The Federal Housing Administration, operating under HUD, offers affordable mortgages for tens of thousands of buyers who may not qualify for other types of programs. They are popular with both first-time and repeat buyers.
The 3.5% down payment is an attractive feature but there are other advantages:
- More tolerant for credit challenges than conventional mortgages.
- Lower down payments than most conventional loans.
- Broader qualifying ratios – total house payment with MIP can be up to 31% of borrower’s monthly gross income and total house payment with all recurring debt can be up to 43%. There is a stretch provision taking it to 33/45 for qualifying energy efficient homes.
- Seller can contribute up to 6% of purchase price; this money must be specified in the contract and can be used to pay all or part of the buyer’s closing costs, pre-paid items and/or buy down of the interest rate.
- Self-employed may qualify with adequate documentation – two year’s tax returns and a current profit and loss statement would be required in addition to the normal qualifying and underwriting requirements.
- Liberal use of gift monies – borrowers can receive a gift from family members, buyer’s employer, close friend, labor union or charity. A gift letter will be required specifying that the gift does not have to be repaid.
- Special 203(k) program for buying a home that needs capital improvements – requires a firm contractor’s bid attached to the contract calling for the work to be done. The home is appraised subject to the work being done. If approved, the home can close, the money for the improvements escrowed and paid when completed.
- Loans are assumable at the existing interest rate with buyer qualification. Assumptions are easier than qualifying for a new mortgage and closing costs are lower.
- An assumable mortgage with a lower than current rates for new mortgages could add value to the property.

Winter can be harsh on a roof, between the cold wind, rain, and snow and ice in some areas. While on your Spring maintenance check, you should look carefully at your home’s roof, and see how it fared the season, and whether you have a DIY patch job to do, or a major roof repair that needs professional attention. Keep the following in mind while you’re doing your inspection:
- Cracked, curling or buckled shingles are an obvious problem. These should be replaced or repaired as soon as possible to prevent water damage and mold infestation.
- Are your shingles dirty? Look in the gutters for tiny bits of the shingle granules. If you find a lot of them, and not many are left on the shingles themselves, it may be time to re-shingle the roof.
- Check around chimneys, vents, skylights, and anything else that is installed on the roof for any cracks or tears in the flashing beneath the shingles that could be allowing water to leak in.
- Inspect carefully where tree branches could come in contact with the roof, to make sure they haven’t caused any damage from Winter winds.
- Now would be a good time to check the eaves and gutters. Make sure the wood is in good shape, and that gutters are clean and not loose.
- If you think you may have especially bad soft spots in your roof, call a professional to climb up for a more thorough inspection.
When you’re looking for roof damage, a great place to look is on the underside, and that requires an interior inspection.
- Get into the attic and look for dark spots or obvious places where water has run. Pay close attention if your attic smells musty and look for mold or mildew. If you see any daylight shining through where it shouldn’t be, you need to check the corresponding area on the roof and get that repaired.
- Check every inch of the top floor interior ceiling plaster or drywall for discoloration, crumbling, cracking or bubbling.
- Don’t forget closets, cabinets, storage areas, and even wallpaper. Use a very bright flashlight to help you see these hard-to-see places.
Roofing materials can vary from asphalt shingles to stamped tin, and each one has a different way to inspect and repair. Your roof is the most important aspect of your home’s construction, and maintaining it is important to prevent costly repairs or replacement or expensive interior damage.

The Windermere Real Estate Market Trends Report shows the average sales price was $521,477 in February 2018 compared to $544,748 in February 2017. Homes were on the market for an average of 91 days, equal to 91 days last year. Homes sold for 97% of the list price.

The Kissimmee Real Estate Market Trends Report for 34741 shows 37 homes sold in February 2018 down from 54 in February 2017. The average sales price was $185,898 compared to $146,058 in February 2017 and homes were on the market an average of 50 days, down from 65 days in February 2017.

The Celebration Real Estate Market Trends Report for 34747 shows 123 homes sold in February 2018 compared to 92 in February 2017. The average sales price was $280,660 compared to $358,122 in February 2017 and homes were on the market an average of 123 days, compared to 116 days in February 2017.

The thought of a brand-new, up-to-date home appeals to many, and if you’re considering buying a new construction, there are few things you should know. Following these guidelines can make your venture a little easier.
- Before you make that first visit to the model home, find a real estate agent to accompany you, and keep them involved in every aspect. If you wait until after you’ve talked to the builder’s agent, you lose the benefit of having buyer’s representation.
- Hiring your own real estate professional is wise, because you’ll have someone with your interests at heart.
- Shop around for the best loan in advance. If the builder’s lender has incentives and discounts, consider this if it will benefit you in the end.
Some questions to ask the builder’s agent on that first meeting:
- Ask for info about how many lots and homes have been sold.
- You need to know about each home site’s size, and how close each house is to each other.
- What is the investors ratio allowed in the community? This will tell you the rental the number of homes that are possibly rentals.
- What is the projected completion date for the new construction site?
- If the completion date isn’t met after we have signed a contract, is there a deposit refund or a cancellation clause?
- How long is the home’s warranty, and what does it cover?
- Is a garage or deck standard or an extra cost?
- Is smart technology wiring included in the basic home package, and is wiring to all bedrooms an extra expense?
- How much input do I have on paint colors, flooring, kitchen cabinets and bathroom finishes?
- What appliances are included?
- Is there a builder’s upgrade credit?
- Find out the what the builder’s policy is if they run short of materials. Most builders have the right to substitute, and you don’t want to be surprised to see mosaic tile where you thought subway tile would be in your finished home.
- Keep in mind that the model home you are shown has all the upgrades. Don’t assume you’re getting everything in your home that the model has. For instance, shelves and the latest organizational features are in the walk-in at the model home, but all of those could be upgrades. Ask about these features and write everything down as you get answers.
- Talk to residents who are already living in the community, and ask them about any concerns they have, and what they love about their new home.
- Don’t skip getting a home inspection just because it’s new construction. Humans make mistakes, and it’s better to pay extra for a home inspection to find out everything is fine than deal with something that will cost a lot in the long run. Be sure your purchase contract allows you to hire an inspector outside the building company.
- If the model home is one of the last homes left in the neighborhood, ask about buying it! You may not get every finish just as you’d like, but you can paint a room or change the flooring if the cost of the house with all the bells and whistles is comparable to one that’s just been finished.

One of the silver linings to filing your income tax return is finding out that you are going to receive a refund. If you happen to be one of these fortunate taxpayers, your next decision is what to do with it. With the average tax refund around $3,000, it could be the difference that makes a home a reality sooner rather than later.
Many would-be buyers think it takes 10% or more down payment to purchase a home, but actually, it can be much less. There are VA and USDA mortgages that have no down payment for qualified buyers. FHA has a 3.5% down payment program and FNMA has 3% down payment mortgages for qualified creditors.
Closing costs for originating new mortgages can easily range from two to three percent of the purchase price but most lenders will allow the seller to pay part or all of them based on the agreement in the sales contract.
While the average tax refund might not cover the down payment on the median price home, it certainly helps. Your refund could make it as simple as 1-2-3 to get into a home.

All your life, you have seen For Sale signs in front yards, and there’s always a Realtor’s name, and in these modern times, a photo of them. How did the seller decide on that Realtor? Did they open the paper to the classifieds, close their eyes, and point to a spot in the Homes for Sale section? That’s very unlikely, and it may take a few interviews, but you and your Realtor should be a good fit.
- Any friends that have recently bought or sold their home can get you started on a reference list. Ask them what they liked most/least, and what they would do differently.
- Look to the internet for initial research. Go down your list and search for each Realtor’s listings, blogs, and testimonials. Record contact information of Realtors you’re most interested in.
- Call each Realtor and set up an appointment to meet for a Q&A session.
- Before your first meeting, familiarize yourself with real estate professionals terms, as each title has a different job.
- Have this list of questions to ask on hand at every meeting:
- How long have you been in real estate?
- Are you in the real estate business full-time or part-time?
- Do have more buying or selling experience?
- How many homes have you sold in the past twelve months?
- Do you specialize in any certain neighborhoods or locations?
- How many clients are you working with now?
- What’s the best mode of communication for you?
- Do you utilize the internet and social media to list your homes for sale?
- What makes you stand out in our local market?
- What should I know as a seller/buyer?
- A good Realtor welcomes these questions and will be honest with you when they answer them.
- Don’t be surprised if the real estate pro interviews you as well! They need to know about you as much as you need to know about them.
- Meeting with potential Realtors help you see their personalities, and having good chemistry is essential to your Realtor-client relationship. You will be spending a lot of time with each other.
- References with contact information are essential and can help you seal the deal with the right real estate professional for you and your needs.
- If the Realtor is new in the field, don’t count inexperience against them. They should be eager to add your sale to their portfolio and want to offer you a great experience.
Once again, you will be spending a great deal of time with your Realtor, on the phone as well as in person. Your new home has gleaming hardwood floors and a gorgeous kitchen countertop. How you maintain those surfaces protect the investment in your home, because proper cleaning keeps them looking good as new. Some of these materials require special care to stay looking their best.
Flooring
- Whether you have old hardwood floors that have been brought back to life with sanding and new sealing, or brand-new flooring, take care of it when you clean. Sweep often and use a vacuum on bare floor setting once a week. Don’t use chemical products for mopping; a mop dampened with warm water and mild soap are best, going over it after mopping with clean warm water afterwards to rinse any residue.
- Tile is such a practical material, it’s a popular flooring choice. Cleaning them is much like hardwood, using a damp mop (no sponge mops!), and mild soap and water. Buff with a microfiber cloth as it’s drying for a beautiful shine. The grout is best cleaned with baking soda and water and soft brush. Sealing the grout will help keep it from having to be deep cleaned so often.
- Concrete is a new trend for indoor flooring, because it is polished, stained or painted, and sealed, and looks fantastic. Castile soap mixed in warm water is perfect for getting the floor clean, going back over them with clean water to rinse. Chemicals can damage the sealant, causing them to become stained. Concrete may need resealing every few years to keep them stain-resistant.
- Vinyl is a common flooring choice, and is easy to clean, especially the most recent types, as they are sealed. A half cup of vinegar in a gallon of warm water will clean vinyl just as well as commercial cleaners. (The odor will vanish after it dries, or you can add some lemon essential oil to combat the smell.) Stubborn scuff marks can be removed by rubbing the streak with a tennis ball, melamine sponge (“magic” eraser), or a clean pencil eraser.
- For less common types of floors, Real Simple has great tips for cleaning bamboo, cork and natural stone flooring.
Stainless Surfaces
- Regular wiping with plain warm water is your first defense in cleaning any stainless surface, followed by a microfiber cloth or paper towel drying.
- Glass cleaner or a mixture of dish soap, water and a bit of household ammonia will wash away fingerprints and grease spots.
- For scratches and scrapes, a clean cloth with a few drops of mineral oil–or even olive oil–will do the trick. Wipe in the direction of the grain, and minor scratches will disappear.
Countertops/Sinks
- Laminate countertops are best cleaned with a cloth dampened with warm soapy water. Bleach can discolor the laminate, so for stains, make a paste from baking soda and vinegar, and apply to the stain. Allow it to sit for a few minutes, and wipe away with a scratch less sponge.
- Many choose granite for its antibacterial qualities, thanks to its seal. Warm water and mild soap is great for general cleaning, as well as keeping germs at bay. Don’t use bleach, ammonia or even acidic vinegar. Rubbing alcohol mixed with water in a spray bottle is a good solution if you need to disinfect. Having it resealed on a yearly basis helps protect it, as well as maintaining the germ barrier.
- Quartz is becoming increasingly popular for kitchen and bath, and although it’s a tough surface, treat it gently. Wiping warm soapy water is best, and since it’s a manufactured product, using anything to scour away an errant stain will scratch the surface. This Old House offers a ton of information about quartz, so see if it’s the right surface for your needs.
- Stone is a softer hard surface, so don’t use anything abrasive while cleaning soapstone, slate, or even concrete. A mild bleach solution is safe to use for disinfecting after a swipe with soapy water. Use a soft bristled brush with the bleach solution for stubborn stains.
- Cutting boards and countertop areas made with butcher block are best kept sanitized with hot soapy water, and even a water-vinegar mixture. If a scrubbing is necessary, sprinkle the surface with salt, and use a half lemon as a scrubbing pad. The acid in the lemon combined with the abrasiveness of the salt will keep your wood surface clean.
We are bombarded by advertising with messages that we need a certain product to keep our homes cleaned and sanitized. Natural cleaners, and mild detergents clean just as well, if not better, all while protecting the surface. If you have a big mess that you can’t take care of, call a pro for advice or to do the job. You chose your appliances, countertops or floors for a reason, and keeping them in top condition will help them hold their value.
