The Celebration Real Estate Market Trends Report for 34747 shows 138 homes sold in May 2017 compared to 111 in May 2016. The average sales price was $281,616 compared to $278,128 in May 2016 and homes were on the market an average of 103 days, up from 96 days in May 2016.

NOW is the Time to Buy a Piece of Real Estate!

So your life circumstances indicate that now is the time for you to buy real estate. Perhaps this will be your first home or you need a larger space to accommodate a growing family. You may be in search of a better school district or be forced to move because of your job. Whatever the reason for your housing search, there are four basic areas you need to investigate and specific questions you should ask before making a final decision on any house.

WISH LIST:

Before you actually tour any homes, you should determine exactly what you are looking for by asking yourself (and your family members) questions such as “What type of house do I want”? How much space will I need? What type of community and amenities are important to me? How much can I realistically afford to pay?

LOCATION:

Once you have narrowed down your neighborhood choices, do further exploration of these locations by asking about zoning, since apartments and commercial/industrial buildings lower the real estate value of homes. Is the appearance of the community appealing? Does the school district have a good reputation/rating? What about noise? Consider nuisance factors such as traffic sounds, barking dogs, railroad tracks, etc.–anything that will disturb or annoy you on a recurring basis. Ask, too, about property easements, commuting time to and from work, and demographics. Will you be the only family with young children or the sole 50+ resident in the neighborhood?

CONDITION OF Home:

In order to determine and structural or maintenance issues, ask about the age of the house, roof, and appliances. What kind of foundation and insulation does the home have? If you’re looking at an older property, ask if the plumbing and electrical systems have been updated. Has the house been inspected or appraised recently, and, if so, were any problems documented? Will the exterior of the residence require annual maintenance?

COST:

Asking the right questions in this area is extremely helpful in determining your offer on the Orlando FL real estate. Inquiring about neighboring comps, what the seller paid, and how much he owes will give you an idea of the rise/fall of nearby prices and alert you to possible short sale or foreclosure status. Ask how long the house has been on the market and if there have been any offers; perhaps the seller will be willing to negotiate price or offer incentives. Addition inquiries should be made re: the cost of insurance and property taxes on the property and the amount of any homeowners’ association fees.

Arming yourself with answers to questions such as these should help you make an educated decision as to whether or not a particular piece real estate is for you.

Selecting Plants and Flowers for Your Home Garden!

Many of us select plants for the garden at our Orlando FL home based on their visual effect—color, height, size of blooms, etc. And so we should, as the sight of our plantings should be pleasing to our sense of sight. As we plan our garden, however, we should also be aware of the other four senses—and include plants which appeal to each of them.

SMELL: Aromatherapy is a powerful practice. With nothing more than a simple scent, the brain can be triggered to remember long forgotten memories, emotions, and feelings. With that being said, it is important to carefully select the flowers you want in the garden of your Orlando FL home. With a few simple choices, you can create your own “memory lane’ or relaxing oasis. In terms of fragrance, it’s hard to beat roses or lavender. Wisteria and jasmine are scented climbers which can really enhance the sensory pleasure of a garden, and amaryllis belladonna and spirea both add pleasant scents.

SOUND: Few of us associate the sense of sound with our garden, but the rustling of long grasses and the chirping of birds add a much-appreciated dimension. To attract songbirds, use fruit-bearing understory trees like dogwoods and service berries and shrubs such as viburnums and hollies and introduce low growing perennials and dwarf shrubs like creeping juniper and cotoneaster. You can also plant vines, ground covers, and sunflowers to increase chirping and tweeting.

TOUCH: Texture in garden design refers to the surface quality of the plant. Plant textures range from delicate and fine to coarse and bold. The feel of the foliage in your Orlando FL home’s garden is not the only element of texture, however, as the texture can change with the play of light and shadow and even with viewing distance. Plants with thread-like leaves call out to be touched, so consider adding cosmos, baby’s breath, asters, and grasses. In addition, iris and lamb’s ear will each provide softer tactile experiences.

Some of the plants you have selected for your garden will serve more than one purpose and will appeal to more than one sense, so be sure to sniff, feel, taste, listen to, and view each of them!

The biggest challenge to today’s housing market is the shortage of housing inventory for sale. A normal market would see a six-month supply of homes for sale. Currently, that number is below four months. This is the major reason home prices have continued to appreciate at higher levels than historic averages.

The good news is that builders are now starting to build more homes in lower price ranges.

Builder Confidence is Up

The Housing Market Index from the National Association of Home Builders (NAHB)reveals that builder confidence increased last month. HousingWire quoted NAHB Chief Economist Robert Dietz about the reason for the increase in confidence amongst builders.

“The HMI measure of future sales conditions reached its highest level since June 2005, a sign of growing consumer confidence in the new home market. Especially as existing home inventory remains tight, we can expect increased demand for new construction moving forward.”

Builders are Meeting the Needs of Today’s Purchaser

Builders are not only jumping into the market – they are doing a better job of matching current demand. The Wall Street Journal recently reported:

“In a shift, new households are overwhelmingly choosing to buy rather than rent. Some 854,000 new-owner households were formed during the first three months of the year, more than double the 365,000 new-renter households formed during the period, according to Census Bureau data.”

The WSJ article went on to say:

“Home builders are beginning to shift their focus away from luxury homes and toward homes at lower price points to cater to this burgeoning millennial clientele.”

The graph below compares 2016 to 2017 new construction sales by price point. As we can see, builders are slowly beginning to shift to prices more favorable to the first-time and non-luxury buyer.

  1.  The first and most important thing you need to do before looking for a home to buy is to find an agent.  The reason this part is the most important is because buying a home is a huge financial obligation and you want to choose the right person to help you with such a big decision in your life.  A good way to find an excellent Realtor is to talk with your friends and family members that you trust to see whom they have used in the past.  Once they give you a few suggestions, you can meet each one and see which one best matches your personality wishes.  You will be spending quite a bit of time with this person so you want to make sure that you get along beautifully with them.
  2. The next step in home buying made easy  is to find a lender.  Many times you can find out from your Realtor about what lenders they tend to use or who they think can be the best match for you and your particular situation.  If your Realtor doesn’t lead you to the best match, again you can talk to your friends and family for suggestions.
  3. You then need to make sure your credit is as clean as it can possibly be.  Lenders can many times give you a bit of guidance in this area so that you can get approved for a loan.
  4. It is important that you get pre approved for a loan before you go out searching for the home of your dreams.  The lender that you choose will help you to know exactly how much of a house you can comfortably afford before you get your heart set on one.
  5. Lastly, figure out exactly what you are looking for in a house.  Make a list of your wants and desires in order of their importance.  This will help to guide you in your home buying  adventure and will help avoid wasting precious time.

The ‘REAL’ News about Housing Affordability

The 'REAL' News about Housing Affordability | Keeping Current Matters

Some industry experts are claiming that the housing market may be headed for a slowdown as we proceed through 2017, based on rising home prices and a potential jump in mortgage interest rates. One of the data points they use is the Housing Affordability Index, as reported by the National Association of Realtors (NAR).

Here is how NAR defines the index:

“The Housing Affordability Index measures whether or not a typical family earns enough income to qualify for a mortgage loan on a typical home at the national level based on the most recent price and income data.”

Basically, a value of 100 means a family earning the median income earns enough to qualify for a mortgage on a median-priced home, based on the price and mortgage interest rates at the time. Anything above 100 means the family has more than enough to qualify.

The higher the index, the easier it is to afford a home.

Why the concern?

The index has been declining over the last several years as home values increased. Some are concerned that too many buyers could be priced out of the market.

But, wait a minute…

Though the index skyrocketed from 2009 through 2013, we must realize that during that time, the housing crisis left the market with an overabundance of distressed properties (foreclosures and short sales). All prices dropped dramatically and distressed properties sold at major discounts. Then, mortgage rates fell like a rock.

The market is recovering, and values are coming back nicely. That has caused the index to fall.

However, let’s remove the crisis years (shaded in gray) and look at the current index as compared to the index from 1990 – 2008:

Though prices and rates appear to be increasing, we must realize that affordability is composed of three ingredients: home prices, interest rates, and income. And, incomes are finally rising.

ATTOM Data Solutions recently released their Q1 2017 U.S. Home Affordability Index. The report explained:

“Stronger wage growth is the silver lining in this report, outpacing home price growth in more than half of the markets for the first time since Q1 2012, when median home prices were still falling nationwide. If that pattern continues, it will help turn the tide in the eroding home affordability trend.”

Bottom Line

Compared to historic norms, it is still a great time to buy from an affordability standpoint.

Consumer Confidence in Economy & Housing is Soaring | Keeping Current Matters

The success of the housing market is strongly tied to the consumer’s confidence in the overall economy. For that reason, we believe 2017 will be a great year for real estate. Here is just a touch of the news coverage on the subject.

HousingWire:

“Consumers’ faith in the housing market is stronger than it’s ever been before, according to a newly released survey from Fannie Mae.”

Bloomberg:

“Americans’ confidence continued to mount last week as the Bloomberg Consumer Comfort Index reached the highest point in a decade on more-upbeat assessments about the economy and buying climate.”

Yahoo Finance:

“Confidence continues to rise among America’s consumers…the latest consumer sentiment numbers from the University of Michigan showed that in March confidence rose again.”

MarketWatch:

“U.S. consumers are the most confident in the U.S. economy in 15 years, buoyed by the strongest job market since before the Great Recession. The survey of consumer confidence rose…according to the Conference Board, the private company that publishes the index. That’s the highest level since July 2001.”

Ivy Zelman, in her recent Z Report, probably best capsulized the reports:

“The results were incredibly strong and…offer one of the most positive consumer takes on housing since the recovery started.”

Things to Consider Before Purchasing a Home with Your Best Friend

Purchasing a home is a huge deal and can cost quite a bit of money.   There are a few things in this world that can make people crazy and one of those is money.  If you are thinking about purchasing a home with your best friend you may want to consider a few things first to make sure you are making the best decision for both of you.    There are pros and cons to buying a home together and they are listed below for your consideration.

  1. One benefit of buying a home with your best friend is that there will be two of you signing on the loan.  This makes many lenders very happy because they know that they have double the chance that the mortgage payment will be paid each month.  Having two people instead of one signing the mortgage is better all the way around.
  2. Another benefit of buying a home with your best friend  is that you will share the expenses.  You can sit down together to figure out who is going to pay for what and then take the savings you will receive by doing this and put it toward something you both want or something you want  for yourself.  The beauty of this is that by sharing expenses you will likely have the money to share for fun things too.
  3. Buying a home with your best friend is a great way to gain equity. The longer you two live together the more equity you will be building in the home that you purchase.  If you decide to sell the home one day in the future, you will be able to split the profits and start your new lives more easily than if you didn’t purchase a home together.
  4. One con to buying a home with your best friend  might be the sheer rawness of moving in with someone hitting you in the face.  You may be best friends but when you move in together there will likely be things you find that you don’t enjoy about the others company.  A good way to keep this from causing any issue is to spend some time apart on a daily basis.
  5. Another downfall to buying a home with your “bestie” might be your debt to income ratio. If you both have your income tied up in the mortgage there might not be enough to quality for a new car loan if the need arises.

These are just a few of the things you should consider before purchasing a home with your best friend.
