Here are some important facts about purchasing Real Estate in the Orlando Florida area:
Right-priced properties do not last!
· When looking for a home, remember, Tuesdays, Wednesdays, and Thursdays are best!
· Weekends are worst! Most buyers look for homes on the weekends. This is the time you will most likely find yourself in multiple-offer situations competing with other buyers, and when you compete, you’ll always pay more to get the house!
Avoid some common errors made when purchasing Real Estate in the Orlando Florida area:
-
Not understanding a local market and all that is available.
-
Not screening the masses—trying to see everything, both in their own price range and not.
-

-
Weak negotiating. This mistake alone can cost a buyer thousands of dollars.
-
Not requiring the proper inspections.
-

Subprime Loans are not inherently wrought with risk and problems.
Subprime Loans are not inherently wrought with risk and problems. They are still binding contracts that cannot be changed on a whim. Subprime Loans are just loans that were sold to people who might have been a higher risk to the investor that was giving the loan so the terms and rates will reflect that risk.
"Am I in trouble if I have a Subprime Loan" is a popular question right now… so popular that my answers on other sites have turned into a quote in a MarketWatch article called:
Six consumer questions about how mortgage-market issues affect them
By Amy Hoak, MarketWatch
The advice I give is to sit down with your closing papers… the ones you received at or after closing from the title company. In there you will find your Mortgage and Note.
The most important information to locate is the Date of First Adjustment.
If the Date of First Adjustment is within 12 months, your best bet is to Call your Mortgage Broker immediately for an analysis of your options. Then, we can strategize a way to restructure your loan so that you do not have an adjustment that you cannot afford.
We will make sure that your loan gets refinanced within the timeframe that suits you for both your present situation and your future financial well-being.

Read the First Chapter of Celebration, U.S.A. Living in Disney’s Brave New Town of this book for free. It is an interesting read about the beginnings of Celebration Florida. The authors write of their experiences of building their home and how the community developed in the early days of Celebration.
There is something in this book for those that are pro and con, and it gives little stories along the way of the development of the town.

Hurricane Season is in mid-swing in Florida. Are you prepared? Financially that is!
Hurricane Season is in mid-swing in Florida. People took advantage of the tax-free weekends to stock up on their rations like bottles of water, vital medicines and cans of tuna, buying batteries by the case and trying to meet the Hurricane VIP – the neighborhood roofer! All the while they are forgetting to have ready CASH in an emergency – cash that could come from a Home Equity Line of Credit (aka HELOC).
The HELOC is a life preserver when there is a sea of people out there all clamoring to get their home repairs done. Having ready access to cash is essential to quick repairs. Many contractors will be very busy and turn away business if they have to offer financing.
When a homeowner does not have cash available, we see the all-too-familiar blue tarps for months until finances catch up to repair costs…
…and when there are major repairs to do, it may be hard to get financing! A lender may not write a loan on a property in need of hurricane repairs
A Home Equity Line can solve this issue which is why I recommend one to all of my clients.
Don’t wait until it is too late. Consult with your
Florida Mortgage Professional today to talk about your options before the storm is in the box!
Please follow this link for more detail and a review of the Advantages and Disadvantages of Home Equity Lines.

Wondering what is going to happen to you now that your Lender is Kaput?
Wondering what is going to happen to you now that your Lender is Kaput?
Do not fret… don’t worry at all… in fact, get ready to make your September payment as scheduled. Just keep your eyes open for your letter regarding who will be servicing your loan from now on.
You see, many of the lenders that you are paying your monthly payments to are in fact only servicing your loan. They are not holding the note, but instead they are collecting and distributing funds for the actual mortgagee – typically an institutional investor.
Sometimes an investor will change their servicing agent and gets someone else to do it for them. So be ready for your next month’s payment. It will be due to someone even if your "lender" shut its doors.
