Celebration Florida Voting Member Task Force what do they do and how are they elected?

 

The Celebration voting members work as a group to recruit, train and organize the voting members so they can more effectively serve Celebration.

 

 

The Celebration Charter mandates that the neighborhoods elect representatitives annually called voting members and AVM or alternate voting members.

 

The group is given various duties within the Charter and assists the will of the homeowners by reducing the scope of representation and allowing the availability of a quorum to conduct business.

 

Each voting member is accountable to about 85 home owners ( some neighborhoods are as small as 14 units and others 120).

 

The hope is the voting member is a more responsive public servant compared to the CROA director who represents all 9000 + homeowners and is elected bi-annually.

 

The only specified meeting in the public charter is a Sept. annual meeting, but the current group decided to organize quarterly discussions to share ideas and concerns.

 

These meetings are announced and all homeowners are invited to attend and participate.

 

This year there were two meetings held that had guest speakers covering issues of incorporation, management contracts and charter training.

 

The agenda is published in advance and a strict time schedule adhered to.

 

Celebration is still growing and the voting member task force feels it is more effective if the Charter is viewed as a living document which is reviewed and changed as necessary.  They also have the authority to change the rules with the Directors.

Safety in Celebration Florida

Safety in Celebration Florida and the next safety meeting

Safety in Celebration Florida is a question that always comes up when we show homes there. 

 

Celebration is not a gated community and of course this is a question many buyers ask about.

So let’s start with safe driving.  The CROA (the Celebration Residential Owners Association) has hired a paid deputies to enforce speed limits.  Since he was hired incidents are down 45%.

 

Service area safety and vandalism are patroled by detail deputies foot patrol of pool areas during evening hours.  Parks and pools are now closed at dusk and signs are posted in all service areas.

 

Sex offenders living in Celebration – after collecting information from several sources a CROA recommendation to proceed with a covenants amendment to prohibit registered sex offenders/predators from living in Celebration.

 

A citizen patrol program under the supervision of Osceola County Sheriff Hansell  for commitment and support is in place.  Training and certification for the first group of volunteers has been completed and patrols begun.

 

Narrow streets and traffic lights are under evaluation by Osceola County Traffic Engineers on certain streets and traffic intersections.  Waiting results.

 

Weekly e-mail sent out by the Town Hall has a Safety Stop section to inform residents of current safety issues.  There is also a safety corner section in the Celebration News.

 

The agenda for the safety committee includes safe driving, lights and covered benches for children at bus stops, further implementation of the Citzen Assisted Patrol, improved coordination with the emergency management committee, instigation of camera monitoring or vehicles entering/ exiting Celebration and promoting awareness for all residents to be active in the safety of the community.

Celebration Florida Town Hall Information a number you need to have in order to get answers on a variety of subjects. 

 

The Celebration Florida Town Hall is located at 690 Celebration Ave.  Celebration, FL 34747.  The phone number is 407-566-1200.

 

The Celebration Florida Town Hall  is responsible for the Celebration Community Center too and is in charge of several activities in Celebration Florida.

New This Year in Celebration Florida

New This Year in Celebration Florida many events, accomplishments and milestones were achieved that make the town of Celebration unique.

The town of Celebration Florida 2007 had the grand opening of the Celebration Community Center in April.  The building is located at 851 Celebration Avenue Celebration Florida and is the home of the town hall staff, community meetings and activities, and several Parks and Recreation programs.

Other recognized events in Celebration Florida this year are

 

 

Longmeadow park and Spring Park’s Fort Pride Playground were updated with new equipment and play surfaces.  Even the park benches were given a refurbishment by the Town Hall Maintenance Crews.

The first annual Clebration Florida Community Games including basketball, golf, tennis and bingo were enjoyed by hundreds of residents.

 

Celebration Florida Tennis fans will enjoy new lighting on the Lakeside Park Tennis courts.

 

The first annual Celebration community picnic was held at Lakeside Park over Founders Day weekend.

 

This was the first year the Celebration Florida Special Events Committee planned the Great American Pie Festival. 

 

Team Orlando joined the Celebration Aquatics club as a new competitive swim team.

CROA ( Celebration Residential Owners Association) set strategic planning meetings and assisted concominium boards of directors as they bid out individual management contracts.  The Covenants/ARC team also began working with these new management companies to ensure compliance with the Celebration Pattern book.

 

The CROA also adopted Facility Rates and Guidelines for the Celebration Community Center.  There is also required paperwork.

 

The E-Ballot was used for the first time as residents had a choice to vote online or use a paper ballot.

 

Voting members established quarterly meetings to share ideas and address concerns.

 

The Covenants/ARC team began conducting neighborhood walks providing residents the opportunity to ask questions about rules and guidelines on the spot.

 

They also began creating a "photo library" of approved changes to homes and landscaping.

 

The Celebration Florida Parks and Recreation added new activities to the monthly calendar including Outdoor Movie Night sponsered by the Movie Gallery and Celebration Home Theatre, plus Family Game Night sponsered by Hasbro Co.  Both very popular!

Mona Lisa Luxury Condo in Celebration Florida had the first closing.  How do I know this well it was one of mine.  This luxury Suite hotel offers condominium ownership in the award wining community of Celebration, Florida. 

 

The Mona Lisa will offer all the style and amenities you would expect to find at a world class hotel.  We are still waiting to see which world class dining affiliate will be located here.  There will be two 5 storey buildings spread over 12 acres with four star rating impeccable service.

Today a friend shared a website with me about the world as a village.  Orlando Florida is a resort village all to itself, but this was an eye opener presentation to say the least. 

 

If anyone is in any doubt how thankful we all are for our blessings just take a look at this. 

 

 

Imagine turning the world’s population into only 100 people what would the community look like.  I wasn’t one of the first half million people to watch this until today.   The message about world population is clear.

 

It would be interesting to see how complainers about our country would feel after seeing this.  When I was teaching overseas I really felt every American Child should live a year overseas

 

The experience is more than a lesson on how the other half lives.  So for those of you that haven’t seen this Miniature Earth presentation take a minute and watch. 

 

Donella Meadows did a great job in 1990 when all this started.  What can we do?

 

Even after Thanksgiving the message is clear.  This is only a simulation of tendencies and statistics could change.  I have included this in Orlando Real Estate category as an example of how we might have to revise our marketing strategies with this view.

 

 

Florida Mortgage & Real Estate | Developers moving In & Out!

these developers are able to build condos & townhomes that will help first time home buyers, low and moderate income buyers, and local workforces find properties near where they work at appropriate prices

While the real estate market is definitely in a bad place in Florida, many big, national banks and big, national builders are feeling the pinch…. some are even hitting the bricks – figuratively speaking.

With announcements that Hollywood Florida based TOUSA and Fort Lauderdale Florida based Levitt & Sons are filing bankruptsy, and that Levitt ceased all construction due to massive debt… it would seem that we’ve seen the end of development in Florida until we absorb what we already have… but that may not necessarily be so!

 

 

Now that some of the big boys are hurting, a new breed of smaller, leaner developers are descending on Florida like Snowbirds of Prey.

These developers are well positioned to find abandoned projects, builder close-outs, and distressed projects at bargain prices that are ready to be salvaged.

 

These new, smaller developers are more nimble and more agile than the big names like D.R. Horton, K. Hovnanian, Toll Bros. and GL Homes. They can buy smaller parcels and still make money on them.

 

They also have the vision to pull off more interesting projects that have margins that are significantly lower than a big developer’s shareholders require.

 

Couple with this the terrible brain drain due to the middle class heading for the greener pastures with lower property taxes, these developers are able to build condos & townhomes that will help first time home buyers, low and moderate income buyers, and local workforces find properties near where they work at appropriate prices.

 

Keep an eye out for these Snowbirds… and if you’re sitting on a project that needs some TLC to get it off the ground, think of them fondly. They might just want to partner with you to make your project a reality!

National Association of Realtors Convention

National Association of Realtors Convention was last week in Las Vegas.  It was a trememdous learning experience as we met before for two days with a special group of people.  The CyberProfessionals meet twice a year and share all the latest and greatest technology tips with eachother, as well as, have guest speakers.

The first  guest speaker was Steve Harney.  He was a wealth of information and focused on the economy and why pricing homes right now to sell is very important.  If you don’t price your home to sell correctly now you may get less when you adjust your price later in the year or next year.

 

There were a wealth of data and charts not to mention his great sense of humor that kept us glued for over an hour.  Linda Davis is our group leader and she had invited him to speak last May but he was unable to attend.  We are so grateful he was able to make it this time.  I intend using some of his data and sharing it with you in future blogs so stay tuned.

 

The buzz around the trade show included new safety electronic lock boxes, electronics gagets, some wonderful new cards, and sessions on blogging!

 

For years I tell my Orlando Florida home sellers I won’t be putting up a sold or pending sign even when we go to contract.  I do this because I still want calls and back up offers just in case the first deal goes south.  I also want to keep the phone ringing as it may help another  central Florida neighbor once we have one or two back ups for the owners property. 

 

Now after hearing the following story I am glad this has been the rule, but still there is a need to beware.

 

I want to share it here with any of you that may have your house for sale, in Orlando Florida or across the country.  Even if you are thinking of putting your house up for sale it is important to be sure you let the neighbors know and talk with the agent about putting up the sold or pending sign, after reading this you may not want to do it.

 

A new kind of thief and scam.  People watching videos online of homes for sale  will then watch your habits.  When you leave and come home.  Once they know you will be out for a length of time they drive up and put a sold sign on your property followed by a moving van.  They break in and load the van with neighbors thinking they are movers.  You come home to an empty house!

 

So be sure to let your neighbors know that you or your realtor will tell them when the house has sold.   Be on the lookout as with any neighborhood watch if you see anything suspicious to call the police. 

 

Now I don’t want to end on such a sad tale so let me share another very positive thing you can do to get you home ready to show.   Staging was also brought up again and how important the first impression can be.  Here is a video with Megan Morris sharing different pricing and options when it comes to staging your home.
