Buying a new home is exciting, but after the euphoria wears off, it’s time to start thinking about how to pack up and move everything. Unless you have the luxury of hiring a moving company, getting all of your things loaded carefully and transported from one place to another is a major DIY project. Here are some tips to take some of the anxiety out of packing.

• Start deep cleaning and cleaning out as soon as possible. Cleaning your things as you pack them will make it easier when your bone-tired from loading and unloading.
• Have a throwing out party. Calling it a party will get the kids involved and make it sound like a good time, right?
• Have a garage sale for items that may not fit in your new home or you have out grown.
• Call donation centers to pick up items you are not taking with you or donate them yourself.
• Time to box it up. Start gathering sturdy boxes or reusable storage boxes, and lots of newspaper and/or bubble wrap.
• Keep everything safe. For your kitchen items, ball up several sheets of newspaper and cover the bottom or the box. This provides a cushion for your breakables.
• Wrap it up. Use blankets, sheets and towels to keep framed photos and artwork safe.
• Clothes are best left in their dresser drawer–just remove the drawer when you’re moving the main part of the furniture, then replace them when it gets to the truck or trailer, and new room.
• Hanging clothes can be placed in a flat sheet. Lay the clothes, with their hangers, onto the sheet. Tie up each corner diagonally to create a big hobo pouch, and the knots can be a handle. Unless you’re lucky enough to have tons of luggage, it’s an easier way to transport those clothes than trying to hold all those hangers on your hand. Not to mention less painful.
• Luggage can be used to pack up items you consider priceless. Just pack them in the same manner as you would have in a box or container, and that way you can keep a better eye on them or move them yourself.
• Bare necessities. Make sure each person packs their own bag of clothes and any necessities they will need for a few days. The first week in a new home can be a bit confusing, and if everyone has what they need close by, this will make things easier.
• The big stuff. Furniture is straightforward. If you want extra protection, use an industrial roll of plastic wrap, or for tables and chairs, use a large blanket or some towels on the seats or tabletop to protect the finish. Glass table tops and mirrors need to have some crisscrossed masking tape on them to help protect them from shattering–think hurricane-style. Use hair ties to keep cabinet doors closed on hutches or entertainment center doors.
• Get yourself together. After everything is boxed up, taped up, labeled and ready to go, leave the boxes in the rooms they belong in. Remove things from the truck by room, and make sure the containers get to the rooms they’re labeled for.

Preparing to relocate can be daunting, but if you use some common sense and think practically, you can cut down on the stress of moving. Organization is the key!

When we’re enjoying the warm weather, our pets usually are, too.  When we’re spending time outdoors with family and friends, we usually include our pets.  Keeping our furry family members safe should always be a priority, and these tips may be a refresher course for some, but it never hurts to make sure all our loved ones are kept out of harm’s way. 

In the Backyard 

• Fencing should be examined to make sure there are no gaps at the bottom, and that all materials are in place and secure.  You don’t want Fluffy taking a neighborhood excursion by himself. 
• The garden and landscaping bring us great satisfaction, and animals like to take a bite of growing things occasionally.  Check these lists for cats and dogs from ASPCA to make sure you keep your pets from chewing on them. 
• Keep any swimming pool chemicals and mechanical lawn tools sealed and out of your pets’ way.  Some of these products have a scent that is enticing to animals, and they wouldn’t hesitate to give them a try.   
• It may sound sensational, but if you have an animal that is a toy breed, or weighs five pounds or less, keep an eye and ear out for any predatory birds.  Owls, hawks, and eagles have been known to attack small pets, mistaking them for a wild meal. 
• Sometimes it’s necessary to leave your dog or cat outside while you’re gone for a while.  Make sure they have adequate shelter to keep them cool, and plenty of cool water to prevent heat stroke or dehydration. 
• Allowing your cat to roam in the yard is great for them, as they are natural hunters, and they find great pleasure in all the sights and sounds.  Keep an eye on them in case they see a bird they’d like to get to know better, or find a snake in the flower bed.  Protecting wildlife and your feline friend go hand-in-hand. 

Out and About 

• Does your dog go with you for exercise while you’re biking or jogging?  Some active pet owners take a water bowl with them, so they can offer a cool drink to their pet, and you can train them to drink directly from the bottle using an adaptor created especially for dogs. 
• Going fishing or water skiing?  Make sure you have a life jacket for them, as well as an overboard plan.  If you think Fido would enjoy jumping into the water, maybe you should leave them at home or at the kennel for their safety as well as your own. 
• vetSTREET offers some great tips for taking your dog to the beach.  Heat, waves, and hot sand can all play a role in just how much fun everyone will have–or not. 
• It’s vacation time, and you’d like to bring your pet with you, so call ahead for information on pet-friendly lodging, and where they can stay for events where pets aren’t welcome. Make sure you have a vehicle safety harness or seat belt for them or their carrier while you’re traveling. 

Summertime brings water fun, cookouts, and don’t forget the insects!  Keep your pets safe from biting insects, and be sure they get a flea and tick repellent treatment and heartworm prevention to avoid any diseases these insects can cause down the road. Pets need to be kept as safe as small children, so take preventive measures so you can have a fun and healthy Summer with the whole family.

New Orlando Regional REALTOR® Association data shows record-high median home price in Central Florida.

State of the Market

• The median home price for April was recorded at $388,500, up from $386,500 in March. This is the highest monthly median home price on record in the Orlando area.
• Overall sales rose 7.8% from March to April. There were 2,759 sales in April, up from 2,559 sales in March. This is the third month in a row that sales have risen.
• April’s interest rate was recorded at 6.9%, up slightly from 6.7% in March. This is the third month in a row that interest rates have risen.
• Inventory for April was recorded at 9,376, up 4.5% from March when inventory was recorded at 8,971. This is the fourth month in a row inventory has risen.
• Pending sales increased by 2.9%, with 4,257 in March and 4,379 in April.
• New listings rose 2.6% from March to April, with 4,230 new homes on the market in April, compared to 4,124 in March.
• Homes spent an average of 54 days on the market (DOM) in April – down from 58 in March.
• “April’s median home price was recorded at $388,500,” said Rose Kemp, Orlando Regional REALTOR® Association President. ” We saw an increase in homes for sale, providing a wider selection for potential buyers. Despite the supply remaining slightly over three months, homes are selling quickly, indicating a strong demand. This demand is a positive indicator of market stability and is expected to continue through the next few months as families look to relocate during the summer season.”

Market Snapshot

• Interest rates rose from 6.7% in March to 6.9% in April.
• Pending sales rose 2.9%, with 4,257 in March and 4,379 in April.
• 26 distressed homes (bank-owned properties and short sales) accounted for 0.9% of all home sales in April. That represents a 13.0% increase from March when 23 distressed homes sold.

Inventory

• Orlando area inventory increased 4.5% from March to April. Inventory in March was 8,971, and inventory in April was 9,376.
• The supply of homes fell to 3.40 months in April, down 3.1% from 3.51 months in March. A balanced market is six months of supply.
• The number of new listings increased from March to April by 2.6% – from 4,124 homes to 4,230 homes.

Thinking about doing some home improvements?  Whether it’s a kitchen or bathroom remodel, a whole-house painting, or floor refinishing, there’s a time of year when these jobs are easier to get completed, mainly because of how the weather affects not only construction, but the quality of the finished product as well.  Find the project you’re considering, and see when it’ll be the right time to get to work:  

Additions, because of needing a new foundation, could be started in late Winter/early Spring when the ground is still cold and more compact.  It makes for better digging and concrete pouring and setup. 

Exterior door replacement would be convenient any time except Winter, just in case there are any issues and the doors aren’t a quick switch. 

Exterior painting, for many reasons, is a better idea in early to late Summer, when temperatures are above fifty degrees. 

HVAC work, in non-emergency situations, should be done in the off seasons–new heater in warm months, air conditioning before it’s sweltering outside. 

Interior remodeling like kitchen and bathroom redo’s, can be done practically any time.  The main thing to keep in mind here is warm months are busier for contractors, and that can mean a job done in a hurry, or higher prices. 

Outdoor projects, even though a popular time for construction is the warmer months, should be started in late Winter, simply because you want to be able to spend your Summer enjoying your new outdoor space! 

Refinishing hardwoods is probably best completed during the times of year when humidity is low for the best finish, and so windows can be opened to allow air circulation to help get rid of any associated odors. 

Roofing, believe it or not, may get better results in hot months of the year, as the most common materials used will need warm temps for the best performance. 

Window repair/replacement is managed well during warm months or when frequent rain isn’t a factor. 

Keep in mind that Spring and Summer are busiest time for contractors.  If you are hiring your job out, the process should be started long enough in advance that you don’t have to be put on a wait list.  On that same note, during slower months, a contractor may give you a deal on the work, because there aren’t other jobs to be done, and you get their full attention!  Planning is key for a smooth finish on any project, any time of year.

Sometimes it’s necessary to leave your old home before it sells, and even if it’s in a safe community, there are steps that should be taken to make sure the home and its components are secure.  Criminals are pretty savvy these days, and you don’t want your home compromised, especially when potential buyers are there for a showing. 

• First and foremost, make sure all your doors and windows are locked.  Most of those who are looking for easy access will find it.  They don’t care to draw attention to themselves by smashing windows and creating a lot of noise. 
• Check with your insurance agent and make sure you’re covered properly for a vacant house. 
• Talk to your RealtorⓇ about the lockbox that will be placed on your entryway.  Make certain it’s electronic, because the agent can not only get in without a key, but can keep track of who’s used the lockbox to enter, and when. 

• If you don’t already, have motion sensor floodlights installed around the perimeter of your home.  This will help deter anyone who is creeping around after dark. 
• Ask a relative, trusted neighbor or hire someone with good references to keep an eye on things, especially if you’ve moved more than a short drive away.   If you have a neighbor whose driveway is close by, ask if they would be willing to use your driveway to park in. 
• The landscaping should be maintained to keep any suspicion that you’re not there, and it should be taken care of by a reputable landscaper.  Your RealtorⓇ should be able to help you find someone for this job.   
• Secure outdoor components–your light fixtures and even the HVAC unit can be stolen, and it’s not as uncommon as you’d think. The light fixtures can be motion-detection activated, and the HVAC unit circuit box can be locked, and make it more difficult to get to with fencing or a security cage. 
• A home security system is now more affordable than ever, and you don’t have to pay a monthly service fee to a company. Do some online research and find a system that connects wirelessly and has a coordinating smartphone app.  You can keep an eye on things yourself, and if there’s anything suspicious, call your contact and ask them to check your house for you.   

The cost of keeping your electricity and Wi-Fi connected to the vacant house can’t compare to the peace of mind and protection it can offer while selling your home.  That doesn’t count the money you would save from repairs for damage or stolen items to be replaced.  Protect your investment by protecting your vacant house while it waits for new owners.

Americans use their garages for much more than just parking their cars, and storage use is the number one choice! While it makes sense to stash things in there, out of the way and unseen because it is more convenient to get there than it is in the attic, some items should not be kept in the garage.

• Propane tanks should be stored outside, on a flat surface, away from anything that can spark. If you have tanks inside your garage, and the valve begins to leak, it can be deadly.
• Any cloth or rags with oily residue should be treated with great care, as they can spontaneously combust. Check out this quick video from This Old House that shows how to treat rags used for woodwork, and soak cloths used for car repair in a bucket with dishwashing liquid and hot water, rinse, and wash in your machine or toss them in the garbage.
• Paint is highly flammable, and can be rendered useless in a garage, where temperatures can be extreme. Look for the manufacturer’s recommended temperatures on the can, and store it accordingly.
• Firewood is an attractant for pests, and as convenient as it may be to keep it close by in the garage, it is best to keep most of it at least twenty feet from the house. Bring in only what is needed for a day.
• Canned food should be stored at room temperature, so if you find your pantry overflowing, donate extra to a food pantry. Keeping it in fluctuating temperatures can cause spoilage or affect the quality of the food.
• Refrigerators not manufactured to stand extreme temperatures can fail in a garage, leaving you with a mess and ruined food. Purchase a refrigerator made for garage use, or add a garage kit to an existing unit that will maintain the temperature outside the unit in winter. Deep freezers should be kept out of direct sunlight, or at least in the coolest area of your garage.

Cleaning out the garage can be a monumental task, but if you have any of these items stored there, you need to get them out and stored properly. Keeping your home and family safe should be the highest priority, and no amount of hard work is worth the risk of losing either.

Despite decades of recycling programs, many Americans are still doing it wrong.  Many things that can’t be recycled are tossed in the bins, and with changes in the way plastics are manufactured now, we need to make sure what we think we’re recycling can be used.  Let’s look at ways we can improve what and how we’re recycling. 

• Rinsing any type of food containers–plastic, steel, and glass–is a good idea, but not all municipalities require it.  Check with your local waste management office about rinsing, or not to rinse. 
• Plastic bottles of all kinds and their lids can be tossed together.  Manufacturers are now using recyclable materials for the tops. 
• Keep plastic shopping bags in a bag of their own, and take them back to the store they came from for recycling.  Don’t throw them in the recycle bin. 
• Cardboard food delivery boxes, namely pizza boxes, can be recycled in many areas, but make sure they’ll take the greasy bottoms.  If not, tear off the lid and toss it in the bin! 
• We don’t always think about toilet paper and paper towel tubes, so add those to your recyclables pile. 
• According to Waste-free Mail’s website, Americans use an average of 700 pounds of paper products per person, per year.  Almost all paper products are recyclable, so check with your waste management about what they collect. 
• Don’t throw that package wrapper in the garbage!  Check out what’s recyclable by using this guide from plasticmakers.org. 
• Many bathroom items get overlooked in the recycling game.  Bottles for bathing products, deodorant containers, and empty medicine bottles are all perfectly recyclable. 
• Milk and juice cartons are recyclable!  Many of them end up in landfills because it’s believed they are coated in wax. 
• Unfortunately, your disposable coffee cup should be just that–disposed of.  They are coated on the inside with polyethylene, making them non-recyclable.   

If you’re in doubt about an item, find out if it’s okay before you put it in your bin.  “Contamination” items can bring the machinery to a halt in the sorting process, costing time and money.  After getting the correct information from your area’s waste management program about what you can and can’t recycle, check to see if other things can be dropped off at a local center.  Find what goes where: www.orlando.gov/Trash-Recycling/What-Goes-Where. Not only do we need to recycle, we need to buy recycled to complete the circle.  Besides helping improve our environment, when we buy products or packaging made from recycled products, we encourage manufacturers to start using more recycled materials, and that’s what recycling is all about.

New Orlando Regional REALTOR® Association data shows spike in listings kicking off the new year

State of the Market

• Overall sales rose 17.7% from February to March. There were 2,559 sales in March, up from 2,174 sales in February.
• The median home price for March was recorded at $386,500, up from $377,000 in February. The highest monthly median home price on record in the Orlando area was $387,000 in June 2022.
• Pending sales increased by 9.4%, with 3,891 in February and 4,257 in March.
• New listings rose 8.6% from February to March, with 4,124 new homes on the market in March, compared to 3,799 in February.
• Inventory for March was recorded at 8,971, up 4.4% from February when inventory was recorded at 8,589.
• March’s interest rate was recorded at 6.7%, up slightly from 6.6% in February.
• Homes spent an average of 58 days on the market (DOM) in March – up slightly from February.
• “The busy spring season for the real estate market is in full swing,” said Rose Kemp, Orlando Regional REALTOR® Association President. “We’ve seen a steady increase in sales, median home price and inventory every month this year. Our median home price in March was very close to our peak from June 2022, so it will be interesting to see how these high prices affect the market in the coming months.”

• The number of new listings increased from February to March by 8.6% – from 3,799 homes to 4,124 homes.
