Get These Fall Jobs Done

The weather is cooler, but the days are still long enough to get some regular Fall maintenance done.  Get your home prepped for cooler weather now so it won’t be a problem later.   

  • Clean gutters before the leaves fall so they won’t get clogged.  Consider installing some gutter protectors so the coming leaf drop won’t cause further problems. 
  • Raking leaves is a job many don’t care for, but if you do, and plan on burning them, check with your local government offices or HOA guidelines to make certain it’s allowed.  If not, it’s best to bag them for curbside pick-up, or find a gardening neighbor that would appreciate the extra composting material. 
  • After you’ve mowed and raked one last time, fertilize the lawn.  The roots are still active, and the extra nutrients will help the grass overwinter safely. 
  • Speaking of using the lawnmower one last time, drain the fuel and oil from gas-powered equipment, and clean them well.  This Old House offers some excellent tips on putting up the lawn mower for Winter. 
  • Give the roof a good look and replace broken or missing shingles. 
  • Check windows and doors–inside and out–for drafts and apply weather-stripping or caulking where it’s needed.  Today’s Homeowner has a video that shows us how to apply caulk around our windows. 
  • Call your HVAC serviceperson, and have the heater checked and serviced, if necessary.  Go ahead and make sure your filters are new–buying them in bulk keeps you from having to remember to get one every couple of months and saves you money. 
  • If you use wood for heating, hopefully it’s already cut and seasoned.  Store it at least 30 feet from the house, covered, unless you bring it in a few days before you burn it. 
  • Turn off your sprinkler system timer, shut water off at the main, and drain the system. If you’re not able to drain it yourself, it may be worth the money to hire a pro to blow the pipes out and drain the sprinkler heads. 

It may take a couple of weekends to get all of these done, but all are important to do, and hopefully save you from a headache and spending a lot of money later in the Winter.  Some of these chores could be done by a teenager looking to earn a few extra dollars, and they can learn something in the process. You’re never too young to learn about taking care of your home.

Utilize Your Space

The large dining room, family room or bonus rooms was one of the things that sold your house to you.  Despite our good intentions, though, those rooms sometimes end up being used for storage, folded laundry, or just not being used altogether.  Use these ideas to inspire you to get these rooms ready to spend more time in: 

Extra Bedroom 

Most extra bedrooms end up being the guest room, whether you have guest often or not.  Turn that room into a dual-purpose room; use a daybed with trundle or a wall bed so you’ll have more space in the room for other things. 

  • Set up a home office or study space for the kids. 
  • Add a small double-leafed or card table, use stackable or folding chairs, install some shelving, and have the room serve as the game/play room.   
  • If your children like to invite friends over for video games, hang a flat screen on the wall, a small shelf for their game console, lay a cushy area rug on the floor, and purchase bean bag chairs, slip chairs are large floor pillows for seating. 
  • Create a reading room with a small bookshelf, a comfy chair, blanket, small side table and lamp. 

Bonus/Flex Room 

You couldn’t wait to start decorating and using your extra room, but you’re stumped on exactly what to do.   

  • Get the television out of your living space, get some affordable seating, and create a home theater.  
  • Do you have a musician in the family?  Soundproof the walls, add extra electrical outlets, and clear the floor for your own concert hall. 
  • Give your workout equipment a home in the extra room, use a small television for workout entertainment, install a comfortable bench, hooks for small towels, and include a small fridge for water and smoothies when you’re finished with exercising. 

Not Just for Dining 

Busy families don’t always have time for a sit-down meal at the dining table, but there’s no need to use it for special occasions. 

  • Use one end of the table for office space.  A dining room is less busy than other rooms, and you can get more done there without distractions.  Use a laptop for the space, take advantage of wireless printing, and use part of a china cabinet for supplies so you won’t fill the room with office clutter. 
  • Consider using a smaller table or remove the leaf from a large table.  Place some comfortable seating at one end of the room, add a sideboard to use for a coffee/tea bar, and have an after-dinner seating area. 
  • If your home lacks an extra living area, why not use it for family time instead of a dining area?  Treat the space as you would a den, and furnish it with sofa, chairs, and television for a cozy family room. 

There are no rules that say a room must be used for what the blueprint says.  Your home is just that–your home.  You know best how you and your family can use a space.  It doesn’t have to cost a lot; shop thrift shops and tag sales, or use what you already have.  You can add extra space to your home without picking up a hammer and nail!

Adding Value or Not

Almost every homeowner has some upgrades or small projects on their to-do list, from installing new gutters to new landscaping.  What they aren’t always thinking is if the next small project will add value to their home.  Not every home improvement increases the value of a property, whether they’re a necessity or not.  

  • Roofing While a new roof looks great, it is considered a maintenance issue, so unless your roof needs replacing, or you have damaged shingles, this job rarely adds value.  On the other hand, depending on where you live, a metal roof can add some value to your home, lower your homeowner’s insurance premiums, and may save on the electric bill. 
  • Landscaping Keeping your yard trim and weed-free doesn’t decrease or increase your home’s value, and some landscaping certainly helps if you’re trying to sell. Adding a small fish pond with waterfall, however, isn’t necessarily going to add to add value.   
  • Electric/Plumbing In older homes, an upgrade here is something that’s necessary, and even if you used top-of-the-line products and the most expensive plumbers and electricians in the area, it won’t add value. 
  • Swimming Pool Putting in a pool is simply a personal choice–you have it done because you want to enjoy some refreshment and relaxation on a hot day.  Rarely does an added pool or spa put money in your pocket if you sell. 
  • High-End Upgrades In order for upgrades to add resale value, they must be consistent.  Don’t add imported tile to one bathroom, and then leave vinyl and Formica in the half bath.  
  • HVAC A new A/C unit or heating system is another maintenance item, and though someone looking for a home may find some relief in knowing that there’s a brand-new unit attached to the home, they’re not going to pay more for it because it’s new. 
  • Carpet If you’re thinking about installing new carpet to prep your house for the market, talk to your RealtorⓇ.  Going to the expense of new carpeting may be less desirable to house-hunters in your area.  If you want to make that money back, then consider another type of flooring for your house. 

These items don’t necessarily mean that you shouldn’t have them done, but it does mean that you likely won’t get the extra money they cost back in case you sell your home.  What it will help is the home sale itself–someone on the search for a new house will be more likely to purchase a home that has a new roof or new flooring.  Nolo.com has some excellent information on what will add value to your home, as well as some other home improvement tips.  When in doubt, do some research, and give your RealtorⓇ a call, as they know exactly what you need to do to get the most out of your house.

No Paint Crew Necessary!

The walls of your home are begging for a new paint job, or you simply want to change your decor colors, but money is not flowing freely enough to hire a painter.  Painting is one DIY project that is cost-effective and easy enough to make it look as if you
hired a crew to do the work.  Go over these tips before you get started: 

  • Flat or matte paint is great for hiding flaws, and best used in low-traffic rooms, as it is not as easy to clean as glossy paint.  Use latex paint for high-traffic walls, and oil paint for wood trim.  Leave windows open when painting with oil paint because the odor is quite strong, and it takes longer to dry. 
  • When picking colors, do not be afraid to go bold, unless you plan to sell soon, then neutrals are your best choice. 
  • Purchase paint samples and apply each color in a 2’x2’ area on the wall you are planning to paint. Once it is dry, you will get a better feel for the color in the different lights, and whether you can live with it or not. 
  • The ceiling cannot be forgotten in your new design!  Change the feel of the room’s height by going a shade darker (for a lower ceiling feel) or go a shade lighter or use a lighter color to give the illusion of a higher ceiling. 
  • Use this handy paint calculator to determine how much paint you will need.  Other supplies necessary for a professional look are painter’s tape, drop cloths, putty, a putty knife, caulking, and any tools you may need for removing hardware from any doors or walls. 
  • Clean your walls and sand if necessary, then use a vacuum to make sure all the dust is gone. 
  • Covering a dark color, stains on the walls, old paneling, or new sheetrock may require a coat of primer prior to painting. Tint the primer with a little of your new wall color before applying. 
  • Before you start on the walls, do the little stuff first:  paint in corners and close to the ceiling with a good brush, working your way down to catch drips. 
  • Paint the walls in 3’-4’ sections in an overlapping W-pattern, applying paint until you need to reload the roller. When you are near the ceiling and corners, get as close as possible using what is left on the roller where you previously already cut in. This gives a smooth appearance to the finish. 
  • Allow the paint to dry for 24 hours and avoid hanging anything on the walls for a few days. Hopefully, you should not have to do any cleaning until the paint has cured, usually two weeks to thirty days. 

Giving your home a facelift with paint is easy and rewarding if done correctly. Feeling adventurous? Try painting a pattern on your wall.  It may take more time, but the dramatic effect it makes in the room makes the wall a focal point, and one you can take pride in since you created it!

Home Projects by Season

Thinking about doing some home improvements?  Whether it’s a kitchen or bathroom remodel, a whole-house painting, or floor refinishing, there’s a time of year when these jobs are easier to get completed, mainly because of how the weather affects not only c
onstruction, but the quality of the finished product as well.  Find the project you’re considering, and see when it’ll be the right time to get to work:  

Additions, because of needing a new foundation, could be started in late Winter/early Spring when the ground is still cold and more compact.  It makes for better digging and concrete pouring and setup. 

Exterior door replacement would be convenient any time except Winter, just in case there are any issues and the doors aren’t a quick switch. 

Exterior painting, for many reasons, is a better idea in early to late Summer, when temperatures are above fifty degrees. 

HVAC work, in non-emergency situations, should be done in the off seasons–new heater in warm months, air conditioning before it’s sweltering outside. 

Interior remodeling like kitchen and bathroom redo’s, can be done practically any time.  The main thing to keep in mind here is warm months are busier for contractors, and that can mean a job done in a hurry, or higher prices. 

Outdoor projects, even though a popular time for construction is the warmer months, should be started in late Winter, simply because you want to be able to spend your Summer enjoying your new outdoor space! 

Refinishing hardwoods is probably best completed during the times of year when humidity is low for the best finish, and so windows can be opened to allow air circulation to help get rid of any associated odors. 

Roofing, believe it or not, may get better results in hot months of the year, as the most common materials used will need warm temps for the best performance. 

Window repair/replacement is managed well during warm months or when frequent rain isn’t a factor. 

Keep in mind that Spring and Summer are busiest time for contractors.  If you are hiring your job out, the process should be started long enough in advance that you don’t have to be put on a wait list.  On that same note, during slower months, a contractor may give you a deal on the work, because there aren’t other jobs to be done, and you get their full attention!  Planning is key for a smooth finish on any project, any time of year.

Beautiful and Easy Landscape Plants for Orlando, FL

Walk through your local garden center and finding what’s right for your landscape and gardening skill level can be overwhelming.  Not everyone wants to spend the warm months of the year taking care of needy plants, and there are many available that will offer color all summer and don’t need a lot of attention! 

  • Daylilies come in hundreds of varieties and colors and are almost plant and forget.  Plant different cultivars in a sunny spot about twelve inches apart, keep them watered well for the first few weeks, and you’ll be rewarded with pops of color all Summer. 
  • Everyone loves sunflowers, and they are easy to plant from seed. There are even varieties available that are only a few feet tall that would work in containers.  If you plant seeds, try planting each set every two weeks for six weeks, and once they bloom, they’ll bloom until Fall. 
  • Who wouldn’t like grass that doesn’t need mowing?  Ornamental grasses such as zebra grass, purple fountain grass, blue fescue, and Japanese blood grass grow to be different heights and can add interest as well as color with little maintenance.  
  • If you have a shady spot, impatiens are non-stop blooms if you keep them cool.  Some call them “cowboy flowers,” as they can look almost dead, and give them a drink of water, and they come back to life! They’re great in containers and hanging baskets and can brighten any dark spot in the yard. 
  • Attract butterflies to your yard with a butterfly weed plant.  Since it is a native wildflower, it is practically carefree, and butterflies love the nectar.  Planting from seed can make flowering take a year or two, so look for an older plant already in flower in your garden center. 
  • Zinnias put on a show all Summer, and come in many colors and bloom varieties, and all it takes is a scattering of seeds.  Like sunflowers, if you plant them every two weeks for about six weeks, they’ll bloom successively for many weeks. 
  • Portulaca is a succulent plant that grows low to the ground and blooms in bright pink, orange, red, white and yellow.  When everything else is drooping in the heat of Summer, because of their heat tolerance, will be shining bright. Another plant for those shady places is fern.  There are many cultivars, and ferns thrive in shade, and you get a bonus because they come back every year. 
  • Trumpet vine is so easy to grow, it is commonplace along country roadsides, climbing power poles, blooming with bright orange trumpet-shaped flowers.  Plant this with some support, and besides looking pretty, hummingbirds enjoy it! 
  • Look for easy care hybrid roses.  Not only are the modern cultivations easy to keep, they bloom all season.

Fun and Inviting Outdoor Spaces

This time of year folks begin to get outdoors to do more around their homes because it is nice and warm outside.   It’s also a good time to do a bit of work outside the house and make your outdoor space more inviting and fun for family and friends.   Below is a list of ways in which you can accomplish this.

  1. If you already have landscape lighting, why not purchase a few fun colored lights to use in them for different holidays.  This will defiantly make your outdoor space a lot more fun.
  2. If you are getting tired of mowing your grass then you may want to replace your grass with a garden. You might want to add a garden of flowers or a garden of vegetables or even put in a koi pond.  Any of these ideas will help to keep you from spending your summer evenings mowing the grass all the time, therefore making your outdoor space more fun.
  3. If your patio furniture is old and outdated, now is the time to go out to purchase some that allows you to show your style more effectively. Outdoor furniture always makes outdoor spaces more inviting and fun.
  4. Adding a new doorbell to the outside of your home may seem like a small thing, however if you find a nice one that lights up the front door area it can do wonders towards making your home seem more inviting at night.
  5. If you don’t already have a swimming pool, summertime is a great time to add one. Not much can make your outdoor space more fun than a swimming pool for all to enjoy.
  6. If you do add a swimming pool why not go out and make it really fun and cool by adding an outdoor shower to the mix. This type of thing is pretty rare unless your home is at the beach, therefore your outdoor shower may quickly become the talk of the neighborhood.

How to Decorate Your Home to Have an Island Feel

Let’s face it, many times when folks visit the islands they tend to not want to come home from such places.  This is the case typically because the beach is a very relaxing place to be with all the warm air, salt water and sunshine.   What if you could decorate your home to have an island feel?  There are ways to go about turning your home into a tropical oasis.  A few of those ideas are listed below for you.

  1. A good way to get started making your home feel like an island paradise  is by beginning to think outside of the box.  Do not be afraid of using bold colors in rooms in which you want to transform.  You can choose bold teal colors that mimic the look of the ocean for your family room then perhaps you can use some wallpaper in your kids’ bathroom that has sea creatures on it.  Don’t worry, as long as you keep it classy, not tacky, you will be able to get away with doing all sorts of wild colors and designs to achieve your beach house feel.
  2. Another way to decorate your home to have an island feel is to add some accessories throughout the house that help you achieve the look. Throw pillows with sand dollars and seahorses on them are a great start.  You can even use seashells you have gathered on your trips to the ocean to decorate with.  Putting some seashells in glass vases with a bit of sand in them is a great way to achieve beach décor.
  3. One way to give your home an island feel is to use a lot of candles that are scented with tropical scents.  Lighting these daily will help you to feel like you are on vacation when you are sitting in your own home.
  4. Lots of ceiling fans throughout your home is another way to create an island oasis inside. You can also use ceiling fans outside on your porch area to take the feel outside.
  5. Wicker and rattan is your friend if you want your home to feel like an island. Use it liberally.
  6. Using a lot of tropical plants to decorate the inside of your home is another good way to get the island feel you are searching for.

Spruce Up Your Curb Appeal in a Weekend!

Most home sellers work full time, and getting the house prepped to be put on the market can be a second full-time job, depending on their to-do list.  As most every seller knows, curb appeal is vital for a great first impression, and carving extra time is
a luxury, but with these tips and ideas, it can go from zero to fabulous in a weekend! 

  • Cleaning Pressure wash the exterior siding, fencing, the porch floor, concrete walkway and driveway, and as dreadful as it may be, clean out gutters. 
  • Painting These exterior items may need paint:  front door, shutters, window sills, exterior trim, garage doors, porch floor and railings, mailbox and address numbers. 
  • Replace Lighting fixtures that are dated or weathered should be replaced, and put up new address numbers, or mailbox if paint doesn’t improve their appearance, and get a new welcome mat. 
  • Inspect Go around the house and look closely at exterior trim, shutters, and window sills.  Examine concrete for damage, and make sure walkway pavers are stable and in perfect condition.  Make certain that all landscape lighting or irrigation systems are in working order. 
  • Lawn Care Not only should the lawn be mowed but using an edge trimmer to neaten up the walkways, driveway and planting beds makes a big difference.  Seed any dead areas of the lawn.   
  • Landscaping Weed flower beds, add seasonal easy-care plantings (annuals are best for season-long blooms!) and new mulch.  If a tree needs more than minor pruning, call a tree specialist. 
  • Decorative Remove personal yard flags, add some potted plants on the porch, highlight a shady spot with a simple outdoor bench and a few plants, and clean up outdoor furniture cushions or replace them. 

Much like the interior of the home, the outside should be clean, in working order, and clutter-free.  Before you get outside, go online and search recently sold homes in your market for some curb appeal inspiration, then put in a weekend’s time, and get that house sold!

Invest Your Tax Refund in Your Home

If you’re planning on doing some homework with your tax refund, here are a few suggestions on how best to spend that money… 

$1,000 or Less 

  • Add or improve your front walkway.  Whether you plan on putting your home on the market soon or not, a new walkway will improve the curb appeal.  
  • Replacing the front door is an expensive job, but you can create a whole new look for the front exterior of your home just by having a new front entranceway. 
  • Install new light fixtures, especially if you’re tired of the builders-grade fixtures. If you shop smart, you can get stylish new flush-mount lights for every room. 
  • Do a minor bathroom renovation:  replace the toilet, faucets, and lights, and give the tub/shower a makeover with a refinishing kit. 
  • Paint the kitchen cabinets, replace the hardware, and add a tile backsplash. You won’t believe what a difference those three minor renos will make! 
  • Upgrade one appliance kitchen appliance.  

$1,000-$2,000
