The Ultimate Guide to Solar Energy in Orlando Florida

May 24th, 2017 by tisner

With Florida on record as one of the sunniest states in the United States, logic follows that it’s also a key player in the solar energy industry. With solar jobs soaring and the sunlight flowing, The Sunshine State is definitely a hot spot for solar production.

A natural tourist destination, not only for its amusement attractions, but also for its weather, Orlando, Florida has seen substantial growth in solar interest in recent years. With a total of 236 days per year with sun, and solar energy installation prices significantly dropping every year, Orlando is prime real estate for solar energy generation.

Annual Climate

An average of 5.5 sun hours per day and 65% of the days being sunny per year, if you live in Orlando and are interested in installing solar panels on your home, you’re in luck. Some of the top solar companies in the industry are operating in your hometown. Not only is the price right (or better than it was a mere five years ago), but the incentives and rebates for installing solar panels on your home abound. Though it may seem like a lot of money up front, you’ll be rolling in energy savings in no time. And the less you have to rely on the grid for energy, the less money you’re shelling out to power companies per month.

Benefits of Going Solar in Orlando

You’ve seen the uptick of solar panel installation around Orlando. And, you’ve heard that even Disney World is partially powered by solar energy. Surely there are benefits to going solar. . .right? Absolutely! Being one of the sunniest cities in the nation, if you live in Orlando and are thinking about solar energy, consider this:

  • You can significantly limit your dependence on utility companies. Some people cut out the need for the utility companies all together.
  • Don’t be frightened by the cost. Instead, consider the return on investment in just a few short years. Most homeowners who install solar panels in their homes can expect an average of a 20% return on investment.
  • Your property value will instantly increase.
  • You’ll directly be contributing to reducing your carbon footprint through the use of clean energy.
  • On a larger scale, you’ll play a key role in the United States’ reduction on reliance on foreign oil. Needless to say, you’ll play an indirect role in benefiting the economy, the job market, and economic stability.

What Can You Expect to Save?

If you’re an Orlando resident and thinking of installing solar panels at your home, the great news is that you’ll start saving a significant amount – nearly $730 in the first year (approximately $60 per month)  – off your electricity bill. Even better than that? The amount you save will only increase year over year. On average, for Orlando residents,  yearly savings with solar energy systems is $1,100 per year.

Let’s take a look at an example. The average size of a residential solar system is 5 kW and the average cost of this size system is a little over $16,000. Based on average electricity costs in Orlando, available tax credits, loan options, and rebates, you’ll get nearly $5,000 back in the first year alone. Let’s face it, there aren’t many incentives like that around. Couple that with the fact that you’ll constantly be saving money each year until your system is paid off, and that once it’s paid off, you’ll be experiencing pure profit, and solar energy sounds pretty promising!

Driving Down Your Costs

Let’s break it down a little more. If you’re an Orlando resident, what kind of rebates and credits are available?

$9,409 Federal Tax Incentive
  • The Emergency Economic Stabilization Act of 2008 allowed for a 30% tax credit for installation of a solar energy system for all systems placed in service by December 31, 2016. Even though this rebate had recently expired, the federal government introduced an extension until December 31, 2019.
  • The Florida Renewable Energy Technologies and Energy Efficiency Act provides state-level rebates and incentives for installation of a solar system.
  • The Orlando Utilities Commission offers a rebate up to $900 for installing a solar energy system in your home.
  • If you are a Florida resident, you are exempt from paying state sales and use tax on your solar energy systems and related products.
  • You are eligible for an up to $1,000 rebate from select power companies.
  • Lastly, net metering is allowed within the state of Florida. Living in Orlando, installing a solar system, but still opting to be connected to the grid? That’s great news for you. Any unused solar energy generated from your personal system can be fed back into the grid and the utility company will give you credit for the solar power. What does this mean? Even if you use power from the grid, your monthly utility bill could be $0 based on energy credits provided by your local utility company.

Orlando Solar Companies

It’s no doubt that Orlando has experienced a boom in the number of available solar jobs. Some of the highest rated solar energy companies in Orlando, according to Yelp, include:

  • Everything Solar
    • “Turning Daylight into Dollars” is this company’s logo. A licensed Florida solar company, this full service technology company has been designing, servicing, and installing solar systems for over 20 years in the greater Orlando area, including Volusia, Orange, Seminole, Osceola, Lake and Polk counties.
  • Superior Solar
    • Specializing in solar electric, solar pool heating, and solar hot water, this Central Florida company claims to “shrink your energy bills” and was named as the #1 Solar Contractor in Central Florida by Solar Power World.
  • Simply Solar Services
    • This Florida-based, design-build firm specializes  in Solar Power for commercial and residential applications, offering innovated and tailored designs plus accurate installations.
  • Universal Solar
    • This company is dedicated to helping you save money and helping the environment. Universal Solar specializes in residential and commercial solar systems, including solar electric, solar hot water, and solar heating for pools. They serve all of Central Florida – Orlando, Kissimmee, Windermere, Mt. Dora, Sanford, and beyond.
  • Bob Heinmiller Solar Solutions
    • Orlando Florida’s Solar Solutions provider, Bob Heinmiller has over 20 years experience as a licensed and insured Air Conditioning and Electrical Contractor serving the greater Orlando area and is also an authorized installer for Solarworld solar products for homes and businesses.
  • Solar-Ray Inc.
    • Solar-Ray Inc. is the only NABCEP accredited photovoltaic installation company in FLORIDA! And one of only 6 in the USA.

However, if you’re not satisfied with this selection, know that there are 20+ solar companies servicing the Orlando area.

In general, the use of solar energy can benefit Orlando residents in a number of different ways: a.) using solar energy to power your water heater; b.) using solar energy to heat your swimming pool; c.) using solar energy to power your house; and d.) using solar energy to power attic ventilation fans.

While each company is different, most companies will offer a couple of different payment options for installing a residential solar energy system. The most common methods of payment include:

  • Purchasing it outright
  • Financing your system

If you opt to finance your system (which most people do because of the upfront cost associated with paying for your panels), solar loans are a popular option. Similar to a car loan, solar loans are actually the best option to go. The difference? When you pay back a car loan, you are paying down the debt. With a solar loan, you are paying down the debt, but you’re also making money on top of it based on your monthly energy savings. Another great benefit? You still get to participate in all of the available rebates and incentives – having a solar loan does not make you exempt from enjoying those benefits. It’s a win-win situation for all.

3 Mistakes First-Time Buyers Make (and How to Avoid Them)

May 22nd, 2017 by tisner

There are a few mistakes that many first-time home buyers make. Here are three of the most common mistakes and how you can avoid them when purchasing your first home.

Mistake #1: Assuming your credit is good.

The information in your credit report determines whether you can get a loan — and how much interest you will have to pay – so it pays to be certain your credit reports are accurate.

Check your credit reports for free from all three credit reporting companies — Equifax, Experian, and TransUnion — to make sure everything is correct. If you find errors, contact both the credit reporting company and the information provider (the person, company or organization that provided information about you to a credit reporting company) involved in the errors and ask them to fix the credit report errors.

Mistake #2: Getting pre-qualified, not pre-approved, for a loan.

It’s far better to be pre-approved for a loan than to be pre-qualified. Here’s why…

With pre-qualification, your lender does a preliminary evaluation of your ability to pay for a home and gives an estimate of the mortgage amount they’ll give you. The lender does not verify the information you provide.

Mistake #3: Allowing emotions to influence your decisions.

Buying a home is an investment. It needs to be treated as any other investment. You don’t buy stocks because they are pretty and you shouldn’t pick your home that way either. Make sure the home you buy fits your needs and allows you room to grow over the next few years. As with any sound investment, time is the key to a good return.

If you are a first-time home buyer, I would be happy to help you find (and get the best price for) your first home.

#1 Answer to the Housing Shortage: New Construction

May 19th, 2017 by tisner

#1 Answer to the Housing Shortage: New Construction | Keeping Current Matters

The biggest challenge to today’s housing market is the shortage of housing inventory for sale. A normal market would see a six-month supply of homes for sale. Currently, that number is below four months. This is the major reason home prices have continued to appreciate at higher levels than historic averages.

The good news is that builders are now starting to build more homes in lower price ranges.

Builder Confidence is Up

The Housing Market Index from the National Association of Home Builders (NAHB)reveals that builder confidence increased last month. HousingWire quoted NAHB Chief Economist Robert Dietz about the reason for the increase in confidence amongst builders.

“The HMI measure of future sales conditions reached its highest level since June 2005, a sign of growing consumer confidence in the new home market. Especially as existing home inventory remains tight, we can expect increased demand for new construction moving forward.”

Builders are Meeting the Needs of Today’s Purchaser

Builders are not only jumping into the market – they are doing a better job of matching current demand. The Wall Street Journal recently reported:

“In a shift, new households are overwhelmingly choosing to buy rather than rent. Some 854,000 new-owner households were formed during the first three months of the year, more than double the 365,000 new-renter households formed during the period, according to Census Bureau data.”

The WSJ article went on to say:

“Home builders are beginning to shift their focus away from luxury homes and toward homes at lower price points to cater to this burgeoning millennial clientele.”

The graph below compares 2016 to 2017 new construction sales by price point. As we can see, builders are slowly beginning to shift to prices more favorable to the first-time and non-luxury buyer.

#1 Answer to the Housing Shortage: New Construction | Keeping Current Matters

Bottom Line

There is a drastic need for a larger supply of home inventory to meet the skyrocketing demand. Builders are finally doing their part to help rectify this situation.

How Long Will Your House Last?

May 8th, 2017 by tisner

What is the life span of a house?  Some houses may survive for hundreds of years, but the individual components that make them up may not.  Parts of the house made of concrete or brick may last a long time, but other things such as appliances may only last ten years or so, regardless of how expensive they were to purchase.

As seen in the graphic, components of the house made with hardy materials such as wood or stone flooring can last 100 years or more.  Other durables that can last a lifetime included natural stone or tile countertops, fiberglass, wood or fire-rated steel exterior doors, copper wiring and most types of insulation.

A study by the  National Association of Home Builders warns that life expectancies of homes will vary and the life span of an individual house’s component will depend greatly on the quality of installation, level of maintenance, weather and climate conditions and intensity of use.

Many homeowners will swap out house components or appliances before necessary due to changing styles and preferences or improvements in newer products.  Eligibility for tax credits or rebates and newer models that are more energy efficient and less costly to use may entice homeowners to replace items before the end of their useful life.

Home Buying Made Easy

April 24th, 2017 by tisner

If you are currently in the market for buying a house, then you are likely already aware of just how difficult it can sometimes be.  There are many stressors throughout the process that can make the home buying process seem anything but easy.  Below are a few ways that home buying can be made a bit easier if you do your part to put them into action.

  1.  The first and most important thing you need to do before looking for a home to buy is to find an agent.  The reason this part is the most important is because buying a home is a huge financial obligation and you want to choose the right person to help you with such a big decision in your life.  A good way to find an excellent Realtor is to talk with your friends and family members that you trust to see whom they have used in the past.  Once they give you a few suggestions, you can meet each one and see which one best matches your personality wishes.  You will be spending quite a bit of time with this person so you want to make sure that you get along beautifully with them.
  2. The next step in home buying made easy  is to find a lender.  Many times you can find out from your Realtor about what lenders they tend to use or who they think can be the best match for you and your particular situation.  If your Realtor doesn’t lead you to the best match, again you can talk to your friends and family for suggestions.
  3. You then need to make sure your credit is as clean as it can possibly be.  Lenders can many times give you a bit of guidance in this area so that you can get approved for a loan.
  4. It is important that you get pre approved for a loan before you go out searching for the home of your dreams.  The lender that you choose will help you to know exactly how much of a house you can comfortably afford before you get your heart set on one.
  5. Lastly, figure out exactly what you are looking for in a house.  Make a list of your wants and desires in order of their importance.  This will help to guide you in your home buying  adventure and will help avoid wasting precious time.

These are just a few ideas on how to make the home buying process a bit easier.  Once you do your part to put all of these in motion you will be well on your way to finding the home of your dreams.

Tax Return Depressing? Owning a Home Could Help

April 21st, 2017 by tisner

Tax Return Depressing? Owning a Home Could Help | Keeping Current Matters

Many Americans got some depressing news last week; either their tax return was not as large as they had hoped or, in some cases, they were told they owed additional money to either the Federal or State government or both. One way to save on taxes is to own your own home.

According to the Tax Policy Center’s Briefing Book -“A citizen’s guide to the fascinating (though often complex) elements of the federal Tax System” – there are several tax advantages to homeownership.

Here are four items, and a quote on each, from the Briefing Book:

1. Mortgage Interest Deduction

“Homeowners who itemize deductions may reduce their taxable income by deducting any interest paid on a home mortgage. The deduction is limited to interest paid on up to $1 million of debt incurred to purchase or substantially rehabilitate a home. Homeowners also may deduct interest paid on up to $100,000 of home equity debt, regardless of how they use the borrowed funds. Taxpayers who do not own their home have no comparable ability to deduct interest paid on debt incurred to purchase goods and services.”

2. Property Tax Deduction

“Homeowners who itemize deductions may also reduce their taxable income by deducting property taxes they pay on their homes.”

3. Imputed Rent

“Buying a home is an investment, part of the returns from which is the opportunity to live in the home rent-free. Unlike returns from other investments, the return on homeownership—what economists call “imputed rent”—is excluded from taxable income. In contrast, landlords must count as income the rent they receive, and renters may not deduct the rent they pay. A homeowner is effectively both landlord and renter, but the tax code treats homeowners the same as renters while ignoring their simultaneous role as their own landlords.”

4. Profits from Home Sales

“Taxpayers who sell assets must generally pay capital gains tax on any profits made on the sale. But homeowners may exclude from taxable income up to $250,000 ($500,000 for joint filers) of capital gains on the sale of their home if they satisfy certain criteria: they must have maintained the home as their principal residence in two out of the preceding five years, and they generally may not have claimed the capital gains exclusion for the sale of another home during the previous two years.”

Bottom Line

We are not suggesting that you purchase a house just to save on your taxes. However, if you have been on the fence as to whether 2017 is the year you should become a homeowner, this information might help with that decision.

Disclaimer: Always check with your accountant to find out what tax advantages apply to you in your area.

How to Make a Man Cave When There is No Room

April 19th, 2017 by tisner

It seems these days that everyone is adding a room called a man cave to their homes.  But what if you don’t have enough room for a man cave?  What are you suppose to do then?  Below are a few ideas on how to make yourself a man cave even if you don’t have much space to do so.

  1. If you don’t have the space for a regular sized man cave, such as a basement, why not use a walk in closet for the same purpose?  Walk in closets can easily be made into a man cave by gutting them of their contents and adding lots of manly items. Just don’t forget a small television and chair to accommodate the man of your house!
  2. Another innovative way to make a man cave is to close off one half of your garage. If your man doesn’t mind giving up his parking space inside of the garage, let him know that he can have his man cave in that spot.  You can separate the space with a creative partition or call in the pros to create a custom finished room in the garage space.
  3. If you happen to have a house that has more bedrooms that you actually need, why not make one of them a man cave?
  4. Another way to make a man cave in your home when you don’t really have the space to do so is to improvise into creating a blended space in a shared room of the house. Spice up part of your living or family room with the man cave necessities. Your man may not like this option as much as some of the others but if he is desperate for a man cave, you can create a nice space for him just about anywhere in the house.

These ideas should help to get you started thinking in the right direction about how to make a man cave for your man even if the space just simply isn’t available to build a full sized one.  Let’s face it girls, men are not that hard to please, so do your best and it is likely he will be happy.

How to Clean Your Grill

April 10th, 2017 by tisner

Spring is here and that means that summer is right around the corner!  Summertime brings with it many things but one of the awesome things about summer is that it means many meal prep times will move from inside of the kitchen to outside on the grill!  Yum!  You will have to do your part to get your grill ready for all the outdoor cooking that is about to begin!  Below are a few ideas on how best to clean your grill for the upcoming season!

  1.  The first place to start when beginning to clean your grill is to clean the grates.  These can get quite dirty during the outdoor cooking season.  If you were smart when the last season ended you cleaned them and wiped them down with cooking oil, however if you didn’t, there is still hope. One good and easy way to clean your dirty grill grates is to place them into your self-cleaning oven and let it do the work for you.  Another way to get your grill grates clean is to simply put them in the dishwasher.
  2. Clean the burner tubes by simply brushing them and wiping them clean.   Be sure not to use any metal brushes as these have been deemed unsafe if the metal pieces come off and get into your food.
  3. Clean the grease collection tray by scrubbing it with a clean damp cloth.
  4. If you happen to have a charcoal grill, your cleaning process will be a bit simpler than with a gas grill.  Scrub the grill with a nylon brush and then clean the grates and that is it!  If you have old charcoal simply throw it out and buy some new for the season.

These are just a few ideas on how to clean your grill to get it ready for the upcoming outdoor cooking season.  The best way to clean your grill is honestly just to clean as you go. If you do your part to clean up after yourself after each and every meal you will have a much easier time when it comes time to get the grill out again for the next season.  If you don’t do your part to clean as you go, at least now you have a few ideas on how to get rid of the grit and grime easily.

Tips for Keeping Your House Ready To Show at Any Time

March 27th, 2017 by tisner

So you have your house on the market and you are eager and ready to sell it as quickly as possible?  Here are a few tips for keeping your house ready to show at any given moment throughout the day or night.

  1. If you are a busy working person in society it is likely that you don’t have time to keep your house spic and span twenty four seven.  However you CAN make the house look as if it is clean all the time by simply getting rid of some of the clutter.  Two of the main rooms you should concentrate on to accomplish this are the bathrooms and the kitchen.  Make sure that all counter space is clean and free from any clutter in each of these rooms.  Also a good way to make the kitchen look less cluttered is to take any and all items you have posted on your refrigerator off while you are trying to sell your home.
  2. Another way to keep your house ready to show at any time is to clean eye catchers first.  Items you should clean first are such things as the ceiling fans, floors, countertops, stovetops, ovens, trash cans and bathroom fixtures.  These places can get dirty quickly and will be noticed by folks who come to tour your home so make sure they are clean at all times.
  3. Do a few extra things like adding a touch of color to each room with pillows to make the space pop. Also if there are any beds left unmade or any areas of the house that need a quick pick me up do your part to make that happen on a daily basis before you head out the door.
  4. Another tip for keeping your house ready to show at anytime  might be to use an essential oil diffuser in the main room of the house so that it always smells fresh and clean.

These are just a few tips for keeping your house ready to show at any time of the day or night.  You never know when you might get a call to show your house at the last minute and by doing these simple things you will always be ready.  This doesn’t mean you will be guaranteed an offer by any means but it does mean that your chances may be greater!

How Low Supply & High Demand Impacts the Real Estate Market

March 24th, 2017 by tisner

Some Highlights:

  • The concept of Supply & Demand is a simple one. The best time to sell something is when the supply of that item is low & the demand for that item is high!
  • Anything under a 6-month supply is a Seller’s Market!
  • There has not been a 6-months inventory supply since August 2012!
  • Buyer Demand continues to outpace Seller Supply!
