Tips for De-Cluttering Your Bathroom

De-cluttering
any room in your house can sometimes feel like a huge job to take on but for some reason de-cluttering the bathroom can seem to take on a whole life of its own.    Truth is there are many items in our bathrooms that we no longer use.   Take an hour or so to go through your bathroom with this list of tips for de-cluttering.

  1. The first tip to de-cluttering your bathroom   is to do what was just mentioned, take the time to go through your entire bathroom looking for items you no longer use.  If you haven’t used an item in the past week you should consider either getting rid of the item or at least finding a spot for it that will help to cut down on clutter in the bathroom.
  2. Another tip for de-cluttering your bathroom is to throw out old toothbrushes. Some folks may not know this but you are supposed to change out your toothbrush once every three months to keep it from forming bacteria.   If you want to keep your old toothbrushes you could do so and perhaps use them as cleaning tools in other areas of the house.  You might find that they are good for such things as cleaning in between tiles and other small areas that you can’t otherwise reach.
  3. Take a look in your bathroom medicine cabinet when de-cluttering your bathroom. If you find medications that have expired, go ahead and toss them in the garbage right away.
  4. Another tip for de-cluttering your bathroom is to toss out any old makeup or nail polish you may have stored away in a drawer.  Old makeup and nail polish will not work like it is suppose to so there is no use to keep it around.
  5. If you have a lot of half empty shampoo and/ or conditioner bottles laying around your bathroom you can use what is left in them to refill your soft soap container. Throw out all the old bottles once you have used their contents to help de-clutter your bathroom in a great way.
  6. If you have a lot of hotel soaps, shampoos etc, why not toss them into your gym bag and use them there to help make your bathroom less cluttered.

De-cluttering your bathroom is quite simple really; you just have to take the time to do it.  Once you do, I am sure you will like the clean fresh feeling you have as a result.

Spruce Up Your Curb Appeal in a Weekend!

Most home sellers work full time, and getting the house prepped to be put on the market can be a second full-time job, depending on their to-do list.  As most every seller knows, curb appeal is vital for a great first impression, and carving extra time is
a luxury, but with these tips and ideas, it can go from zero to fabulous in a weekend! 

  • Cleaning Pressure wash the exterior siding, fencing, the porch floor, concrete walkway and driveway, and as dreadful as it may be, clean out gutters. 
  • Painting These exterior items may need paint:  front door, shutters, window sills, exterior trim, garage doors, porch floor and railings, mailbox and address numbers. 
  • Replace Lighting fixtures that are dated or weathered should be replaced, and put up new address numbers, or mailbox if paint doesn’t improve their appearance, and get a new welcome mat. 
  • Inspect Go around the house and look closely at exterior trim, shutters, and window sills.  Examine concrete for damage, and make sure walkway pavers are stable and in perfect condition.  Make certain that all landscape lighting or irrigation systems are in working order. 
  • Lawn Care Not only should the lawn be mowed but using an edge trimmer to neaten up the walkways, driveway and planting beds makes a big difference.  Seed any dead areas of the lawn.   
  • Landscaping Weed flower beds, add seasonal easy-care plantings (annuals are best for season-long blooms!) and new mulch.  If a tree needs more than minor pruning, call a tree specialist. 
  • Decorative Remove personal yard flags, add some potted plants on the porch, highlight a shady spot with a simple outdoor bench and a few plants, and clean up outdoor furniture cushions or replace them. 

Much like the interior of the home, the outside should be clean, in working order, and clutter-free.  Before you get outside, go online and search recently sold homes in your market for some curb appeal inspiration, then put in a weekend’s time, and get that house sold!

Orlando Luring Residents from Miami, New York

A growing number of in-state and out-of-state residents are moving to Orlando, drawn by the cheaper housing prices and attractive amenities.

ORLANDO – The City Beautiful is looking more attractive every day.

While Miami and Fort Lauderdale remain the top spots for Florida newcomers, Orlando is growing more attractive. Census data show that between July 2021 and July 2022 about 730,000 people moved to Florida, with the largest number of migrants from the millennial generation – many from New York and California.

Moving company Pods found that Orlando ranked No. 3 in long-distance moves in 2023, up from No. 9 in 2022. Census data show that more than 100,000 people moved to Orange County, where Orlando is located, between 2017 and 2021, and 50,000 of those movers were from other parts of Florida.

Orlando’s population has grown steadily to 307,573 in 2020, and the University of Florida’s Bureau of Economic and Business Research ranked the city No. 5 in terms of population change, with the addition of 19,415 residents from 2020 to 2023.

Homes in Orlando are more affordable than other cities at $394,950 on average, compared to $500,000 in Miami. A September 2023 Zillow report also found that Orlando ranked in the top six housing markets gaining the most value, rising 72.3% since 2019 to $382 billion as of June 2023.

Freddie Smith, a real-estate agent who moved from Los Angeles to Orlando in 2022, said Orlando is a big draw because there are cheaper homes than other parts of Florida with the same amenities. such as nearby beaches, entertainment and recreational opportunities.

“When it comes to people who can’t get a starter home in South Florida, they’re coming to Orlando. You can still grab one for $375,000-ish, maybe $350,000 if you’re lucky. That’s a huge difference compared to $700,000 in South Florida,” he told Business Insider.

Reducing Allergens Inside the Home

Allergies are usually associated with springtime and being outdoors, but our homes host allergens year-round. We can cut back on our suffering, and while it may take some work, it can certainly reduce our suffering.
 

  • According to the Asthma and Allergy Foundation of America, keeping humidity as low as possible inside the homes is important for decreasing mold growth and dust mites, the two most common indoor allergens. 
  • A HEPA filter for the HVAC system works better than normal filters to keep allergens from re-circulating whenever the system is running. 
  • Use bleach, hydrogen peroxide, or other mold-killing products to clean bathrooms. 
  • Remove shoes upon entering the home, and have a pair of indoor-only slip on shoes available at the door. 
  • If possible, opt for hard flooring with wool or wool-blend area rugs. Vacuum carpets at least twice weekly, and steam-clean them twice a year at minimum. 
  • Speaking of vacuums, make sure the machine has a HEPA filter, and keep the exterior clean. 
  • Machine washable slipcovers are perfect for upholstery, but occasionally go over all fabric-covered furniture with the vacuum brush attachment. 
  • Use zippered covers for mattresses and pillows, and wash bedding in hot water every week. Keep decorative bedding to a minimum as it is basically an extra host for dust mites.  
  • In case of a pet dander allergy, do not allow pets on the bed! Keep pets’ bedding clean, vacuum and wash them often. 
  • During high-pollen times of year, wipe pets down with a damp cloth to wipe away pollen and mold spores when they come in from outdoors.  

Doctors are an excellent source for more information about reducing allergens in the home. Being proactive against irritating substances is important in getting a handle on allergies.

Orlando State of the Market January 2024

New Orlando Regional REALTOR® Association data shows spike in listings kicking off the new year

State of the Market

  • New listings rose 46.3% from December to January, with 3,524 new homes on the market in January, compared to 2,409 in December.
  • Inventory for January was recorded at 8,217, up 4.8% from December when inventory was recorded at 7,838.
  • The median home price for January was recorded at $360,000, down from $367,250 in December. This is the third month in a row that median price fell. Median price has dropped $17,000 since October 2023.
  • January’s interest rate was recorded at 6.5%, down slightly from 6.6% in December. This is the third month in a row that rates have fallen.
  • Overall sales fell 13.3% from December to January. There were 1,719 sales in January, down from 1,982 sales in December. This is the eighth month in a row that home sales have fallen.
  • Pending sales increased by 32.4%, with 2,495 in December and 3,303 in January.
  • Homes spent an average of 57 days on the market (DOM) in January, up from 49 days in December.
  • “We closed out 2023 with the healthiest market we’ve had in years, and this made both buyers and sellers optimistic for 2024,” said Rose Kemp, Orlando Regional REALTOR® Association President. “Rates have begun to fall, and many sellers are happy with the equity they have earned in their existing homes. January data shows a spike in new listings as many buyers and sellers who had been waiting on the sidelines felt confident to enter the market and make a move.”

Market Snapshot

  • Interest rates fell from 6.6% in December to 6.5% in January. This is 6.2% higher than January 2023 when interest rates were 6.1%.
  • Pending sales rose 32.4%, with 2,495 in December and 3,303 in January.
  • 22 distressed homes (bank-owned properties and short sales) accounted for 1.3% of all home sales in January. That represents a 69.2% increase from December, when 13 distressed homes sold.

Inventory

  • Orlando area inventory increased 4.8% from December to January. Inventory in December was 7,838, and inventory in January was 8,217.
  • The supply of homes increased to 4.78 months in January, up 20.9% from 3.95 months in December. A balanced market is six months of supply. The last time the supply of homes was this high was January 2016.
  • The number of new listings increased from December to January by 46.3% – from 2,409 homes to 3,524 homes.

Invest Your Tax Refund in Your Home

If you’re planning on doing some homework with your tax refund, here are a few suggestions on how best to spend that money… 

$1,000 or Less 

  • Add or improve your front walkway.  Whether you plan on putting your home on the market soon or not, a new walkway will improve the curb appeal.  
  • Replacing the front door is an expensive job, but you can create a whole new look for the front exterior of your home just by having a new front entranceway. 
  • Install new light fixtures, especially if you’re tired of the builders-grade fixtures. If you shop smart, you can get stylish new flush-mount lights for every room. 
  • Do a minor bathroom renovation:  replace the toilet, faucets, and lights, and give the tub/shower a makeover with a refinishing kit. 
  • Paint the kitchen cabinets, replace the hardware, and add a tile backsplash. You won’t believe what a difference those three minor renos will make! 
  • Upgrade one appliance kitchen appliance.  

$1,000-$2,000 

  • Any repairs that you’ve put off because of cost should be done before any improvements to renovating is done. Protecting your investment is more important than new bathroom tile. 
  • If your front lawn is a black canvas, hire a landscape designer to create some improvements.  
  • Have your “popcorn” ceilings removed by a pro and add new crown molding.  
  • Tankless water heaters, whether you choose whole-house or single-point, are worth the investment as you’ll see a difference in your electric bills. 
  • If you’re handy, you can take on a DIY job and save money: paint your home’s exterior, install new flooring, add wainscoting, or install kitchen countertops. 

As much as you’d like to see something physical after spending your tax refund, paying any accumulated debt down or investing it will pay you back in the long run. Check out these ideas from Investopedia,  and take off some of that financial load you may be bearing!

Celebrating Love!

Just hearing or seeing the date, February 14th, conjures images of hearts and flowers in our minds. Valentine’s Day.  A “holiday” named for St. Valentine.  A day set aside each year to celebrate love.  But how did Valentine’s Day begin?  And who is St. Valentine?

Have you ever wondered how Valentine’s Day got its name?  While it is believed that the name came from a saint, the origins of how it became attached to a day to celebrate love are a bit of a mystery. One legend claims that Valentine was a priest who served during the third century in Rome.  When the Emperor during that time decided that single men made superior soldiers than those with wives and children, he outlawed marriage for young men.  Valentine felt this was unjust, so he defied the Emperor and continued to secretly perform marriages for young lovers.  Another story contends that Valentine may have sent the first “valentine” letter while imprisoned in a Roman prison.  He allegedly fell in love with a young girl, possibly the jailer’s daughter, who visited him during his confinement.  It is said that he wrote her a letter signed “From your Valentine”, an expression that is still used today.  While we may never know the true story about St. Valentine, the common theme throughout these stories is that he was sympathetic, heroic, and most significant…a romantic figure.

The origins of Valentine’s Day began with a pagan festival during the month of February. By the end of the 5th century, February 14th was declared Valentine’s Day by Pope Gelasius. It wasn’t until much later that the day became associated with love.  During the Middle Ages, it was commonly believed in England and France that February 14 was the beginning of birds’ mating season, which added to the idea that the date should be celebrated as a day of romance. While Valentine greetings were popular as far back as the Middle Ages, written Valentine’s didn’t begin to appear until after 1400.  The oldest known Valentine known of was a poem written in 1415 by Charles, Duke of Orleans, to his wife while he was imprisoned in the Tower of London.  It is also believed that King Henry V hired a writer to compose a Valentine note to a woman he admired.

It is believed that people began exchanging hand-made Valentine’s in America in the early 1700s.  By 1840, a woman named Esther Howland was selling the first mass- produced Valentines in America. Known as “the Mother of the Valentine”, she created elaborate cards using real lace, ribbons and colorful paper. Today, according to the Greeting Card Association, and estimated 1 billion Valentine’s Day cards are sent each year, making it the second largest card sending holiday behind Christmas.

While exchanging, cards is the most common way to observe Valentine’s Day, there are numerous other ways that people celebrate love on February 14th.  Check out this list of unique gifts/activities that go beyond cards, candy and flowers!

  • Get a couple’s massage. What could be better than escaping the stress of every-day life together and spending time together in a peaceful, relaxing atmosphere?
  • Take your sweetheart on a scavenger hunt. Ask him/her to answer riddles to find the clues to items that you placed somewhere around town. The last item should give instructions that lead to your Valentine’s Day activities.
  • Make a meal with symbols of love. For example, write “I love you” with string beans, make a pizza in the shape of a heart or go on a picnic and use a cookie cutter to make heart shapes sandwiches.
  • On individual notecards write all the reasons you love your partner and place them in a small photo album. You can put photos of times spent together in the album as well.

Settling in Your New Home

Moving is such a huge task, and not only takes a physical toll on you and your family, it takes an emotional toll as well. While those unpacked boxes are staring at you, it is very easy to feel overwhelmed, and wonder when the new house will feel like home
.  After making a few decisions, then getting to work, it will not take as long as you may think;  follow these tips! 

Before you move, think about how you want to set up and decorate your new home.  Here are a few factors you can focus on: 

  • If you love the layout of your current home, do the same in your new house as closely as you can.  Use the same furniture placement, arrange your focal wall close to what you are familiar with, and keep your kitchen arranged as you do now. 
  • Is there something you really dislike about where you are now? Switch things up in the new house for a completely different look that you love. Paint and furniture slipcovers go a long way if a total overhaul is not in the budget. 
  • Those who thrive on change are going to have an easier time of moving to a new place.  Many go from one decorating extreme to another: farmhouse rustic to sleek and modern or from mid-century decor to a cottage style.    
  • If it is in your plan to do any painting or other work, have that done before moving, or get it completed as soon as possible.  The longer it takes to unpack and put your personal things in place, the longer you will feel unsettled. 
  • Getting unpacked as quickly as you can; no one feels at home having to maneuver around boxes that are stacked up around the house. If there are storage items that need to be put away, get them in the attic. Some rooms can be set up easily, such as the kitchen and eating areas, as well as bedrooms.  
  • Forgo the take-out food after a couple of nights.  If you simply do not have time for cooking, at least seat everyone at the table with your usual dishes and silverware.  
  • Having younger children’s rooms arranged with all their favorites will help them settle in.  Is there a family clock that chimes the hour? Get it unpacked and chiming as soon as possible.  Whatever is an “expected thing” in your home, the sooner it is in place, the more comfortable everyone will feel. 
  • No matter the season, get your landscaping and outdoor items placed where you would like them. Personalizing with a monogrammed flag, your favorite flowers (in pots, as that is easier to care for after a recent move), and outdoor furnishings.  
  • Get into your normal routine as best you can, and if there are new jobs or places to be, go about them as you would have in your former home.  Keeping everything, you need for the everyday running of life in the same general way and area they were in before will make for some normalcy. 

Even if you are happy and excited about living in a new place, wanting to make it feel like home is important to everyone involved. Whether approached with a casual “whenever,” or a planned out unboxing and setting up, the comfort of home may take a few weeks or months to achieve.  Taking care of the little things will certainly get you on your way to feeling some home, sweet home.

Disguising the Everyday Stuff

Have you ever thumbed through a home magazine spread and wondered where the electrical outlets, electric cords, thermostat, or HVAC vents were?  Those every day necessities are in those homes, they’re just edited from the photos.  Since we can’t use photo editing inside our homes, we must find ways to make those mundane things blend in or edit them with some tricks to make them more stylish.   

  • A thermostat isn’t the prettiest thing on the wall, and if yours is in a prominent area in the house, you can help it blend in if you surround it with framed items on a gallery wall. 
  • Having the Wi-Fi router in a central place gives us better connections, but they’re not an attractive piece.  Hide it in an empty box with holes cut in the back for cords, an inexpensive basket, or get crafty and make a screen from old book spines! 
  • If electronic devices clutter up counter space when they’re charging, there are outlets made specifically for drawer installation, but should be done by an electrician.   
  • Stainless appliances in the kitchen are sleek and beautiful, and when our gadgets are a dull white, we can make them look like new with stainless steel stick-on decals! Find these online or in your local home center. 
  • Removing popcorn ceilings can be exhausting, not to mention messy.  It may take a little time, skill and effort, but covering them instead with prefinished wood planks and crown molding will add style and charm to your rooms. 
  • Canvas art usually has an open back, and you can hang these pieces over flat screen television, thermostats, and window unit air conditioners (when not in use). 
  • Those return air vents aren’t pretty at all, and there are many ways you can hide them: purchase a stylish cover that is made specifically for return vents, hang a repurposed open door mat over the vent, create a panel with decorative sheet metal to put in place of the slatted cover, or turn an old shutter into a vent cover.  Talk to your HVAC serviceperson before you start this project to make certain your system will still run smoothly once you’re done. 
  • Add a bit of style to the plain front of your bathtub with self-stick tiles.  These products come in all shapes, colors and styles, and don’t require any tile installation know-how. 
  • To hide all the cords in the office area, use cup hooks under the table or desk to keep the length of the cords up and out of the way. 
  • Wall-mount televisions have become the norm, and the cords hanging from the screen can be unsightly.  Home centers have kits to install a cord holder in the wall for those who feel confident enough to use some power tools, and there are covers in endless colors and styles.
