 7 percent.

Lake County Real Estate Sales Statistics – May 2014

Residential sales in Lake County decreased with 12 fewer more homes sold, a 2 percent decrease. The average sales price increased by 6 percent, and the median sales price increased by 7 percent for the month compared to May 2013.  Market times decreased by 26 days or 14 percent.

Polk County Real Estate Sales Statistics – May 2014

Polk County saw 16 fewer homes sold in May 2014 compared to May 2013.  The average sales price increased by 5 percent, and the median sales price increased by 4 percent.  Market times decreased by 22 days compared to May 2013.
