The residential housing market has been hot. Home sales have bounced back solidly and are now at their second highest pace since February 2007. Demand has remained strong throughout the summer as many real estate professionals are reporting bidding wars with listings actually selling above listing price. What about your house?
If your house hasn’t sold, it is probably because of the price.
If your home is on the market and you are not receiving any offers, look at your price. Pricing your home just 10% above market value dramatically cuts the number of prospective buyers that will even see your house. See chart below.

Every three years, the Federal Reserve conducts a Survey of Consumer Finances in which they collect data across all economic and social groups. The latest survey, which includes data from 2010-2013, reports that a homeowner’s net worth is 36 times greater than that of a renter ($194,500 vs. $5,400). In a Forbesarticle, the National Association of Realtors’ (NAR)Chief Economist Lawrence Yun predicts that in 2016 the net worth gap will widen even further to 45 times greater. The graph below demonstrates the results of the last two Federal Reserve studies and Yun’s prediction:

The Windermere Real Estate Market Trends Report shows the average sales price was $477,939 in June 2016 compared to $656,267 in June 2015. Homes were on the market for an average of 76 days compared to 95 last year. Homes sold for 96% of the list price.

The Celebration Real Estate Market Trends Report for 34747 shows 123 homes sold in June 2016 compared to 116 in June 2015. The average sales price was $275,613 compared to $316,214 in June 2015 and homes were on the market an average of 122 days, up from 87 days in June 2015.
