Invest Your Tax Refund in Your Home

If you’re planning on doing some homework with your tax refund, here are a few suggestions on how best to spend that money… 

$1,000 or Less 

  • Add or improve your front walkway.  Whether you plan on putting your home on the market soon or not, a new walkway will improve the curb appeal.  
  • Replacing the front door is an expensive job, but you can create a whole new look for the front exterior of your home just by having a new front entranceway. 
  • Install new light fixtures, especially if you’re tired of the builders-grade fixtures. If you shop smart, you can get stylish new flush-mount lights for every room. 
  • Do a minor bathroom renovation:  replace the toilet, faucets, and lights, and give the tub/shower a makeover with a refinishing kit. 
  • Paint the kitchen cabinets, replace the hardware, and add a tile backsplash. You won’t believe what a difference those three minor renos will make! 
  • Upgrade one appliance kitchen appliance.  

$1,000-$2,000 

  • Any repairs that you’ve put off because of cost should be done before any improvements to renovating is done. Protecting your investment is more important than new bathroom tile. 
  • If your front lawn is a black canvas, hire a landscape designer to create some improvements.  
  • Have your “popcorn” ceilings removed by a pro and add new crown molding.  
  • Tankless water heaters, whether you choose whole-house or single-point, are worth the investment as you’ll see a difference in your electric bills. 
  • If you’re handy, you can take on a DIY job and save money: paint your home’s exterior, install new flooring, add wainscoting, or install kitchen countertops.

Disguising the Everyday Stuff

Have you ever thumbed through a home magazine spread and wondered where the electrical outlets, electric cords, thermostat, or HVAC vents were?  Those every day necessities are in those homes, they’re just edited from the photos.  Since we can’t use photo editing inside our homes, we must find ways to make those mundane things blend in or edit them with some tricks to make them more stylish.   

  • A thermostat isn’t the prettiest thing on the wall, and if yours is in a prominent area in the house, you can help it blend in if you surround it with framed items on a gallery wall. 
  • Having the Wi-Fi router in a central place gives us better connections, but they’re not an attractive piece.  Hide it in an empty box with holes cut in the back for cords, an inexpensive basket, or get crafty and make a screen from old book spines! 
  • If electronic devices clutter up counter space when they’re charging, there are outlets made specifically for drawer installation, but should be done by an electrician.   
  • Stainless appliances in the kitchen are sleek and beautiful, and when our gadgets are a dull white, we can make them look like new with stainless steel stick-on decals! Find these online or in your local home center. 
  • Removing popcorn ceilings can be exhausting, not to mention messy.  It may take a little time, skill and effort, but covering them instead with prefinished wood planks and crown molding will add style and charm to your rooms. 
  • Canvas art usually has an open back, and you can hang these pieces over flat screen television, thermostats, and window unit air conditioners (when not in use). 
  • Those return air vents aren’t pretty at all, and there are many ways you can hide them: purchase a stylish cover that is made specifically for return vents, hang a repurposed open door mat over the vent, create a panel with decorative sheet metal to put in place of the slatted cover, or turn an old shutter into a vent cover.  Talk to your HVAC serviceperson before you start this project to make certain your system will still run smoothly once you’re done. 
  • Add a bit of style to the plain front of your bathtub with self-stick tiles.  These products come in all shapes, colors and styles, and don’t require any tile installation know-how. 
  • To hide all the cords in the office area, use cup hooks under the table or desk to keep the length of the cords up and out of the way. 
  • Wall-mount televisions have become the norm, and the cords hanging from the screen can be unsightly.  Home centers have kits to install a cord holder in the wall for those who feel confident enough to use some power tools, and there are covers in endless colors and styles.

New Year’s Resolutions for Homeowners

New year, new you, right? Oh, we all seem to resolve to eat healthier, lose weight, kick dirty habits and all kinds of other things, but by the end of February, we find ourselves just trying to remember what our resolutions were, much less actually stickin
g to them! Homeownership is the same way–we start out with big ideas of what we’ll be doing to maintain it, then life gets in the way, and we fall short.  Get started with this guide: 

  • Having an energy audit performed on your house will help you save not only energy but money, too. 
  • Your dryer’s lint trap should be cleaned routinely after each load, but your vent and vent tubing should be cleaned at least annually.  Removing as much lint as you can helps dry your laundry faster and reduce the risk of fire. 
  • Home security systems aren’t foolproof against hackers, and neither are smart home accessories.  Change passwords frequently, and don’t reuse passwords.  To make it even more difficult to hack, use two-factor authentication.  
  • The Family Handyman has several tips for keeping the yard and yard tools in tip-top shape. 
  • Resolve to cut the clutter in your house. While the temps are cool, and you’re spending more time inside anyway, take one room in your home per week to clean out and clean up. 
  • Repair the little things that you overlook because they’re not necessarily a safety issue:  doorknobs that aren’t working, dripping faucets, or squeaky floors. Fix now to save you from something bigger happening and costing you more later. 
  • Get your personal finances in order!  Commit to saving money, not only in the literal sense, but get the best rates on insurance, or consider refinancing your mortgage. NerdWallet has some great tips for building equity in your home. 
  • Print out this free home checklist, and you won’t miss a thing each season! 

Find a good balance of taking care of home and taking care of you and your family.  Don’t spend every spare minute maintaining your home. Safely Decorating with Outdoor Lights!

It’s time to get the holiday house decorating in high gear, and you may have bought new light strands, but plan on mixing them with ones you have, or adding LED lights.  Safety is important this time of year, and making the days merry and the nights bright means taking a few precautions. 

  • Check your old lights for frayed wires, nicks or cuts along the outer cord, and broken bulbs. Broken bulbs can be replaced, but toss the frayed strands, or those with cuts. 
  • Decorating the exterior of your house means the lights you use must be made for outdoors.  Check the packaging or tag on the string to make certain. 
  • Use clips or hangers that are UL-approved–do NOT nail, tack, or staple lights to any fixture. 
  • If you’d like to light a tree in your yard, make absolute certain no power lines run through the branches, and keep any lighting at least ten feet from power lines. 
  • Make sure your extension cords are specifically made for outdoor use, and have a three-pronged ground plug.  Your receptacle should be a ground fault circuit interrupter (GFCI) outlet in case of electrical overload, it will shut off power.  Portable outdoor GFCI’s are available for very little cost at Amazon. 
  • Read and heed all labels when it comes to connecting strings of lights.  If the label says only three can be connected to one another, start a new chain of lights after the third strand is in place.  Also keep in mind that only strands with the same number of bulbs should be connected–in other words, don’t connect a 100-strand with two 25-strands. 
  • Keep extension cords away from high-traffic areas, and out from under welcome mats or pavers. 
  • Many people start decorating long before Christmas, but be aware that most non-commercial light strands are only safely exposed to the elements for 90 days.  Any longer, and deterioration to the insulation will begin.   
  • Avoid using a metal ladder if you’re having to get up high with your lights–use wooden or fiberglass instead. 
  • Never leave lights on when you’re not at home, or asleep.   
  • If you’re considering adding LED’s to your holiday display, make sure you don’t mix connecting with incandescent.  Going all-LED will be costlier upon start-up, but will save money on your power bill, as well as in replacement costs–LED’s can last up to twenty years. 

You don’t want a friendly neighborhood competition to turn into disaster, nor do you want a classic Clark Griswold power outage at home.  Know your home’s electrical limits, and use common sense and care while you’re decorating.

Childproofing for Guests

It’s the visiting time of year, and some of your guests will likely be bringing little ones with them.  If your home is now child-free, you may not be aware of possible hazards for little ones.  Get your home ready for them with these tips: 

  • In the case that you don’t have cabinet locks and cleaning supplies are easily accessed, go ahead and place them all in a small cleaning bucket or basket so you can just grab them and put them out of reach when or before guests arrive. 
  • The kitchen is usually the hub when company comes, so keep little ones from under foot by putting some interactive magnets on the fridge door–there are some pretty nifty learning-type magnets available, as well as the traditional alphabet letters. 
  • If you have candles burning, make sure they are far from the reach of any age child, and in a prominent place so that they’re always in sight of you or another adult. 
  • Check blinds and drapes for long cords–either drape them over the tops of the blinds or purchase cord holders to keep them up and out of reach. 
  • For homes with stairs, purchase or borrow a latching safety gate to prevent little ones from wandering up the steps. 
  • Ask everyone to keep the toilet lid down, or close the bathroom door when they go in and out.  If you ask them, they’ll be more conscious of it, and oblige. 
  • In case you have a cozy fire burning, at least have a screen set up in front of the fireplace door as a barrier in case a little one stumbles while they’re walking nearby. 
  • Houseplants can be tempting to a little explorer, but some plants can make us sick if ingested.  Do a bit of research, and if yours are in that category, give them a temporary home out of the way. 
  • Keep an eye on yard sales or thrift stores for age-appropriate toys and games in good condition.  Clean them up, and place them in a basket or on a game table in the living area; kids love “new” toys. 
  • Have someone get down on all fours on the floor and look for hazardous things that could be interesting to a child, and make the temporary changes you need to so your littlest guests will be safe. 

Enjoying the holidays means enjoying your guests, and not worrying if the youngest ones are getting into something you don’t want them to, or something potentially dangerous.  Your visitors will appreciate the extra effort it took to keep their children safe and entertained, making their visit more memorable.

Easy Halloween Decorations!

Halloween is quickly becoming the most popular holiday in the US.   You don’t have to break the bank for decorations, though.  There are many ways you can prepare for the fun-filled holiday with inexpensive, everyday items. 

  • Save gallon milk jugs, and wash them out thoroughly.  Use permanent black marker to draw ghostly faces on the sides, then add a few rocks or marbles for stability. Place a string of battery-powered LED lights inside, and place the jugs along your walkway or steps for a ghostly path to your door. 
  • Wrap white crepe streamers around your front door mummy-style. Cut two big eyes from white and black construction paper, and tape them to look like they’re peeking out of the strips.  Instant spooky! 
  • Pumpkins are cheap and plentiful this time of year. Using child-safe carving kits, have the kids get in on the fun of carving a jack-o-lantern.  Pumpkin Lady has over 700 free templates to download and print. 
  • Use black construction paper to cut out basic ghost figures, bats, owls or cats.  Tape them to your windows, and when the lights are on at night, the silhouettes can be seen from outside. 
  • Make it look like specters are watching over your yard.  Keep a few paper towel or toilet paper roll tubes. Carefully using scissors, cut different eye shapes in them.  Tape glow sticks inside the tubes, and hide them in your shrubs and bushes. 
  • Grab a straw wreath, a few bags of faux spider webbing and plastic spiders at your local dollar store. Wrap the wreath with the webbing, and criss-cross a few strands across the middle for a cobweb effect. Hang or hot glue the spiders in different places around the wreath, add a Halloween bow, and hang on your front door. 
  • White tights can be repurposed as spider eggs.  Cut the tops off, leaving the legs open.  Add a baseball or softball to the toe, and glue or hot glue plastic spiders to the “sac.” Hang the eggs from trees (away from walking areas) or light fixtures for a really scary look. 
  • Make some ghostly guests out of unused tomato cages.  Turn them upside down, and push a large styrofoam ball down onto the ground wires.  Add lights around the cage, and drape a piece of white cloth or old sheet over the cage. 
  • Add plastic snakes, spiders and insects purchased from a dollar store to your welcome mat. 

Spooking up your yard for Halloween doesn’t have to cost a great deal.  Whether you want frightening or fun, decorating with household or inexpensive dollar store finds can be a family project.  When the big night arrives, make sure you have plenty of candy, turn on your porch light, play some creepy music, and enjoy the evening.

Fall Gardening Tips!

Summer is almost over, and for most gardeners and those who love to work in the yard, it is time to tidy things up to prepare for cooler weather. It’s the best time to prepare for next year, even though the next planting season is months away.  Get to work for a head start on Spring.  

Vegetable Garden 

  • If you still have tomatoes or peppers ripening, either take up the plants and hang in a cool place to let them ripen on the vine, or protect them from frost with burlap or row covering over their stakes. 
  • If you have cool weather plants, make sure they’re getting plenty of water, and leaving them to grow until after frost makes them taste better!  
  • Clean up all dead or dying plant debris, because it can cause diseases and help insects that like to overwinter in the rotting vegetation.  If you don’t have a compost pile, now is a good time to start one with healthy debris. If it looks diseased, discard it or burn it. 
  • Adding lime to the garden soil is best done in the Fall.  Take a soil sample to your local extension office for a free soil test so you’ll know how much you need to add. 
  • Cut back perennial herbs, and freeze or dry them for winter cooking. 
  • Think about adding a cover crop.  Cover crops add nutrients to the soil, and prevent soil erosion.  Find a list for your region at https://www.almanac.com/content/cover-crops-us 
  • Before storing garden tools, remove all dirt and debris, then spray with a 10:1 mix of water and bleach.  After they dry, oil tools that have moving parts, make any repairs that may be needed, and hang them out of traffic areas in your shed or garage. 

Landscaping 

  • Plant trees and shrubs in the Fall.  The cooler temps and onset of dormancy gives them the perfect opportunity to establish their root systems. They still need plenty of water, so make sure you keep them hydrated.  
  • Apply fertilizer to your lawn, and aerate it as well. Walking behind the fertilizer spreader in spike-soled shoes is a great way to do these two important things at once.   
  • The last time you mow, keep the level at 1¼”.  This will keep leaves from settling on your lawn, as well prevent disease and insect over-wintering. 
  • Cut back your perennials in the flower beds, mulch them well, and divide tuberous plants like daylilies and irises.  Hostas also benefit from a Fall division.   
  • If you have any young plants or trees, mulch well around them to protect them from freezing once the thermometer drops. 
  • Update container plantings with chrysanthemums, ornamental cabbages, pansies and interesting grasses.  These should take you through the Winter and provide interest and color for the drab days ahead. 
  • Plant flower bulbs for a beautiful, maintenance-free Spring flowerbed.  Daffodils, tulips, hyacinth, and crocuses will provide color for weeks. 

Getting your garden and yard ready for Winter not only makes things look better, but it will certainly help once Spring gets here. The weather can be unpredictable come March and April, so take advantage of the cool, long days of Fall to prepare for next year’s growing season.

Wind Mitigation Inspections

Florida is well known for all of the damage caused during our stormy seasons.  The power of wind can burst open windows, doors, split open walls, creating and increasing uplift forces on the roof.   Once the wind breaks open any part of the home, wind and water will enter and damage to the interior escalates dramatically.

Homeowner’s insurance companies offer premium discounts based on a home’s level of wind resistance. These wind mitigation inspections are used to determine whether specific protective reinforcements are in place, therefore decreasing the amount of damage your home may receive during a hurricane or strong storm. A home with these features is less likely to incur costly repairs  during a “high wind event” which saves the insurance company money.

What is Wind Loss Mitigation? Mitigation is the act of making a condition less severe. Therefore wind loss mitigation is the act of minimizing loss that might be caused by wind damage to your home.

History Behind the Credits
After the devastating 2004 Hurricane season many Florida based insurance companies were forced to increase premiums due the substantial losses they occurred. The Florida Legislature saw the rising premiums as a problem for Floridians so they agreed that if homeowners made steps to make their homes more secure from wind loss, they should be rewarded by a reduction in insurance premium.

So How Do I Get the Credits?

In order to get credits you must have a Wind Mitigation report completed by a licensed inspector. Many people believe that their Homeowners carrier is responsible for paying for the report, but that is not the case. That being said, the mitigation report usually pays for itself within the first year, with prices ranging from $70 – $125. These prices are typically reduced if you purchase another report from the inspector, such as a 4-point inspection.

Make Sure You Request the 2012 Form!

Most carriers are now requiring that the Wind Mitigation Report to be on the 2012 form. If you have an older form, you will most likely have to get a new mitigation completed to apply for credits.

Premium Credits for Wind Mitigation Construction Features 

Roof Age: If your roof was replaced on or after March of 2002, it most likely is eligible for the Florida Building Code of 2001 credit. This code required contractors to use improved construction techniques, thus making roofs sounder.

Roof Covering: Common types include shingles, clay tiles, metal, and built-up-tar and gravel. The key factor in roof covering performance is the method of attachment of the roof covering to the roof deck.  This feature must meet or be equivalent to the Florida Building Code which has specific material and attachment specifications which are superior to building practices in the past.

Roof Deck Material & Attachments: The method used to connect the roof decking (plywood, metal panels, etc.) to the roof trusses or rafters. The performance of the roof deck is of critical importance in keeping hurricane losses to a minimum. This is usually achieved by nail fasteners. Nail size, type, spacing, and penetration depth into the truss or rafters determines the uplift resistance of the deck.  The difference in uplift capacity of 8d (2 ½”) nails at a typical nail spacing and 6d (2 ½”) nails at the same spacing is a factor of about two times stronger.

Roof-to-Wall: This is another critical connection that keeps the roof on the building and acts to transfer the uplift loads into the vertical walls.  This connection is KEY to the performance of the building due to the large negative pressures acting on the roof.

Secondary Water Resistance: Material applied to the roof covering to prevent water from intruding into the structure when the roof covering fails.  Roof coverings often begin to peel off in peak wind gusts ranging from 70 to 100 mph.

Roof Shape: Roof shape refers to the geometry of the roof.  There are many common roof shapes in residential construction, including gable, hip, and flat (and many possible combinations).  Some roof slopes and configurations perform better than others.   Moderate roof slopes don’t tend to uplift the roof and push the building sideways and hip roofs provides greater stability during high winds regardless of which direction the wind blows.  *A HIP shaped roof receives the largest insurance discount. This may help a protective home buyer consider which home to buy.

Opening Protection: Openings in the wall and roof include windows, doors, sliding glass doors, skylights, and garage doors.  Openings are vulnerable to wind-borne debris impacts in hurricanes and other windstorms. The protection of openings is perhaps the greatest single loss mitigation strategy for a building.  The reason for this is that once a window or door fails the pressure inside of the structure increases due to the breach in the building envelope.  Thus, putting all openings in an overload situation; resulting in additional failures.  The inspector is looking for glazed (glass) openings with specific ratings and or shutters protecting them.

How to Have a Pet-Friendly Home!

The addition of a pet to a home is one of the biggest and best decisions a family can make.  Is your home ready for the task? Follow these tips for making your home pet-friendly. 

Outside 

  • A safe environment is as important for a pet as it is for children.  The first step in keeping them safe is a fence.  Not only does it keep your pets in, it keeps others’ animals out. 
  • Have an ID tag on your pet’s collar, with your name and contact information just in case they do get out.  Having them microchipped is an excellent option for identification purposes. 
  • When house-training, encourage your pet to use a specific area of the yard for easy clean-up, keeping the smell away from the house.
  • A pathway to the door of gravel, cement, or other materials that aren’t plant-based will help knock off any debris that catch on paws before they come in. 
  • If your animals have to stay outside when you are away for a short time, make sure they have shelter, food and, most importantly, water. 
  • A play area in your yard would be great for dogs, especially, but make sure you have paths they can walk and run on, and nothing hazardous to them if they get too excited in their play.

  • Make sure window screens are secure when you open them, in case Kitty wants to enjoy a nap in the open area–you don’t want her falling out of the window. Investing in a “cat condo” would be ideal for indoor cats to enjoy the outdoors safely. 

Inside Your Home 

  • When looking for safety hazards, you should have an animal’s eye view.  Have someone get onto the floor and look for wires, window treatment cords, and anything else that is hidden from a human’s view, but could be attractive and harmful for a pet. 
  • It would be ideal to have a pet-washing area in the mudroom, but if that isn’t possible, think about shelving or a storage cabinet near the door for towels, leashes and outdoor toys. 
  • A cat’s litter box should be in a quiet area away from food.  It would be optimal to have one more box than cats. 
  • Keep garbage in a container with child-proof lid, as dogs and cats both can figure out how to get into the trash and make a mess, and maybe eat something harmful. 
  • Area rugs should be machine-washable and inexpensive, in case you need to throw them away after multiple washing, or too much dirt. 
  • Crate-training is best for dogs, but most animals need a space of their own.  Provide a comfy pet bed, toys and food and water in a quiet area of the house. 
  • Keeping pets brushed, toenails trimmed, and bedding changed and washed regularly is essential in keeping you from doing a lot of extra cleaning and floor repairs.  A hard surface, scratch-resistant floor is perfect for homes with pets. 
  • Smaller pets that require their own habitat have specialized needs: safety from larger pets, child-proof habitat covers, a room with certain temperature and humidity setting. 
  • Check with your local municipality to see if you need permits for exotic pets. 

Having a pet of any kind is a big responsibility.  As they become part of the family, make sure you provide the best home, the same as you would for a relative.  When your pets are happy, it just adds to the sweetness that pets bring to life.

Pros and Cons of Tiny House Living

Tiny Houses are really super cute and a lot less expensive than traditional size homes but there are a few things you might want to take into consideration before you decide to purchase a tiny house.  There are pros and cons to owing a tiny house and those are listed for you below for your review.

  1. Tiny houses  are typically no more than 100 to 500 square feet.  This may work perfect for you and your family if your family is rather small.  If however you have a large family a tiny house may not be the way to go.
  2. You can have a tiny house built for $15,000 however if you want that tiny house to have all the bells and whistles you may end up spending in excess of $80 to $100,000. Basically it will be up to you if you want to purchase a tiny house and “bling it out” so to speak or if you would rather take your money and purchase a large home that already has everything you desire.
  3. You may need to check with the zoning board in your area to see if a tiny house is allowed before you make a decision. If so, why not give a tiny house a go…if not, you can always put the tiny house on wheels and travel from state to state.
  4. If personal space is important to you then you may not want to even consider purchasing a tiny house. If you do decide to purchase a tiny house your lifestyle will change for sure.  If you don’t mind being in close proximity to your family then a tiny house may be just the ticket!
  5. A pro to living in a tiny home is that you won’t have very much space to clean.   If you don’t like spending a ton of time cleaning your house, a tiny home may be the place of your dreams!
