Overlooked Spring Cleaning Jobs

April 2nd, 2018 by tisner

Overlooked Spring Cleaning Jobs

Spring cleaning is a time-honored, worldwide tradition of sorts.  For centuries, humans have been opening their windows and doors when the warm weather returns, allowing the long daylight hours inside, and cleaning everything in sight.  Thankfully, we don’t have to wipe through a Winter’s worth of soot-covered furniture and windows, but for many, deep cleaning is a must this time of year.  Some cleaning jobs are obvious, but there may be a few things to add to your list.

In the Kitchen

  • Refrigerator coils can gather lots of dust and pet hair, along with spills from the fridge.  Getting the coils cleaned as much as possible can make a difference in how well your refrigerator motor runs.  Check with your appliance’s manufacturer website for the best way to perform this task.
  • The dishwasher doesn’t get dirty, because it’s a washer, right? While they clean, dishwashers can have greasy build up. With vinegar, baking soda, and a bit of elbow grease, Wikihow shows us how to get the dishwasher itself to help us get it sparkling clean and smelling sweet.
  • Herbs and spices are often overlooked while cleaning pantry shelves.  McCormickⓇ reports that whole spices last 3-4 years, 2-3 years for ground spices, and herbs have a shorter life of 1-3 years.  Check the freshness date on the container, and if it’s within that time frame, keep it.  If not, throw it away and restock your spice rack.
  • Don’t neglect the freezer compartment when you’re wiping down the fridge.  A mixture of equal parts of hot water and white vinegar to wipe down the door, seal and inside will take care of the grime, and help with any lingering food odors.  Before you refill the freezer with food, go through it and toss anything that looks freezer burnt.

The Bathroom

  • Give your toothbrushes a good clean.  Pour about an inch of antibacterial mouthwash into a cup and soak the bristles in the mouthwash for about five minutes, and rinse. If you use a toothbrush holder, wash it in warm soapy water and allow to air dry before returning the toothbrushes.
  • Bathroom exhaust fans can collect dust like ceiling fans, and the buildup affects how well it exhausts the humidity warm showers cause.  Danny Lipford of Today’s Homeowner has step-by-step instructions for getting your fan clean and running efficiently.
  • Many of us don’t think of cleaning hair and makeup brushes.  Remove loose hair from hairbrushes and combs, allow them to soak in warm water with some shampoo mixed in, and use an old toothbrush to scrub hairspray build up and body oils and rinse.  Makeup brushes should be soaked, given a lather, then rinsed in cool water.  Air-dry everything on a hand towel.

The Rest of the House

  • Light fixtures get grimy and dusty, so covers should be removed after turning off the circuit breaker and washed in warm soapy water then air dried on a thick towel.
  • Remove mattresses, vacuuming both sides, and if possible, prop them in the sunlight for a few hours.  The sun’s rays freshen and can kill some germs. When you replace them on the beds, make sure the mattress is flipped and rotated from its original position.
  • HVAC registers should be vacuumed, using the hose attachment on your vacuum cleaner.
  • Curtains and blinds collect a lot of dust, but are usually washable, so check the manufacturer’s information before you toss them in the washer or clean them.
  • Once your deep clean is complete, take care to wash or clean brooms, mop heads and dusters, as this simple move will help your home stay fresher as you do your regular cleaning.

Hopefully, the season of Earth coming back to life will encourage you to get everything in your home spic and span.  Spread it out over a few days or weekends, making lists to stay organized and on task, so the job won’t overwhelm you.  Don’t forget to get the family involved!  Once everything is gleaming, you can enjoy the coming months more, knowing your home is clean, and the job is done for another year.

The Origins of the Easter Bunny

March 30th, 2018 by tisner

While Easter is a Christian celebration of the resurrection of Christ, you will not find any references to an Easter Bunny in the bible.  So, where did the Easter Bunny tradition come from? Well, it’s hard to say. The theories of the origins of the Easter Bunny are mysterious and varied.  One theory is that the symbol of the rabbit stems from pagan tradition, specifically, the festival of Eostre. Eostre was a goddess of fertility whose symbol was a bunny. Rabbits, known for their energetic breeding, have often been symbols of fertility.

Another theory explains how the Easter Bunny came to America.  According to history.com, the floppy-eared bearer of candy came over with German immigrants. Some sources say that the Easter Bunny arrived in the 1700s with German immigrants who settled in Pennsylvania. They brought with them the tradition of and egg-laying hare called “Osterhase”.  Children created nests in which “Osterhase” could lay his colored eggs. Eventually, the custom spread throughout the country and the gifts from the Easter Bunny expanded to include candy and small gifts.  Decorated baskets replaced the nests. Children began to leave carrots out for the bunny, in case he got hungry from all that hopping.

So, the Easter Bunny may not directly represent the reason people celebrate Easter, but because rabbits symbolize fertility and new life, it makes sense that they would be the right animal to have around for the celebration of a spring holiday!

FHA Advantages for Orlando, FL

March 29th, 2018 by tisner

The Federal Housing Administration, operating under HUD, offers affordable mortgages for tens of thousands of buyers who may not qualify for other types of programs. They are popular with both first-time and repeat buyers.

The 3.5% down payment is an attractive feature but there are other advantages:fha3.png

  • More tolerant for credit challenges than conventional mortgages.
  • Lower down payments than most conventional loans.
  • Broader qualifying ratios – total house payment with MIP can be up to 31% of borrower’s monthly gross income and total house payment with all recurring debt can be up to 43%. There is a stretch provision taking it to 33/45 for qualifying energy efficient homes.
  • Seller can contribute up to 6% of purchase price; this money must be specified in the contract and can be used to pay all or part of the buyer’s closing costs, pre-paid items and/or buy down of the interest rate.
  • Self-employed may qualify with adequate documentation – two year’s tax returns and a current profit and loss statement would be required in addition to the normal qualifying and underwriting requirements.
  • Liberal use of gift monies – borrowers can receive a gift from family members, buyer’s employer, close friend, labor union or charity. A gift letter will be required specifying that the gift does not have to be repaid.
  • Special 203(k) program for buying a home that needs capital improvements – requires a firm contractor’s bid attached to the contract calling for the work to be done. The home is appraised subject to the work being done. If approved, the home can close, the money for the improvements escrowed and paid when completed.
  • Loans are assumable at the existing interest rate with buyer qualification. Assumptions are easier than qualifying for a new mortgage and closing costs are lower.
  • An assumable mortgage with a lower than current rates for new mortgages could add value to the property.

Finding the best mortgage for an individual is not always an easy process. Buyers need good information from trusted professionals. Call (407) 467-5155 for a recommendation of a trusted lender who can help you.

Roof Inspection Tips in Orlando, FL

March 21st, 2018 by tisner

Roof Inspections Orlando FL

Winter can be harsh on a roof, between the cold wind, rain, and snow and ice in some areas.  While on your Spring maintenance check, you should look carefully at your home’s roof, and see how it fared the season, and whether you have a DIY patch job to do, or a major roof repair that needs professional attention.  Keep the following in mind while you’re doing your inspection:

  • Cracked, curling or buckled shingles are an obvious problem. These should be replaced or repaired as soon as possible to prevent water damage and mold infestation.
  • Are your shingles dirty? Look in the gutters for tiny bits of the shingle granules.  If you find a lot of them, and not many are left on the shingles themselves, it may be time to re-shingle the roof.
  • Check around chimneys, vents, skylights, and anything else that is installed on the roof for any cracks or tears in the flashing beneath the shingles that could be allowing water to leak in.
  • Inspect carefully where tree branches could come in contact with the roof, to make sure they haven’t caused any damage from Winter winds.
  • Now would be a good time to check the eaves and gutters.  Make sure the wood is in good shape, and that gutters are clean and not loose.
  • If you think you may have especially bad soft spots in your roof, call a professional to climb up for a more thorough inspection.

When you’re looking for roof damage, a great place to look is on the underside, and that requires an interior inspection.

  • Get into the attic and look for dark spots or obvious places where water has run.  Pay close attention if your attic smells musty and look for mold or mildew.  If you see any daylight shining through where it shouldn’t be, you need to check the corresponding area on the roof and get that repaired.
  • Check every inch of the top floor interior ceiling plaster or drywall for discoloration, crumbling, cracking or bubbling.
  • Don’t forget closets, cabinets, storage areas, and even wallpaper.  Use a very bright flashlight to help you see these hard-to-see places.

Roofing materials can vary from asphalt shingles to stamped tin, and each one has a different way to inspect and repair.  Scott Yancey, real estate instructor and host of the television show Flipping Vegas, offers these tips for inspecting all kinds of roofing.  Your roof is the most important aspect of your home’s construction, and maintaining it is important to prevent costly repairs or replacement or expensive interior damage.

Fun Spring Crafts for Kids

March 19th, 2018 by tisner

Spring Crafts for Kids

Spring is almost here, and that means warmer weather and outdoor time, but sometimes rain and a few last tries by Old Man Winter keep us indoors just a little longer.  Since the kids will be out of school for a few days, sit them down for some craft time!

Dye coffee filters and paper towels with bright-colored markers and fold them into layers.  Spray them with a misting bottle filled with water, allow the water to soak in, and watch the colors spread.  Unfold and let dry.  Now make something!

  • Dye a coffee filter, and once dry, gather the filter in the middle, wrap a chenille stem around the middle, and fluff the filter around the end of the stem.  Display several in a vase or make a wreath with a paper plate base.
  • Paper towel butterflies can be made using the same dying technique, then gathered in the middle, wrapped with a chenille stem (don’t forget to leave enough sticking up at the top for some antenna!), self-stick googly eyes added at the top, and you’ll soon have a room full of butterflies! Happy Hooligans offers some fun tips on crafting with paper towels.

Fairies and gnomes are all the rage this Spring, and what can be more fun than making believe?

  • Pick up some inexpensive plain headbands and a few artificial Spring flowers at the dollar store.  Remove the flowers from their stems–they should just pull off without scissors.  Using a low-heat glue gun (with an adult), add a dollop of glue to the headband, and stick the flower on by the stem end, and hold until the glue cools.  Place the flowers close together so the headband doesn’t show.
  • If your little one would rather be a gnome, make a no-sew gnome hat with these easy directions from That’s Quite Nice! Gnomes must have a beard, and chenille stems covered with fluffed-out cotton balls attached with a glue gun (with adult supervision!), with enough room at the ends to wrap over little ears to hang their beard are easy and fun to make.
  • If you want fairies or gnomes to visit your garden or yard, they need hiding places! Add twigs and grass clippings to crooks of trees or around the trunk on the ground to give them shelter from the rain.  String long lengths of yarn with a few beads, a tied ribbon or two, and a little jingle bell at the end. Wrap the unbeaded part around a stick, leaving beads and bell hanging from the end.  Place the stick in a tree crook or stand it in the ground out of the way of walking paths.  When you hear it ring, you ‘ll know a gnome or fairy is visiting your tiny shelter!

It’s time for bugs and critters to be everywhere, so make some that the kids won’t be wary of and can even play with!

  • Purchase a pack of colored cupcake liners.  Using construction paper or cardstock for the background, spread the liners out, brush them with a light layer of glue, and glue them to your paper.  Add new cupcake liners in a caterpillar body shape, and once the glue is dry, draw eyes, antenna, and feet! Find tons of cupcake liner craft ideas on Pinterest.
  • Make bugs from rocks, craft paint, and googly eyes!  Wash the stones, carefully paint your bug design, allowing each color to dry before you paint the next, and once the paint job is complete, add some stick-on googly eyes, and place them in your garden or on a shelf!
  • Turn a pasta sauce jar into a bug-collecting jar!  Adults, poke some holes in the lid with an ice pick, have the kids use craft paints to decorate their jars, and allow to dry.  Fill with grass, leaves and a few twigs, and go on an insect hunt.  Use a spoon to scoop your buggy finds into the specimen jar.  Once the little ones have studied their insects, take it back to where you found it and release.

Crafting with kids can be so much fun but can get messy.  If you don’t have aprons or smocks, find a few old adult-sized button-up shirts, and put them on backwards!  They help protect clothes, and you can wash them and store them away for the next crafting or cooking session.  Remember to use non-toxic paints and adhesives and spread old newspapers over your crafting surface to keep clean-up a cinch. Most of all, have fun, and celebrate Spring!
