  1.  The first and most important thing you need to do before looking for a home to buy is to find an agent.  The reason this part is the most important is because buying a home is a huge financial obligation and you want to choose the right person to help you with such a big decision in your life.  A good way to find an excellent Realtor is to talk with your friends and family members that you trust to see whom they have used in the past.  Once they give you a few suggestions, you can meet each one and see which one best matches your personality wishes.  You will be spending quite a bit of time with this person so you want to make sure that you get along beautifully with them.
  2. The next step in home buying made easy  is to find a lender.  Many times you can find out from your Realtor about what lenders they tend to use or who they think can be the best match for you and your particular situation.  If your Realtor doesn’t lead you to the best match, again you can talk to your friends and family for suggestions.
  3. You then need to make sure your credit is as clean as it can possibly be.  Lenders can many times give you a bit of guidance in this area so that you can get approved for a loan.
  4. It is important that you get pre approved for a loan before you go out searching for the home of your dreams.  The lender that you choose will help you to know exactly how much of a house you can comfortably afford before you get your heart set on one.
  5. Lastly, figure out exactly what you are looking for in a house.  Make a list of your wants and desires in order of their importance.  This will help to guide you in your home buying  adventure and will help avoid wasting precious time.

These are just a few ideas on how to make the home buying process a bit easier.  Once you do your part to put all of these in motion you will be well on your way to finding the home of your dreams.

Tax Return Depressing? Owning a Home Could Help | Keeping Current Matters

Many Americans got some depressing news last week; either their tax return was not as large as they had hoped or, in some cases, they were told they owed additional money to either the Federal or State government or both. One way to save on taxes is to own your own home.

According to the Tax Policy Center’s Briefing Book -“A citizen’s guide to the fascinating (though often complex) elements of the federal Tax System” – there are several tax advantages to homeownership.

Here are four items, and a quote on each, from the Briefing Book:

1. Mortgage Interest Deduction

“Homeowners who itemize deductions may reduce their taxable income by deducting any interest paid on a home mortgage. The deduction is limited to interest paid on up to $1 million of debt incurred to purchase or substantially rehabilitate a home. Homeowners also may deduct interest paid on up to $100,000 of home equity debt, regardless of how they use the borrowed funds. Taxpayers who do not own their home have no comparable ability to deduct interest paid on debt incurred to purchase goods and services.”

2. Property Tax Deduction

“Homeowners who itemize deductions may also reduce their taxable income by deducting property taxes they pay on their homes.”

3. Imputed Rent

“Buying a home is an investment, part of the returns from which is the opportunity to live in the home rent-free. Unlike returns from other investments, the return on homeownership—what economists call “imputed rent”—is excluded from taxable income. In contrast, landlords must count as income the rent they receive, and renters may not deduct the rent they pay. A homeowner is effectively both landlord and renter, but the tax code treats homeowners the same as renters while ignoring their simultaneous role as their own landlords.”

4. Profits from Home Sales

“Taxpayers who sell assets must generally pay capital gains tax on any profits made on the sale. But homeowners may exclude from taxable income up to $250,000 ($500,000 for joint filers) of capital gains on the sale of their home if they satisfy certain criteria: they must have maintained the home as their principal residence in two out of the preceding five years, and they generally may not have claimed the capital gains exclusion for the sale of another home during the previous two years.”

Bottom Line

We are not suggesting that you purchase a house just to save on your taxes. However, if you have been on the fence as to whether 2017 is the year you should become a homeowner, this information might help with that decision.

How to Make a Man Cave When There is No Room

It seems these days that everyone is adding a room called a man cave to their homes.  But what if you don’t have enough room for a man cave?  What are you suppose to do then?  Below are a few ideas on how to make yourself a man cave even if you don’t have much space to do so.

  1. If you don’t have the space for a regular sized man cave, such as a basement, why not use a walk in closet for the same purpose?  Walk in closets can easily be made into a man cave by gutting them of their contents and adding lots of manly items. Just don’t forget a small television and chair to accommodate the man of your house!
  2. Another innovative way to make a man cave is to close off one half of your garage. If your man doesn’t mind giving up his parking space inside of the garage, let him know that he can have his man cave in that spot.  You can separate the space with a creative partition or call in the pros to create a custom finished room in the garage space.
  3. If you happen to have a house that has more bedrooms that you actually need, why not make one of them a man cave?
  4. Another way to make a man cave in your home when you don’t really have the space to do so is to improvise into creating a blended space in a shared room of the house. Spice up part of your living or family room with the man cave necessities. Your man may not like this option as much as some of the others but if he is desperate for a man cave, you can create a nice space for him just about anywhere in the house.

These ideas should help to get you started thinking in the right direction about how to make a man cave for your man even if the space just simply isn’t available to build a full sized one.  Let’s face it girls, men are not that hard to please, so do your best and it is likely he will be happy.

Windermere Real Estate Market Report for March 2017

The Windermere Real Estate Market Trends Report shows the average sales price was $626,708 in March 2017 compared to $620,053 in March 2016. Homes were on the market for an average of 103 days compared to 94 days last year. Homes sold for 96% of the list price.

The Kissimmee Real Estate Market Trends Report for 34741 shows 52 homes sold in March 2017 down from 57 in March 2016. The average sales price was $160,538 compared to $137,930 in March 2016 and homes were on the market an average of 37 days, down from 67 days in March 2016.

The Celebration Real Estate Market Trends Report for 34747 shows 102 homes sold in March 2017 compared to 87 in March 2016. The average sales price was $300,050 compared to $251,358 in March 2016 and homes were on the market an average of 101 days, down from 114 days in March 2016.

How to Clean Your Grill

Spring is here and that means that summer is right around the corner!  Summertime brings with it many things but one of the awesome things about summer is that it means many meal prep times will move from inside of the kitchen to outside on the grill!  Yum!  You will have to do your part to get your grill ready for all the outdoor cooking that is about to begin!  Below are a few ideas on how best to clean your grill for the upcoming season!

  1.  The first place to start when beginning to clean your grill is to clean the grates.  These can get quite dirty during the outdoor cooking season.  If you were smart when the last season ended you cleaned them and wiped them down with cooking oil, however if you didn’t, there is still hope. One good and easy way to clean your dirty grill grates is to place them into your self-cleaning oven and let it do the work for you.  Another way to get your grill grates clean is to simply put them in the dishwasher.
  2. Clean the burner tubes by simply brushing them and wiping them clean.   Be sure not to use any metal brushes as these have been deemed unsafe if the metal pieces come off and get into your food.
  3. Clean the grease collection tray by scrubbing it with a clean damp cloth.
  4. If you happen to have a charcoal grill, your cleaning process will be a bit simpler than with a gas grill.  Scrub the grill with a nylon brush and then clean the grates and that is it!  If you have old charcoal simply throw it out and buy some new for the season.

These are just a few ideas on how to clean your grill to get it ready for the upcoming outdoor cooking season.  The best way to clean your grill is honestly just to clean as you go. If you do your part to clean up after yourself after each and every meal you will have a much easier time when it comes time to get the grill out again for the next season.  If you don’t do your part to clean as you go, at least now you have a few ideas on how to get rid of the grit and grime easily.

The 'REAL' News about Housing Affordability | Keeping Current Matters

Some industry experts are claiming that the housing market may be headed for a slowdown as we proceed through 2017, based on rising home prices and a potential jump in mortgage interest rates. One of the data points they use is the Housing Affordability Index, as reported by the National Association of Realtors (NAR).

Here is how NAR defines the index:

“The Housing Affordability Index measures whether or not a typical family earns enough income to qualify for a mortgage loan on a typical home at the national level based on the most recent price and income data.”

Basically, a value of 100 means a family earning the median income earns enough to qualify for a mortgage on a median-priced home, based on the price and mortgage interest rates at the time. Anything above 100 means the family has more than enough to qualify.

The higher the index, the easier it is to afford a home.

Why the concern?

The index has been declining over the last several years as home values increased. Some are concerned that too many buyers could be priced out of the market.

But, wait a minute…

Though the index skyrocketed from 2009 through 2013, we must realize that during that time, the housing crisis left the market with an overabundance of distressed properties (foreclosures and short sales). All prices dropped dramatically and distressed properties sold at major discounts. Then, mortgage rates fell like a rock.

The market is recovering, and values are coming back nicely. That has caused the index to fall.

However, let’s remove the crisis years (shaded in gray) and look at the current index as compared to the index from 1990 – 2008:

Though prices and rates appear to be increasing, we must realize that affordability is composed of three ingredients: home prices, interest rates, and income. And, incomes are finally rising.

ATTOM Data Solutions recently released their Q1 2017 U.S. Home Affordability Index. The report explained:

“Stronger wage growth is the silver lining in this report, outpacing home price growth in more than half of the markets for the first time since Q1 2012, when median home prices were still falling nationwide. If that pattern continues, it will help turn the tide in the eroding home affordability trend.”

Bottom Line

Compared to historic norms, it is still a great time to buy from an affordability standpoint.

Keeping Our Children Safe in This Digital Age

Technology surrounds us in every aspect of our lives, including this blog; it is always with us especially since it became handheld. Emails are sent and received, topics are searched for, books are written, video conferences are done, and listed homes are viewed online. Our kids aren’t just seeing us constantly be digital but they are becoming more tech-savvy at a younger age themselves, out of necessity in part. Even schools require students as young as lower elementary school to do projects involving computers. As parents we of course want nothing but the best for our children and always want them to be safe, keeping them safe in this digital age can be overwhelming to navigate. I want to help make this easier for both you and me.

Here are a few tips I think can be helpful in getting started to keep the kids safe.

Set Rules- Give them a set screen time when they can use digital devices and keep that time a constant. Decide what timeframe you are comfortable with beforehand. Create rules or actions if they break the amount of screen time they’re allowed or sites that are okay, e.g. losing the internet for a few days, not watching a show they enjoy, etc.

Be a part of their computer time– Know what sites your kids are visiting and check in on them to be sure they don’t need assistance and to be sure they are on ‘approved by you sites’.  Setting up an ad-blocker can be useful in aiding with younger children who are still navigating the web. Putting up the computer in a common family area like a dining room, living room or basement will make monitoring their online activity easier.

Make them aware– Let them know that things can happen online and to be careful of online encounters (e.g.- bullies, people talking to you that you don’t know, things that they know their parents wouldn’t want them to view, etc.). Telling your children, stressing how significant it is, on a regular basis the importance of protecting their privacy and always being aware and alert of what can go on in the digital world we live in.  Whether it is to understand there are cyber bullies around to the various cybercrimes, password strength and security importance and how identity theft works, or how to identify and handle it and being mindful of online profile.

Parent approved kid-friendly sites– There are sites out there that are parent approved yet kid- friendly and popular. Which still allows them to have fun online and gain experience with technology but they’re still child-safe. Options could include:

As a parent it doesn’t matter where your child goes when it comes to anything digital, when it comes to aiding in keeping them safe remember these guidelines. Teach them information and awareness, give them guidance, and encourage them.

Consumer Confidence in Economy & Housing is Soaring | Keeping Current Matters

The success of the housing market is strongly tied to the consumer’s confidence in the overall economy. For that reason, we believe 2017 will be a great year for real estate. Here is just a touch of the news coverage on the subject.

HousingWire:

“Consumers’ faith in the housing market is stronger than it’s ever been before, according to a newly released survey from Fannie Mae.”

Bloomberg:

“Americans’ confidence continued to mount last week as the Bloomberg Consumer Comfort Index reached the highest point in a decade on more-upbeat assessments about the economy and buying climate.”

Yahoo Finance:

“Confidence continues to rise among America’s consumers…the latest consumer sentiment numbers from the University of Michigan showed that in March confidence rose again.”

MarketWatch:

“U.S. consumers are the most confident in the U.S. economy in 15 years, buoyed by the strongest job market since before the Great Recession. The survey of consumer confidence rose…according to the Conference Board, the private company that publishes the index. That’s the highest level since July 2001.”
