Happy Thanksgiving!

Did you know?:

–    The first Thanksgiving was held in the autumn of 1621 and included 50 Pilgrims and 90 Wampanoag Indians and lasted three days. Many historians believe that only five women were present at that first Thanksgiving, as many women settlers didn’t survive that difficult first year in the U.S.

–    Thanksgiving didn’t become a national holiday until over 200 years later! Sarah Josepha Hale, the woman who actually wrote the classic song “Mary Had a Little Lamb,” convinced President Lincoln in 1863 to make Thanksgiving a national holiday, after writing letters for 17 years campaigning for this to happen.

–    No turkey on the menu at the first Thanksgiving: Historians say that no turkey was served at the first Thanksgiving! What was on the menu? Deer or venison, ducks, geese, oysters, lobster, eel and fish. They probably ate pumpkins, but no pumpkin pies. They also didn’t eat mashed potatoes or cranberry relish, but they probably ate cranberries. And no, Turduckens (a turkey stuffed with a duck stuffed with a chicken) were nowhere to be found during that first Thanksgiving.

–    Thanksgiving was almost a fast — not a feast! The early settlers gave thanks by praying and abstaining from food, which is what they planned on doing to celebrate their first harvest, that is, until the Wampanoag Indians joined them and (lucky for us!) turned their fast into a three-day feast!

Take Care of These Tasks Before Moving

Buying a home is so exciting, and unless your new home is brand new construction or newly renovated, there may be a few projects you have planned. If any of these
 plans are in the current budget, get them completed before moving: 

  • First things first, change all locks on the house, including the garage door and any outbuildings. 
  • Painting interior walls would be finished sooner if done before getting boxes and furniture in the house. 
  • Most sellers are required to leave the house and property clean as a whistle, but doing a deep clean on your own or hiring a pro to do the job will make you feel better, knowing it was done.  Have hard surfaces steam-cleaned to ensure that as much dirt, grease, and germs have been blasted away.  
  • Any flooring projects you would like done would go more smoothly if completed before living there.   
  • Have a look at electrical outlets in each room and add or move them as needed. Consider upgrading outlets to include USB plugs as well, making it more convenient to charge your gadgets. 
  • Call an HVAC repair person and have the AC unit thoroughly cleaned and ask if they offer a service plan so that you do not have to schedule this twice per year. 
  • If getting new toilets is not possible, at least purchase and install new seats.  In case the bolts are stubborn, The Family Handyman offers some help in getting the old seat off. 
  • The security system should be up and running before moving, so check any existing installations and decide to upgrade or not. Get the internet connection established so you can test everything so it will be ready when you bring your belongings. 

Any major renovations to the house would make life easier for you and your family if they are finished or nearly so by the time you are ready to move in.  Otherwise, stay a while before you decide if the remodel is exactly what you need.  Once the big things are done, enjoying your new home, and getting to know your neighbors will be the number one priority.

Your Home: Tips and Trends for Homeowners, Buyers and Sellers

The attic may be the last place home-owners think about when considering improvement projects. However, there can be  some big benefits from upgrading the insulation in your attic. Most people aren’t attic experts, so here’s some information on insulation upgrades for your home.

1. Determine How Much You Need – The first step when upgrading attic insulation is to figure out how much new material is needed. Many believe their home has enough as is, but insulation tends to compress over time and become less effective. Get accurate measurements of your space so you’re not buying too much or too little. If your attic is finished, con- sider adding an extra layer on top of what’s currently against the roof. For unfinished attics, add layers to what’s currently on the floor.

2. Understand R-Values – When researching attic insulation, you will come across the term “R-value,” which is the ability of a material to resist heat flow. The higher the R-value of  a specific insulation, the more effective it will be for trapping heat. The Department of Energy recommends different R-value insulations depending on the area or climate where you live. Visit energy.gov/energysaver/weatherize/insulation to determine the type of insulation you’ll need for your attic.

3. Big Savings Possible – Utility bills can be a drag on your personal finances, but attic improvements can generate savings for homeowners. The Environmental Protection Agency estimates you can save up to 15% on utility costs by adding new insulation and sealing air leaks in your attic. Also, most homes built before 1960 do not have proper insulation based on modern standards, so your older home may be losing a lot of energy. Modernizing your attic can result in a significant return on your investment.

Creating Efficient Storage Space

One of the biggest complaints from homeowners is that they don’t have enough storage space. While add- ing extra physical rooms may not be an option for most, there are ways to creatively utilize your space.

DeclutteringBefore you start thinking about reorganizing your storage space, first consider whether you absolutely need to keep everything. Decluttering may be the easiest way to open up new areas for more important items. Tackle each of your cur- rent storage spaces individually so you’re not overwhelmed.

No stray itemsTo maximize the space you have, use boxes or containers to efficiently make use of the area. Uniform shapes and sizes will help you determine how these containers stack—think of your storage space like a game of Tetris.

Choose the right products Make sure to think ahead before purchasing any storage containers, racks or shelves for your closets or crawl spaces. Measure your closet and keep these figures with you as you’re shopping online or in stores.

Storage zonesUse the space you have in smart ways by keeping all items you use regularly between your knees and shoulders. Use hard-to-reach areas for items that are for long-term storage. Think vertically instead of horizontally to make your storage spaces more efficient.

Integrating smart home technology into your existing property is a smart move. Upgrading certain features of your home can result in increased efficiencies and cost savings down the line.

Here are a few additions you can consider for your home:

Smart Lock: For those who don’t like carrying around bulky sets of keys, smart locks allow for easy and quick access to your front door or any other room in your home. Many smart locks also track data that indicates when doors are opened and closed, which could be useful for families with children or helping to adjust your daily schedule.

Smart Doorbell: One of the most popular smart home devices, a smart doorbell has a built-in camera for identifying guests or solicitors. Sync your doorbell camera with your phone and you can see who’s visiting even when you’re out and about.

Smart Lighting: Useful in a variety of ways, consider adding smart lighting to your home. National Espresso Day – November 23rd

Get the pure coffee essence on National Espresso Day! Whether you sip one cup or keep buzzing all day long, November 23rd is the day.

The word espresso (/ɛˈsprɛsoʊ/; Italian pronunciation: [eˈsprɛsso]) in Italian means ‘quick in time.’ Before the advent of the espresso machine, espresso was simply a coffee expressly made for the person ordering it. It was also made with recently roasted and freshly ground beans. The cup was brewed shortly before serving. In the late 1800s, this practice was commonplace in cafés and restaurants.

While today’s espresso maintains the freshness quality, it has undergone a transition in meaning. We’ve come to know espresso as a highly concentrated brew served in smaller quantities. We may also use espresso as a base for other delicious coffee creations.

We can thank the espresso machine for this modern view of espresso. In 1901, Italian Luigi Bezzera invented the first successful espresso machine. The newer technologies produced a smaller, more concentrated cup more quickly than traditional coffee brewing methods. Additionally, this thicker, more intense brew created a creamy foam on top called the crema. The richer flavors and aromas of an espresso create delicious lattes, mochas, cappuccinos, macchiato, and many cafe’ creations.

Beyond the range of beverages, the intense flavor of espresso lends itself to baking. Where coffee may become lost when blended with other flavors, espresso remains vibrant. Blend it with cream cheese, sugar and flour for a cheesecake. Add it to ladyfingers and make tiramisu. Many desserts call for espressos such as ice cream and creme brulee.

The Windermere Real Estate Market Trends Report shows the average sales price was $719,340 in October 2020 compared to $463,533 in October 2019. Homes were on the market for an average of 67 days, compared to 62 last year. Homes sold for 98% of the list price.

Why Do I Need Earnest Money?

When you’re shopping for a home, it can feel like you’re hemorrhaging money. You’ve got all sorts of things to pay for, from loan application fees to home inspections, so when the issue of earnest money comes up unexpectedly, it can be a “slam on the brakes” moment. Now that the days of low to no down payments are largely past and markets everywhere seem to be running thin on inventory, earnest money may well be the most important negotiating tool you’ve never heard of.

What Is Earnest Money?

When you make an offer on a home, part of that offer can include a little show of good faith on your part, in the form of cold, hard cash. Generally, one to three percent of the offer price is pretty normal for an earnest money deposit, but this can vary pretty widely based on market conditions. And the more you put up, the better. But what happens to that money?

Earnest money is literally just a show of faith. When you go to the closing table, it becomes part of your cash to close equation, which includes other line items like your down payment, your closing costs, and your prepaid items. It’s not a bribe or an extra fee to convince a seller to sell to you. It will simply be applied in full as a credit in your closing documents, reducing the amount of money you need to bring with you on the big day.

Here’s the one kicker. If you were to decide to back out of the contract with no real cause, the seller may be entitled to some or all of that earnest money. However, plenty of situations exist where you may not be able to close, but your earnest money will be refunded, such as:

  • An unacceptable home inspection. This all has to be stipulated in your contract; there are no givens in a real estate transaction, but there are things that are pretty standard. Having an unacceptable home inspection, if the seller is not willing to make reasonable repairs, can be a cause for terminating the contract and getting your earnest money back.
  • Your financing falls through. Again, you’ll need a financing clause or addendum to ensure you’re covered in this event, but because financing is so important to real estate transactions in general, they are pretty standard. If your financing falls through due to no fault of your own (you’ve been laid off, your bank closes, a co-borrower dies), you should generally be able to reclaim your earnest money. The specifics will be in your real estate sales contract, so pay close attention.
  • The seller can’t close. There are a few rare situations where a seller can’t close the transaction. These are incredibly uncommon, but they do happen once in a while. For example, you might find out that the seller only believed they were the owners of the home. This can occur when a parent dies without a will, forcing the property into probate court even when it’s clear an only child will be the sole heir. And in the case that the seller can close, but chooses not to for whatever reason, you would also get your money back.

What Is an Earnest Money Note?

In some markets, you may have an additional option for earnest money, known as an earnest money promissory note. This is essentially an IOU that accompanies the offer. On the note, you’ll specify exactly when you’ll either turn the paper into actual cash or forfeit the offer entirely. Though these were once very common, they’re far less so today. If you choose to use an earnest money promissory note, be sure to describe in great detail why you’re not able to provide earnest money on the spot and how you will remedy this.

For example, if you have some stocks you were going to cash out for your down payment, but didn’t want to touch until you were really ready, you may need time to sell enough to cover the earnest money. In that case, specify this as the reason and say that you’ll initiate a sale on a certain day, then convert the note on that day. Make sure to leave yourself a little leeway, because if you fail to perform, you can suffer serious consequences.

Generally speaking, earnest money promissory notes can be considered a sign of a weak offer, but this varies from offer to offer and market to market and you should inquire before taking that leap.

Renovations and Child Safety

Plans have been finalized, colors and design have been chosen, the contracts are signed, and it is
 time to begin that long-awaited kitchen renovation! While most homeowners will be excited to begin, one thing should be done before the first nail is hammered:  be sure you have made safety measures for your children.   

  • When making plans for a child’s space, whether a bedroom or bathroom, and you are in your “forever” home, make sure those plans can grow with your child.  While a fun built-in castle bed is fun for now, it might require a whole new reno when he stops wanting to be a knight when he grows up. 
  • During contractor interviews, ask if they are experienced in working in a home with children present, get referrals from other families, and make a point to call those references. 
  • Planning on a total rehaul for your kitchen? Create a makeshift kitchen with portable electric cooking gadgets, use disposable plates and utensils, and use the grill as often as possible. If there is carpet in the new eating area, and you have small children, purchase an inexpensive area rug or large outdoor “rug” (found in most discount stores for $20), to protect the wall-to-wall.
  • When demolition begins, have a plan for everyone to be away from home that day. Have your contractor call with any possible dangers they may find:  mold in the walls, asbestos or lead in an older home, or any broken glass or tile. Wall off that area with plastic sheeting and make it as impossible as you can for the children to enter on their own. 
  • Talk to your contractor about the importance of hunting down every tool at the end of the workday and storing them out of sight. Offer a charging station in an area your children do not frequent so cordless tools can re-energize out of sight and out of their interest. 
  • Dust will be everywhere, and allergies may flare. Make certain all ductwork in the project rooms are covered, and again, walled off with plastic sheeting or “temporary” walls.  
  • If your contractor does not provide dedicated trash cans with lids for construction trash, buy them yourself and put them in each work area. Make sure they are tall enough that children will not be tempted to grab something they find interesting that could harm them. 

Once the job is complete, make it easy on yourself and splurge on a professional to come in and clean every surface to remove dust and bits of grime left behind. Celebrate getting back to normal and have a party in the new space!
