Refinancing a mortgage is a powerful tool that can help you to save money on your home payments. Refinancing your mortgage takes advantage of your positive payment history and may enable you to lock in lower interest rates, obtain more agreeable repayment terms, or lower the amount you pay each month. You may even be able to add in the cost of needed home repairs as part of your new mortgage loan.

As with any loan, you have to qualify for a refinance. There are a number of factors that can influence whether you are able to refinance your home loan, including things like the value of your home, how much you still owe, what your credit score is and how able you are to repay the loan. It can be more difficult to refinance in periods of economic turmoil, but even then, it isn’t impossible.

How Refinancing Works

Though it’s typically talked about as if it were a loan modification, a refinance is usually a new loan that pays off and replaces the original mortgage. The refinance loan has its own interest rate and repayment terms, typically based on the amount that’s remaining on your home purchase. It is possible to do what is known as “cash out” refinancing, however, increasing the amount that you owe to take advantage of home equity and get cash for major purchases, debt consolidation or other expenses.

While you can refinance with the same lender that issued your mortgage, this isn’t actually required in most cases. Many homeowners shop around at different lenders to make sure that they get the best possible deal on their refinance loan. While this won’t always get you a substantially better deal on a loan, in some cases the time spent comparing lenders can result in significant savings.

Major Refinancing Considerations

There are a number of things that can affect the deal you get on a refinance or if you even qualify for a refinance loan at all. Some of these are well known and will affect pretty much any loan you might try to take out. Your credit score can have an impact, as can your debt-to-income ratio and the stability of your job. The remaining balance on your mortgage versus the value of your home can also affect your ability to refinance.

This can make things a bit more difficult if you’ve spent time out of work or laid off due to factors outside of your control; you’ll need to be able to explain these breaks to lenders and prove that you have the means to repay the loan. Economic unrest may also make some banks hesitant to issue as many large loans, meaning that your credit score and income will have to be a bit higher than usual to net a good deal on a loan. This won’t apply to all lenders, of course, but the fact that this can have an effect is important to keep in mind when shopping around for a refinance.

Is It a Good Time to Refinance?

Deciding whether it’s the right time to refinance depends a lot on you and your personal situation. Some people refinance to get their finances under control or to cover needed house repairs, so these reasons will have at least some influence on the timing of the loan. If you’re not under this sort of pressure, then you have a bit more freedom to pick your timing. It never hurts to shop around and check on possible deals, though if you find that you’re having trouble finding lenders willing to work with you or aren’t seeing the money-saving deals you want, then you always have the option to wait for rates (and possibly your situation) to improve.

Six Home Items You Should Inspect Now

Home ownership is a big responsibility! Sure, you have the financial responsibilities, but what about maintenance? Letting your house just sit and be a shelter for you is not
 going to work, even if you live in a newly constructed home. It is up to you to keep it in tip-top shape! Take a day to go over these items to make certain all is well at your house: 

  • Roof:  Your roof is probably your home’s most important part of its structure, so inspect it well:  take binoculars or use your phone’s camera to zoom in on the roof and look at every aspect. Check for damaged, missing, or curling shingles. For a tile roof, look for cracks or missing tiles, and metal roofs should be gone over for loose screws or damage to the metal. On a rainy day, go into the attic and check for leaks. Have any issues repaired as soon as you possibly can. 
  • Foundation:  The other important side of your home is its foundation. Check for cracks in the bricks, look at the grading around the outside (making sure water is running away from your home), and check for gaps in the outdoor walls and windows. On the inside, look for sagging floors or bowing walls, doors that do not want to close or windows that do not want to open. These are all signs of possible foundation issues. 
  • Siding:  Look for peeling, blistering, or fading paint, as these may be signs that you need new siding. Check for rot and warping on the soffits and any fascia boards. Visible mold can be a sign of a major moisture issue and should be investigated by a pro. 
  • Plumbing:  Grab a flashlight and go under your sinks and look for any signs of leaking. Toilets can leak “silently,” and you can figure out where the leak is coming from with a little food coloring and time.  Inspect around the water heater for any signs of leaks as well. 
  • Smoke/CO Detectors:  If you have battery-operated detectors, checking the batteries is fine, but you need to be sure they are working as well. CO detector kits are available at most home stores and testing a smoke alarm is as simple as blowing out a candle and allowing the stream of smoke drift towards the smoke alarm. Be sure to let everyone in the house know you are “crisis testing” the alarms! 
  • Gutters:  On a rainy day, or using the water hose, check to be sure gutters and downspouts are running freely (no clogs), and have no leaks around the seams. 

Taking the time to look carefully at possible problems in your house can save you time and money down the road, especially if you plan on reselling the house in the future. You are protecting your investment and protecting your family as well.

Liven Up Your Backyard!

Even though we feel like we’re “stuck” inside, that shouldn’t keep us from utilizing our backyard to get out, and take a break from technology or inside chores and enjoy the sun and warm temps. Make your family
want to get out there with these ideas: 

  • Spruce up your patio furniture with new pillows or make some no-sew covers with what you have on hand! 
  • Adding lights is an inexpensive way to make the time last longer: add strings of LED’s to ground cover, wrap tree trunks with string lights, and no outdoor structure, no problem with this DIY on creating easy lamp posts to define a seating area! 
  • Pools are great and make the backyard irresistible for the whole family! Affordable options like easy set up pool kits can get you swimming in just a day!  
  • Speaking of water, did you know that backyard splash pads are catching on? If your municipality allows them, DIY or have a permanent play area installed! Inflatable or portable splash pads can be bought at most discount stores or online. 
  • Who says swings are just for porches? Hang a porch swing from a sturdy tree branch or add a platform swing (store-bought or DIY).  
  • Everyone loves a treehouse! It can be as simple as a deck/platform built in the branches or a full-out house with walls and a roof. The Family Handyman has some great ideas and tips for building a tree structure. 
  • Make an outdoor exercise spot or place to practice your yoga 
  • Get outside with the dogs, especially if you create a playground for your dogs. Playing with them outside is good for both of you. When they want to be on their own, Cesar’s Way has a few suggestions for making your backyard more fun for your furry friends. 

Lastly, do not just grill outside! Take those delicious meals and eat al fresco, and make it a relaxing affair, just hanging out after eating, or playing a fun game after dinner is over. Your backyard has plenty of potential for outdoor fun or de-stressing, you just have to help it along!

Tips That Could Help Sell Your House Quickly

No matter how much painting you’ve done, how many bags of fresh mulch you’ve put down or how great that new kitchen backsplash looks, there is no guarantee your house will sell quickly.  But in some cases, you need to sell fast.  When you don’t have time t
o do a complete overhaul of the home, there are a few things you can do to help that For Sale sign become a Sold sign: 

  • First and foremost, find a seller’s agent that has a history of quick home sales.  You’ll need to do a bit of research, but if the REALTOR® has the experience, you’ll have a head start on getting your home sold sooner. 
  • Having your house pre-inspected will save a step during the process and will help you with disclosure issues.  
  • It wouldn’t make sense to price your house a bit below its value during a normal home sale, but if you want to get qualified buyers interested soon, this may be your best bet. Just prepare to lose some extra cash. 
  • Consider selling the house at auction, but again, it will sell for a lower price than during a typical sale.  You may even be in an area where your real estate agent is your auctioneer as well, and you can be assured they have your interests at heart! 
  • Offer buyer incentives: offer cash-backs or credits, i.e.., painting, new carpet, new kitchen appliances;  if the house is in a managed community, cover one year of HOA fees; pay the closing costs; set a closing date and offer a credit for meeting that deadline. 
  • A major buyer incentive is to go so far as to pay down their mortgage costs with points, as the buyer will have a lower interest rate, saving them money in the end.  Investopedia tells us how seller-paid points can benefit the seller as well as the buyer. 

Keep in mind that needing to sell your home quickly for personal reasons is different than a short sale.  Your reasons may be work-related, or you’ve already found another house, but whatever the reason, you want to do what you can so your house doesn’t sit on the market–you just may have to accept a loss in exchange for a fast sale.

Break These Housekeeping Habits

Not all housekeeping habits are good habits, especially things that we think save us time or money.  Since it’s nearly Spring-cleaning
 season, turn over a few new leaves to make sure your home is reflecting your good efforts to keep it clean. Let these tips get you on your way: 

  • Dirty Dishes Leaving unwashed dishes in the sink is not only the perfect equation for bacteria, but an invitation for insects. If you’re not washing dishes daily, rinse them and place them in the dishwasher. 
  • Dry Dusting  The best way to remove dust, dirt and allergens is dampening a microfiber cloth with a mixture of water and castile soap. Save the furniture polish for polishing. 
  • Towels and Washcloths Hanging towels and wet washcloths to dry instead of piling them in a basket or (worse!) on the floor before laundering will inhibit the growth of bacteria and mildew. 
  • Cleaning Solution Directions Using too much or too little cleaning product is simply a waste of your time and money. If something is especially dirty, using more than the recommended amount can just attract more dirt over time. Repeat the application or add some elbow grease instead of too much detergent. 
  • Dirty Cleaning Tools Rinse mops and allow to dry completely or use washable mop pads to stop bacteria growth. Vacuum cleaner filters should be kept clean or replaced.  Your broom can even use a dip and swish in hot water and detergent, rinse, and dry. 
  • Vacuum Last Our grandmothers have taught us to dust last while doing chores, but most cleaning experts suggest vacuuming last, as what dust you’ve stirred up will fall to the floor, and the vacuum will clean it all up. 
  • Procrastinating Waiting until mold appears on the leftovers in the fridge or the ceiling fan blades get fluffy with dust just causes more work for you. Check leftover food regularly and throw it out and clean your fan once per month. Allowing cleaning jobs to go unchecked simply causes you to have to work harder and could make your home unsafe. 

No matter what your schedule is, take a few hours each week to set a housekeeping routine, and stick to it! Your home should be your personal haven, and having a cluttered, dirty home is not going to give you much peace.  Get the family involved, assign age-appropriate chores, and you’ll soon break those bad housekeeping habits.

Should You Refinance Your Home

When interest rates drop, many who are still paying a mortgage start thinking about refinancing their home. Other reasons why they choose to refinance; the desire to change to a fixed rate, debt consolidation, or hoping to lower their monthly payments. Whi
le all of these are good, sound reasons to refinance, they all have pros and cons.  

  • Lowering your interest rate can save money. It will not save much if you’ve already been paying on your home for several years, however, especially if you refinance with a 30-year mortgage. Investopedia says that going for the new rate is a good idea if you can reduce your rate by 2%. 
  • When credit card debt is included in a debt consolidation refinance, homeowners risk losing their home for unsecured debt if they cannot keep up the payments. Credit counseling would be a better step to take first if you are considering debt consolidation to pay off credit cards. 
  • Refinancing to lower your monthly payment sounds great until you realize that a lower payment only comes with a longer pay-back term and paying more interest in the end. 
  • Let’s say you’re making more money and would like to shorten the term of your mortgage by having a higher monthly payment. Nerdwallet suggests that you ask yourself a few questions, then decide if you should refinance or just pay more on your current loan every month. 
  • Has your credit score gone up? If so, find out if you can get a better interest rate as a result. Again, be sure you’ll be saving money in the end before you sign the dotted line. 
  • You can turn your home’s equity into cash with a cash-out refinance, and if the money is needed for some home improvements or investing, it may be a better way to get the cash. The drawback comes in when the return on investment doesn’t work out, and the equity in the home is lost. 

Closely examining your reasons and goals for refinancing will help you make this decision. Don’t forget to factor in closing costs and other refinancing fees. These can add up, just like when the house was first purchased, and may not be much of a savings at all when it’s all said and done.

Keeping Your Smart Home Devices Secure

Many have seen the stories of home security cameras that have been hacked in disturbing ways. How can this happen to a security system? How
 secure are they to the outside world is up to the person who sets it up, which is usually the homeowner. Here are a few ways you can protect your home systems from hackers: 

  • Begin with finding out if your email address(es) has been affected by a breach. Go to Have I Been Pwned and enter your email.  If your email has been compromised, it will share the data/app breaches it was involved in, and it would be best to change your email password. 
  • When you create a new account for any device, use a different password for every account, even if you’re using the same email. Many people use the same email/password combination for everything, and there lies the problem of their information being available on the dark web, and having their accounts hacked into easily. 
  • If you have smart speakers, turning off voice commands, voice purchases, microphone, and camera are simply a matter of going into the device’s settings and change them.  
  • Your Wi-Fi router comes with a factory default name and password. It would be a good idea to change those before anyone connects to the router. Use a unique name for your home’s Wi-Fi, and a strong password. Both settings can be changed, and directions are normally in the instruction booklets or ask the internet installer how you can do this. 
  •  When a vulnerability is discovered in any device, the company normally updates the firmware. Be sure your smart devices’ automatic updates are “checked” in the settings.  
  • New products from new companies are great, but sometimes, it’s best to wait for a reputable, established company to produce a similar product. Those companies have a reputation to uphold and will be more likely to make certain their products are as safe as they can be. 
  • This might seem obvious but give your home’s Wi-Fi password only to people you know and trust completely.  

While all these measures are good prevention, nothing is completely safe from hackers. If you are proactive about taking the time to make your devices as secure as possible, you will lessen the chances of becoming a victim.

Get The Kids Involved in Your DIY Projects

Many people assume that children and home projects don’t go together, but why not?  Oh, sure, electric tools and saws don’t necessarily need to be handled by young ones, but there is so much more than can help you with than a major remodel!  
 

  • Start simple:  cleaning is probably the easiest way to begin engaging your children in home-keeping.  Most love to sweep, dust, vacuum and help with dishes.   
  • Little ones are naturally curious about what’s outside, so gardening can be a lot of fun, as well as being educational.  Not only can they assist with planting projects, but even preschoolers can be handy with a rake or help with weeding. 
  • When you’ve decided that your walls need new paint, sit down with the color chip cards, and let them help you decide on color.  Painting the sample swatches on the wall is a great way to introduce a paintbrush or roller, and simple techniques.   
  • Planning on purchasing a furniture kit?  Let the children help build it; learning how to follow directions that use symbols and handling simple tools is a great start to working those motor skills in a new way. 
  • Any small repair–tightening drawer pulls, replacing a door handle or sink faucet–can easily involve any age child.  Give them an age-appropriate job, such as passing needed tools, shining a flashlight or using simple tools under your watchful eye. 
  • Putting up new curtains or hanging decor on the walls are great ways to teach school-age kids about using a level or measuring tape.  Math skills in DIY?  Absolutely! 
  • Do you perform your car maintenance?  Everyone should know how to check the oil and other fluids, as well as tire pressure.  Showing your children that keeping the family car in good running condition is as necessary as taking care of the house! 

Get your family excited about helping, have patience, and keep them safe while you’re working.   You’ll find that while you’re spending time with them, those DIY jobs will start them on a journey of learning how to be a good homeowner and a handy one at that!

When the time comes to sell your home, you get all sorts of advice from friends and family, as well as the internet.  Accepting 
all of that information as fact isn’t a good idea, because following all of this advice may end up costing you money and time. Let’s look at some of the myths you may be taking as truths about selling your home: 

  • “My house is worth (much more or less than you thought) according to this website!”  Online estimators are not dependable when it comes to assessing the value of your home.  They can’t see the interiors, the condition of the roof, landscaping–you get the idea.  Your REALTOR® is your best source for setting a value for your property. 
  • “This kitchen needs remodeling before anyone will even consider buying this place.”  A thorough cleaning, sprucing up of the cabinets with new paint and hardware and installing an inexpensive backsplash and new faucet can make your kitchen a total selling point.  Spending too much on a complete renovation can cost more if you don’t get your return on investment. 
  • “If I overprice the house, then negotiate an offer, the buyer will think they’re getting a steal of a deal!”  In today’s world, most homebuyers have done their research, and may overlook your home simply because of the high asking price.  Have confidence in your agent’s ability to price it right.   
  • “Weekends are the only days I can have the house available for viewing.”  Setting limits on when an agent can bring potential buyers to the house is like putting up a Not For Sale sign in your yard. If you want the house to sell, it must be accessible even when it’s not convenient for you. 
  • “I’ll wait until I get a few more offers.”  Rejecting the first offer for a wait-and-see can leave your house on the market longer, which can lead to fewer offers.  Buyers will wonder if something is wrong with the house when they see the length of time it’s been for sale, leaving your home overlooked in their house hunting. 
  • “Hiring a real estate agent is going to cost too much.”  When you contract with a REALTOR®, you’re getting a professional that knows the market, handles the listing, marketing, showing, knows legal aspects of selling a home, and much more.  Taking the risk of selling your house on your own could cost you much more than an agent’s commission in the end.
