- One benefit of buying a home with your best friend is that there will be two of you signing on the loan. This makes many lenders very happy because they know that they have double the chance that the mortgage payment will be paid each month. Having two people instead of one signing the mortgage is better all the way around.
- Another benefit of buying a home with your best friend is that you will share the expenses. You can sit down together to figure out who is going to pay for what and then take the savings you will receive by doing this and put it toward something you both want or something you want for yourself. The beauty of this is that by sharing expenses you will likely have the money to share for fun things too.
- Buying a home with your best friend is a great way to gain equity. The longer you two live together the more equity you will be building in the home that you purchase. If you decide to sell the home one day in the future, you will be able to split the profits and start your new lives more easily than if you didn’t purchase a home together.
- One con to buying a home with your best friend might be the sheer rawness of moving in with someone hitting you in the face. One of Ireland’s most historic homes is for sale. In recent history, the castle housed Guinness-beer heiress Oonagh, Lady Oranmore and Browne, one of the three “golden Guinness girls,” who entertained lavishly and whose guests have included the Rolling Stones, Anjelica Huston (who grew up next-door), Lucian Freud, and U2’s Bono.
Dublin’s most famous export, Guinness beer, first arrived in the United States on the shore of North Carolina in 1817 under the direction of Arthur Guinness II, first heir to the company. The dark ale, known as stout, became an instant hit as it spread its delicious exports around the world. Today, offering eleven distinct varieties, thousands of bottles will be consumed on St. Patrick’s Day, a one-day break from Lent, after sixteen days of building up a powerful thirst. Though to many Americans, St. Patrick’s Day has evolved into green beer and a drinking free-for-all, if you’re heading to Dublin to celebrate and take a tour of the Guinness castle, be forewarned that you’ll probably be doing it with other tourists in the Guinness’ Temple Bar neighborhood because when the parade is over most of the locals head home to a nice dinner and an evening of calm entertainment.

The Windermere Real Estate Market Trends Report shows the average sales price was $544,748 in Feb 2017 compared to $620,053 in Feb 2016. Homes were on the market for an average of 91 days compared to 127 days last year. Homes sold for 97% of the list price.

The Kissimmee Real Estate Market Trends Report for 34741 shows 54 homes sold in Feb 2017 up from 43 in Feb 2016. The average sales price was $146,058 compared to $130,950 in Feb 2016 and homes were on the market an average of 65 days, down from 71 days in Feb 2016.

- Sales of existing homes reached the highest pace in a decade at a seasonally adjusted annual rate of 5.69 million.
- January marked the 59th consecutive month of year-over-year price gains as the median home price rose 7.1% to $228,900.
- NAR’s Chief Economist, Lawrence Yun had this to say, “Much of the country saw robust sales activity last month as strong hiring and improved consumer confidence at the end of last year appear to have sparked considerable interest in buying a home.”

If you are like most people you likely have a ton of stuff in your closet that you don’t really need. There is something about having a full closet that makes one feel like they have all they need however the art of purging can make you feel so much better about life! Below are a few tips on purging items from your closet to get you started in the right direction.
- When you begin to purge items from your closet the best place to start is any clothing you haven’t worn in the last year. A good way to figure this out if you struggle knowing what you have and haven’t worn is to turn all of your hangers backwards and as you wear a piece of clothing turn that hanger the opposite direction. At the end of the year get rid of any clothes that still have the hanger turned backwards.
- Most likely you have a ton of shoes that you haven’t worn lately in your closet. A good idea for purging when it comes to shoes is to just look at them. Do they have any holes or a lot of wear and tear? If your answer to either question is yes then it is time to purge those particular shoes.
- Many of us have clothes in our closet that we simply can no longer fit into. If this sounds familiar, do yourself and your closet space a favor and toss those clothes out. Why waste much needed space in your closet with clothing you can no longer wear. Make this fun by going out and purchasing a few new clothing items that fit you. It’s always fun to purchase new clothes!
- If you have any clothes in your closet that you absolutely love but they have stains on them that just won’t come out….throw them away and purchase the same shirt or pants new if you just have to have them.
- T-Shirts and promotional clothing can also take up space in your closet that is unnecessarily wasted space. Find a spot or a drawer in which you can place these types of items if you feel the need to keep them for nostalgic reasons.
These are just a few ways in which you can get started purging items from your closet to make the space a more useful and functional area. Take what ideas work best for you and leave the rest.
