Today a friend shared a website with me about the world as a village.  Orlando Florida is a resort village all to itself, but this was an eye opener presentation to say the least. 

 

If anyone is in any doubt how thankful we all are for our blessings just take a look at this. 

 

 

Imagine turning the world’s population into only 100 people what would the community look like.  I wasn’t one of the first half million people to watch this until today.   The message about world population is clear.

 

It would be interesting to see how complainers about our country would feel after seeing this.  When I was teaching overseas I really felt every American Child should live a year overseas

 

The experience is more than a lesson on how the other half lives.  So for those of you that haven’t seen this Miniature Earth presentation take a minute and watch. 

 

Donella Meadows did a great job in 1990 when all this started.  What can we do?

 

Even after Thanksgiving the message is clear.  This is only a simulation of tendencies and statistics could change.  I have included this in Orlando Real Estate category as an example of how we might have to revise our marketing strategies with this view.

 

 

Florida Mortgage & Real Estate | Developers moving In & Out!

these developers are able to build condos & townhomes that will help first time home buyers, low and moderate income buyers, and local workforces find properties near where they work at appropriate prices

While the real estate market is definitely in a bad place in Florida, many big, national banks and big, national builders are feeling the pinch…. some are even hitting the bricks – figuratively speaking.

With announcements that Hollywood Florida based TOUSA and Fort Lauderdale Florida based Levitt & Sons are filing bankruptsy, and that Levitt ceased all construction due to massive debt… it would seem that we’ve seen the end of development in Florida until we absorb what we already have… but that may not necessarily be so!

 

 

Now that some of the big boys are hurting, a new breed of smaller, leaner developers are descending on Florida like Snowbirds of Prey.

These developers are well positioned to find abandoned projects, builder close-outs, and distressed projects at bargain prices that are ready to be salvaged.

 

These new, smaller developers are more nimble and more agile than the big names like D.R. Horton, K. Hovnanian, Toll Bros. and GL Homes. They can buy smaller parcels and still make money on them.

 

They also have the vision to pull off more interesting projects that have margins that are significantly lower than a big developer’s shareholders require.

 

Couple with this the terrible brain drain due to the middle class heading for the greener pastures with lower property taxes, these developers are able to build condos & townhomes that will help first time home buyers, low and moderate income buyers, and local workforces find properties near where they work at appropriate prices.

 

Keep an eye out for these Snowbirds… and if you’re sitting on a project that needs some TLC to get it off the ground, think of them fondly. They might just want to partner with you to make your project a reality!

National Association of Realtors Convention was last week in Las Vegas.  It was a trememdous learning experience as we met before for two days with a special group of people.  The CyberProfessionals meet twice a year and share all the latest and greatest technology tips with eachother, as well as, have guest speakers.

The first  guest speaker was Steve Harney.  He was a wealth of information and focused on the economy and why pricing homes right now to sell is very important.  If you don’t price your home to sell correctly now you may get less when you adjust your price later in the year or next year.

 

There were a wealth of data and charts not to mention his great sense of humor that kept us glued for over an hour.  Linda Davis is our group leader and she had invited him to speak last May but he was unable to attend.  We are so grateful he was able to make it this time.  I intend using some of his data and sharing it with you in future blogs so stay tuned.

 

The buzz around the trade show included new safety electronic lock boxes, electronics gagets, some wonderful new cards, and sessions on blogging!

 

For years I tell my Orlando Florida home sellers I won’t be putting up a sold or pending sign even when we go to contract.  I do this because I still want calls and back up offers just in case the first deal goes south.  I also want to keep the phone ringing as it may help another  central Florida neighbor once we have one or two back ups for the owners property. 

 

Now after hearing the following story I am glad this has been the rule, but still there is a need to beware.

 

I want to share it here with any of you that may have your house for sale, in Orlando Florida or across the country.  Even if you are thinking of putting your house up for sale it is important to be sure you let the neighbors know and talk with the agent about putting up the sold or pending sign, after reading this you may not want to do it.

 

A new kind of thief and scam.  People watching videos online of homes for sale  will then watch your habits.  When you leave and come home.  Once they know you will be out for a length of time they drive up and put a sold sign on your property followed by a moving van.  They break in and load the van with neighbors thinking they are movers.  You come home to an empty house!

 

So be sure to let your neighbors know that you or your realtor will tell them when the house has sold.   Be on the lookout as with any neighborhood watch if you see anything suspicious to call the police. 

 

Now I don’t want to end on such a sad tale so let me share another very positive thing you can do to get you home ready to show.   Staging was also brought up again and how important the first impression can be.  Here is a video with Megan Morris sharing different pricing and options when it comes to staging your home.

 

Orlando Florida Utility Bills

Orlando Florida utility bills can be hard to swallow even if you don’t have a leak.  Upon returning from a professional meeting I came home to a few bills.  Now we all get bills that is not the issue.  The issue is one of the bills in particular our water bill was outrageous compared to previous bills for water of only around $30.  This one was $144 plus change!  What to do next?   Yes I have even included a video tip!

I knew something had to be wrong as our pool and yard on are on a well and we just couldn’t have used that much water in the house.  Where was the problem.  I called Michaels plumbing to come out and take a look.  Sure enough he said our toilets were running non stop.  It isn’t a loud noise but if you listen carefully you will hear the running sound.  The fix was new guts for two of the four toilets in the house.

While Michaels plumbing was here I did a short video as he also shared with me the importance of having a T-Bar.  I didn’t even know what this was but he suggested we buy one at Home Depot or Lowes if we ever needed to turn off the water to the house in case of an emergency.  This was a total learning experience for me as I didn’t even know where the turn off valve was in the yard until he showed me. 

 

Did it work …yes our next bill was $19.00 more like it!  Remember if you are buying a home in Orlando Florida area or any of our five surrounding counties (Orange, Lake, Polk, Seminole, or Osceola) having a well for pool and yard will save you hundreds of dollars a month especially in the summer!  We also found out about hot water heater blankets to conserve energy and covers for the outside taps in case of a freeze which thank goodness we don’t have often in our Sunshine State around Orlando Florida.

Orlando Florida Shopping Finds

Our Orlando Florida shopping finds were fun today.  We didn’t leave until 11:30 and got everything on the list!

I just couldn’t resist sharing a couple of our Orlando Florida shopping finds from today with you and there is still time to get rain checks on one of them. 

 

As many of you know our website is shaped like a monopoly board, which by the way took about a year to get permission from the trademark attornies.   We at first wanted to use the "opoly" name in the title but that wasn’t allowed.  I went to get a board and to see what else would be close and that is how I came up with Orlando Avenue.  This was acceptable to Hasbro and our site was born. 

 

Now  back to the sales..of course it is the new electronic banking monopoly game from Target.  Price only $20!  Yes that is right today and tomorro $20.  Regular price is around $40-42.  We were disappointed as the game was sold out but Target gave a rain check so we can go back until Dec. 1st to pick it up with this at the $20 price.

Radio Shack had several nice things a cool pad for our notebook, dual webcams with ear pieces, a 4 gig scan disk, and battery adapter..all for less than $62.00 plus free shipping!

I am not sure if you had to go to the store or not but if it was on sale this weekend and they didn’t have it in the store they would free ship it to you.

My husband loves dark chocolate and Walgreens had the buy of the day!  Large Hersheys special dark chocolate bars 2 for a $1.00.  We bought 30 since they also make great stocking stuffers!   This sale was only until 2pm today so who knows what they will offer closer to Xmas or if it comes up again.  I did find a sale site for these just in case you can’t wait.  Hershey’s special dark offered in lots of options.

We found a few other items but they must remain a secret until after the holidays.  Hope you were able to find some items on your shopping list!  More later from  sunny 71 degree Orlando Florida.

Recently I had to advise a seller why his 1977 Kissimmee  home which he totally remodeled inside with granite, crown molding, tile and top of the line appliances hasn’t sold based on his current listing price. The outside was very dated, no landscaping, out of date, dated color and no curb appeal.
 

This is not the actual house but one very similar in his Kissimmee subdivision, but a bit nicer than the subject home in Kissimmee,Florida.

Here is what else was selling in the price range  and not in his Kissimmee subdivision but in his Kissimmee zip code.

He was very upset and after seeing the Market Analysis and sent me the following reply.
 
“From looking at these pictures with prices, sq ft and other comps including asking price, If our house was truly being compared to these house, why would I want to offer a better house at less money?”
 
So in order to answer his question here was my response.
 
John,
 
What I am hearing you say is you still think your home is worth more compared to these. If I am reading you correctly your Kissimmee home may well be worth more the question is will someone be willing to pay more?   
 
You have made some great improvements but perhaps over improved for the average price range of this Kissimmee neighborhood and current market conditions. Doing this is fine if you are going to stay put and live out your days in your dream home, but when it comes to selling buyers are going to see all the choices in the price range and will have many more options. 
 
There are 736 available properties in 32825. 26 with similiar features to yours.
 
People looking in the higher price range 275-300 want homes around them of similar value or higher. 
 
Yours may be worth a higher price but the location doesn’t have similar priced homes. I am sure you have heard the rule location location location. There are 26  4/2 plus homes with over 2000 sq ft in your Kissimmee Florida zip code and 10 more if you add in 3 bed.   
 

If you were a buyer looking at these 26 or even only your top 10 choices (3 which are over 2750 sq. ft) do you think yours would be one of them based on location, style and age? This is the competition. Here is a link to the list of what is available. 

 

The highest price house sold in your subdivision is  250K. The most recent sale was only 234K.   Based on what is selling and how long it is taking to sell in your Kissimmee  subdivision it could take more than 3 years to sell if sells at all.
 
Look at the values around you and across the street. It is important to note that the most recent solds will be the benchmark for the appraiser and since their price per sq. ft. are so much less, even if you would get the appraiser to adjust an extra 25,000 for granite, tile, crown moldings etc.it will only bring the price to 275-280K depending on the appraiser. 
 
He will also adjust 1/2 of 1% of the sales price for each year of age. So if he does find one the same size which I did in your zip code it was built in 2004 at a sale price of 280K .5% would be 1400 x 30 years difference in age = $42,000 off. Even half of this will still hurt the appraisal because there just aren’t comps in your subdivision to support the higher price.
 
I realize this is not what you want to hear but we have to deal in the strictest terms especially in this market. Offering a year of HOA, a  years worth of taxes, a higher commission or contributing towards a buyers selling costs 3-10K are only a few of the things people are doing now to make their homes the best option for a buyer. 
 
First and foremost is getting it priced right to start. I still feel 285K is too high even if it is a mansion inside, the numbers tell the story for the subdivision. We can’t change that there are just too many options right now for people to choose from and the fact nothing has sold over 250K in this Kissimmee subdivision, let alone the most recent sale was only 234K it just won’t support the higher price.
 
Even if someone will makes an offer the house has to appraise. It may be prudent to get an appraisal up front. If the market continues its downward trend who knows what can happen in the next 6 months which is how long an appraisal is good. These days with so many mortgages in trouble banks  may require updates every 3 months instead of 6.
 
So if you still think the price needs to be higher than 269,900K  I would get an appraisal that backs it up. Then we can leave this out for people to see.  The point is getting them to come inside to look. What will entice them to do this? The age, the outside elevation, the landscaping? Usually the price gets it started. 
 

It is not just what is for sale in your Kissimmee subdivision that is your competition but everything in the Kissimmee zip code which blankets your area. 

Yes I agree yours probably is the nicest in the subdivision but overall for age, location, and style will it be attractive to the buyer once he sees what all the choices are between 270-300K?

 
Again of the 20  homes in this price range in your zip code will yours be the one they choose to look inside just by seeing the pictures online?
 
By the way if someone needs a home over 3000 sq. ft. priced between 275 -300K there are 23 more of  these in addition to the others above in Orlando. Here is a link to these which are also going to be competition. 
 
Again I ask if you are looking in this price range at this size home would yours make the top 5 in any of the lists?   Yes this is a personal preference but buyers are very discriminating now and much more knowledgeable than before when it comes to value, price and options.
 
 
 
If you are the best value based on price, size and condition it will show! In order to be the best value you have to be competitively priced.
 
Let me know what you want to do and if you want to consider getting an appraisal up front. I hope I have answered your question of why you should want to offer a better house at less money. The answer is not based on only what your house is worth but what the competition is and what has sold. Most important getting them to want to look inside.Then you can let the house sell itself since you have done a wonderful job!
