NOW is the Time to Buy a Piece of Real Estate!

So your life circumstances indicate that now is the time for you to buy real estate. Perhaps this will be your first home or you need a larger space to accommodate a growing family. You may be in search of a better school district or be forced to move because of your job. Whatever the reason for your housing search, there are four basic areas you need to investigate and specific questions you should ask before making a final decision on any house.

WISH LIST:

Before you actually tour any homes, you should determine exactly what you are looking for by asking yourself (and your family members) questions such as “What type of house do I want”? How much space will I need? What type of community and amenities are important to me? How much can I realistically afford to pay?

LOCATION:

Once you have narrowed down your neighborhood choices, do further exploration of these locations by asking about zoning, since apartments and commercial/industrial buildings lower the real estate value of homes. Is the appearance of the community appealing? Does the school district have a good reputation/rating? What about noise? Consider nuisance factors such as traffic sounds, barking dogs, railroad tracks, etc.–anything that will disturb or annoy you on a recurring basis. Ask, too, about property easements, commuting time to and from work, and demographics. Will you be the only family with young children or the sole 50+ resident in the neighborhood?

CONDITION OF Home:

In order to determine and structural or maintenance issues, ask about the age of the house, roof, and appliances. What kind of foundation and insulation does the home have? If you’re looking at an older property, ask if the plumbing and electrical systems have been updated. Has the house been inspected or appraised recently, and, if so, were any problems documented? Will the exterior of the residence require annual maintenance?

COST:

Asking the right questions in this area is extremely helpful in determining your offer on the Orlando FL real estate. Inquiring about neighboring comps, what the seller paid, and how much he owes will give you an idea of the rise/fall of nearby prices and alert you to possible short sale or foreclosure status. Ask how long the house has been on the market and if there have been any offers; perhaps the seller will be willing to negotiate price or offer incentives. Addition inquiries should be made re: the cost of insurance and property taxes on the property and the amount of any homeowners’ association fees.

Arming yourself with answers to questions such as these should help you make an educated decision as to whether or not a particular piece real estate is for you.

Selecting Plants and Flowers for Your Home Garden!

Many of us select plants for the garden at our Orlando FL home based on their visual effect—color, height, size of blooms, etc. And so we should, as the sight of our plantings should be pleasing to our sense of sight. As we plan our garden, however, we should also be aware of the other four senses—and include plants which appeal to each of them.

SMELL: Aromatherapy is a powerful practice. With nothing more than a simple scent, the brain can be triggered to remember long forgotten memories, emotions, and feelings. With that being said, it is important to carefully select the flowers you want in the garden of your Orlando FL home. With a few simple choices, you can create your own “memory lane’ or relaxing oasis. In terms of fragrance, it’s hard to beat roses or lavender. Wisteria and jasmine are scented climbers which can really enhance the sensory pleasure of a garden, and amaryllis belladonna and spirea both add pleasant scents.

SOUND: Few of us associate the sense of sound with our garden, but the rustling of long grasses and the chirping of birds add a much-appreciated dimension. To attract songbirds, use fruit-bearing understory trees like dogwoods and service berries and shrubs such as viburnums and hollies and introduce low growing perennials and dwarf shrubs like creeping juniper and cotoneaster. You can also plant vines, ground covers, and sunflowers to increase chirping and tweeting.

TOUCH: Texture in garden design refers to the surface quality of the plant. Plant textures range from delicate and fine to coarse and bold. Driving Down Your Costs

Let’s break it down a little more. If you’re an Orlando resident, what kind of rebates and credits are available?

$9,409 Federal Tax Incentive
  • The Emergency Economic Stabilization Act of 2008 allowed for a 30% tax credit for installation of a solar energy system for all systems placed in service by December 31, 2016. Even though this rebate had recently expired, the federal government introduced an extension until December 31, 2019.
  • The Florida Renewable Energy Technologies and Energy Efficiency Act provides state-level rebates and incentives for installation of a solar system.
  • The Orlando Utilities Commission offers a rebate up to $900 for installing a solar energy system in your home.
  • If you are a Florida resident, you are exempt from paying state sales and use tax on your solar energy systems and related products.
  • You are eligible for an up to $1,000 rebate from select power companies.
  • Lastly, net metering is allowed within the state of Florida. Living in Orlando, installing a solar system, but still opting to be connected to the grid? That’s great news for you. Any unused solar energy generated from your personal system can be fed back into the grid and the utility company will give you credit for the solar power. What does this mean? Even if you use power from the grid, your monthly utility bill could be $0 based on energy credits provided by your local utility company.

3 Mistakes First-Time Buyers Make (and How to Avoid Them)

There are a few mistakes that many first-time home buyers make. Here are three of the most common mistakes and how you can avoid them when purchasing your first home.

Mistake #1: Assuming your credit is good.

The information in your credit report determines whether you can get a loan — and how much interest you will have to pay – so it pays to be certain your credit reports are accurate.

Check your credit reports for free from all three credit reporting companies — Equifax, Experian, and TransUnion — to make sure everything is correct. If you find errors, contact both the credit reporting company and the information provider (the person, company or organization that provided information about you to a credit reporting company) involved in the errors and ask them to fix the credit report errors.

Mistake #2: Getting pre-qualified, not pre-approved, for a loan.

It’s far better to be pre-approved for a loan than to be pre-qualified. Here’s why…

With pre-qualification, your lender does a preliminary evaluation of your ability to pay for a home and gives an estimate of the mortgage amount they’ll give you. The lender does not verify the information you provide.

Mistake #3: Allowing emotions to influence your decisions.

Buying a home is an investment. It needs to be treated as any other investment. You don’t buy stocks because they are pretty and you shouldn’t pick your home that way either. Make sure the home you buy fits your needs and allows you room to grow over the next few years. As with any sound investment, time is the key to a good return.

The biggest challenge to today’s housing market is the shortage of housing inventory for sale. A normal market would see a six-month supply of homes for sale. Currently, that number is below four months. This is the major reason home prices have continued to appreciate at higher levels than historic averages.

The good news is that builders are now starting to build more homes in lower price ranges.

Builder Confidence is Up

The Housing Market Index from the National Association of Home Builders (NAHB)reveals that builder confidence increased last month. HousingWire quoted NAHB Chief Economist Robert Dietz about the reason for the increase in confidence amongst builders.

“The HMI measure of future sales conditions reached its highest level since June 2005, a sign of growing consumer confidence in the new home market. Especially as existing home inventory remains tight, we can expect increased demand for new construction moving forward.”

Builders are Meeting the Needs of Today’s Purchaser

Builders are not only jumping into the market – they are doing a better job of matching current demand. The Wall Street Journal recently reported:

“In a shift, new households are overwhelmingly choosing to buy rather than rent. Some 854,000 new-owner households were formed during the first three months of the year, more than double the 365,000 new-renter households formed during the period, according to Census Bureau data.”

The WSJ article went on to say:

“Home builders are beginning to shift their focus away from luxury homes and toward homes at lower price points to cater to this burgeoning millennial clientele.”

The graph below compares 2016 to 2017 new construction sales by price point. As we can see, builders are slowly beginning to shift to prices more favorable to the first-time and non-luxury buyer.

Spring Gardening Tips For Your Orlando Real Estate

Spring brings with it exciting times for gardeners who anticipate floral beauty and healthy plants for the grounds of their Orlando real estate. To fulfill your gardening hopes, however, you need to prioritize your time in order to tend to all the tasks necessary for blooms and blossoms.

  • Prune

For early blooming shrubs such as forsythia and viburnum, prune them as soon as blooms have passed. Early spring is also an ideal time to prune your roses.

  • Deadhead

Remove spent flowers from bulbs, but leave the rest of the plant as is for the time being.

  • Weed

Pull weeds from your beds and borders before they have a chance to take hold and spread.

  • Compost

Tend to your compost if it has been neglected over the winter. If you do not have a compost bin, spring is a great time to start one.

  • Prepare tools

Spring is a good time to prepare your tools for the oncoming gardening season and to make any necessary repairs or new purchases. You will be happy you have done so when summer sets in.

  • Plant

Spring is a great time to add new plants to your garden. Be sure, however, that all threat of frost has past. Plant such things as trees, shrubs, hardy annuals, and summer blooming bulbs.

  • Fertilize & Mulch

Fertilize and mulch beds and borders. Spring is also a good time to fertilize fruit trees. If you applied heavy winter mulch for protection from the cold, you will need to clear it away.

  • Stake

Stake plants that may be prone to wind damage during the unpredictable spring weather.

One type of gardening which appeals to many environmentalists is organic gardening, the incorporation of the entire landscape design and environment to improve the soil and maximize plant production without using synthetic materials.

Another gardening philosophy which is gaining in popularity is “no till” planting. Proponents of this system insist that not tilling the soil of your Orlando real estate improves the quality of the dirt by not disturbing it and thus not bringing buried weeds, bacteria, and carbon to the surface. Layers of mulch and other organic materials not only “feed” the soil, but also control weed growth.

How Long Will Your House Last?

What is the life span of a house?  Some houses may survive for hundreds of years, but the individual components that make them up may not.  Parts of the house made of concrete or brick may last a long time, but other things such as appliances may only last ten years or so, regardless of how expensive they were to purchase.

As seen in the graphic, components of the house made with hardy materials such as wood or stone flooring can last 100 years or more.  Other durables that can last a lifetime included natural stone or tile countertops, fiberglass, wood or fire-rated steel exterior doors, copper wiring and most types of insulation.

A study by the  National Association of Home Builders warns that life expectancies of homes will vary and the life span of an individual house’s component will depend greatly on the quality of installation, level of maintenance, weather and climate conditions and intensity of use.

Many homeowners will swap out house components or appliances before necessary due to changing styles and preferences or improvements in newer products.  Eligibility for tax credits or rebates and newer models that are more energy efficient and less costly to use may entice homeowners to replace items before the end of their useful life.

How to Go Green This Spring

These days it seems everyone is all about going green.  Have you ever given any thought on taking part in going green?  If so you have come to the right place.  Below are a few tips on how you and your family can go green this spring!   Why not add going green to your spring cleaning list!

  1.  One way that you and your family can go green this spring is to simply take your shoes off before you enter your house!  You read that right; you can go green by simply taking off your shoes. 40% of all indoor contaminants actually come from the bottom of our shoes so do your part to keep this from happening to you and your family by taking those shoes off!
  1. Learn what ingredients are considered to be green so that when you go to the store to purchase all of your new green cleaners you can be confident that you are actually doing some good for the environment.  Some companies that claim to be green actually have some ingredients that are not green once they are mixed together.   Just read up on what ingredients are green and what ingredients are not and are typically passed off as green and you should be heading in the right direction on what to buy and what not to buy.
  1. Don’t forget the outside of your home when you are going green.  Many grasses are able to grow and thrive without the help of any type of pesticides and /or fertilizers.  The best way to start going green with the outside of your home is to replace the grass you currently have with native grasses to your particular area.  One perk of this switch is that you may find that you have a lot less upkeep of your lawn once you do this!  Who wouldn’t enjoy having more time with their family and less time doing yard work on a weekly basis!

These are just a few ways in which you can help to make your home a bit more green this spring.  Once you get started going green it is likely that you will find more and more ways in which to do so.  It can become addicting once you make the decision to go green in and around your home!

If you are currently in the market for buying a house, then you are likely already aware of just how difficult it can sometimes be.  There are many stressors throughout the process that can make the home buying process seem anything but easy.  Below are a few ways that home buying can be made a bit easier if you do your part to put them into action.

  1.  The first and most important thing you need to do before looking for a home to buy is to find an agent.  The reason this part is the most important is because buying a home is a huge financial obligation and you want to choose the right person to help you with such a big decision in your life.  A good way to find an excellent Realtor is to talk with your friends and family members that you trust to see whom they have used in the past.  Once they give you a few suggestions, you can meet each one and see which one best matches your personality wishes.  You will be spending quite a bit of time with this person so you want to make sure that you get along beautifully with them.
  2. The next step in home buying made easy  is to find a lender.  Many times you can find out from your Realtor about what lenders they tend to use or who they think can be the best match for you and your particular situation.  If your Realtor doesn’t lead you to the best match, again you can talk to your friends and family for suggestions.
  3. You then need to make sure your credit is as clean as it can possibly be.  Lenders can many times give you a bit of guidance in this area so that you can get approved for a loan.

Tax Return Depressing? Owning a Home Could Help | Keeping Current Matters

Many Americans got some depressing news last week; either their tax return was not as large as they had hoped or, in some cases, they were told they owed additional money to either the Federal or State government or both. One way to save on taxes is to own your own home.

According to the Tax Policy Center’s Briefing Book -“A citizen’s guide to the fascinating (though often complex) elements of the federal Tax System” – there are several tax advantages to homeownership.

Here are four items, and a quote on each, from the Briefing Book:

1. Mortgage Interest Deduction

“Homeowners who itemize deductions may reduce their taxable income by deducting any interest paid on a home mortgage. The deduction is limited to interest paid on up to $1 million of debt incurred to purchase or substantially rehabilitate a home. Homeowners also may deduct interest paid on up to $100,000 of home equity debt, regardless of how they use the borrowed funds. Taxpayers who do not own their home have no comparable ability to deduct interest paid on debt incurred to purchase goods and services.”

2. Property Tax Deduction

“Homeowners who itemize deductions may also reduce their taxable income by deducting property taxes they pay on their homes.”

3. Imputed Rent

“Buying a home is an investment, part of the returns from which is the opportunity to live in the home rent-free. Unlike returns from other investments, the return on homeownership—what economists call “imputed rent”—is excluded from taxable income. In contrast, landlords must count as income the rent they receive, and renters may not deduct the rent they pay. A homeowner is effectively both landlord and renter, but the tax code treats homeowners the same as renters while ignoring their simultaneous role as their own landlords.”

4. Profits from Home Sales

“Taxpayers who sell assets must generally pay capital gains tax on any profits made on the sale. But homeowners may exclude from taxable income up to $250,000 ($500,000 for joint filers) of capital gains on the sale of their home if they satisfy certain criteria: they must have maintained the home as their principal residence in two out of the preceding five years, and they generally may not have claimed the capital gains exclusion for the sale of another home during the previous two years.”

Bottom Line

We are not suggesting that you purchase a house just to save on your taxes. However, if you have been on the fence as to whether 2017 is the year you should become a homeowner, this information might help with that decision.
