The thought of a brand-new, up-to-date home appeals to many, and if you’re considering buying a new construction, there are few things you should know. Following these guidelines can make your venture a little easier.

• Before you make that first visit to the model home, find a real estate agent to accompany you, and keep them involved in every aspect. If you wait until after you’ve talked to the builder’s agent, you lose the benefit of having buyer’s representation.
• Hiring your own real estate professional is wise, because you’ll have someone with your interests at heart.
• Shop around for the best loan in advance. If the builder’s lender has incentives and discounts, consider this if it will benefit you in the end.

Some questions to ask the builder’s agent on that first meeting:

• Ask for info about how many lots and homes have been sold.
• You need to know about each home site’s size, and how close each house is to each other.
• What is the investors ratio allowed in the community? This will tell you the rental the number of homes that are possibly rentals.
• What is the projected completion date for the new construction site?
• If the completion date isn’t met after we have signed a contract, is there a deposit refund or a cancellation clause?
• How long is the home’s warranty, and what does it cover?
• Is a garage or deck standard or an extra cost?
• Is smart technology wiring included in the basic home package, and is wiring to all bedrooms an extra expense?
• How much input do I have on paint colors, flooring, kitchen cabinets and bathroom finishes?
• What appliances are included?
• Is there a builder’s upgrade credit?
• Find out the what the builder’s policy is if they run short of materials. Most builders have the right to substitute, and you don’t want to be surprised to see mosaic tile where you thought subway tile would be in your finished home.
• Keep in mind that the model home you are shown has all the upgrades. Don’t assume you’re getting everything in your home that the model has. For instance, shelves and the latest organizational features are in the walk-in at the model home, but all of those could be upgrades. Ask about these features and write everything down as you get answers.
• Talk to residents who are already living in the community, and ask them about any concerns they have, and what they love about their new home.
• Don’t skip getting a home inspection just because it’s new construction. Humans make mistakes, and it’s better to pay extra for a home inspection to find out everything is fine than deal with something that will cost a lot in the long run. Be sure your purchase contract allows you to hire an inspector outside the building company.
• If the model home is one of the last homes left in the neighborhood, ask about buying it! You may not get every finish just as you’d like, but you can paint a room or change the flooring if the cost of the house with all the bells and whistles is comparable to one that’s just been finished.

One of the silver linings to filing your income tax return is finding out that you are going to receive a refund. If you happen to be one of these fortunate taxpayers, your next decision is what to do with it. With the average tax refund around $3,000, it could be the difference that makes a home a reality sooner rather than later.

Many would-be buyers think it takes 10% or more down payment to purchase a home, but actually, it can be much less. There are VA and USDA mortgages that have no down payment for qualified buyers. FHA has a 3.5% down payment program and FNMA has 3% down payment mortgages for qualified creditors.

Closing costs for originating new mortgages can easily range from two to three percent of the purchase price but most lenders will allow the seller to pay part or all of them based on the agreement in the sales contract.

While the average tax refund might not cover the down payment on the median price home, it certainly helps. Your refund could make it as simple as 1-2-3 to get into a home.

All your life, you have seen For Sale signs in front yards, and there’s always a Realtor’s name, and in these modern times, a photo of them.  How did the seller decide on that Realtor?  Did they open the paper to the classifieds, close their eyes, and point to a spot in the Homes for Sale section?  That’s very unlikely, and it may take a few interviews, but you and your Realtor should be a good fit.  

• Any friends that have recently bought or sold their home can get you started on a reference list.  Ask them what they liked most/least, and what they would do differently. 
• Look to the internet for initial research.  Go down your list and search for each Realtor’s listings, blogs, and testimonials. Record contact information of Realtors you’re most interested in. 
• Call each Realtor and set up an appointment to meet for a Q&A session. 

• Before your first meeting, familiarize yourself with real estate professionals terms, as each title has a different job. 
• Have this list of questions to ask on hand at every meeting: 

1. How long have you been in real estate? 
2. Are you in the real estate business full-time or part-time? 
3. Do have more buying or selling experience? 
4. How many homes have you sold in the past twelve months? 
5. Do you specialize in any certain neighborhoods or locations? 
6. How many clients are you working with now?

Your new home has gleaming hardwood floors and a gorgeous kitchen countertop. How you maintain those surfaces protect the investment in your home, because proper cleaning keeps them looking good as new.  Some of these materials require special care to stay looking their best. 

Flooring 

• Whether you have old hardwood floors that have been brought back to life with sanding and new sealing, or brand-new flooring, take care of it when you clean. Sweep often and use a vacuum on bare floor setting once a week. Don’t use chemical products for mopping; a mop dampened with warm water and mild soap are best, going over it after mopping with clean warm water afterwards to rinse any residue. 
• Tile is such a practical material, it’s a popular flooring choice.  Cleaning them is much like hardwood, using a damp mop (no sponge mops!), and mild soap and water.  Buff with a microfiber cloth as it’s drying for a beautiful shine.  The grout is best cleaned with baking soda and water and soft brush.  Sealing the grout will help keep it from having to be deep cleaned so often. 
• Concrete is a new trend for indoor flooring, because it is polished, stained or painted, and sealed, and looks fantastic. Castile soap mixed in warm water is perfect for getting the floor clean, going back over them with clean water to rinse. Chemicals can damage the sealant, causing them to become stained. Concrete may need resealing every few years to keep them stain-resistant. 
• Vinyl is a common flooring choice, and is easy to clean, especially the most recent types, as they are sealed.  A half cup of vinegar in a gallon of warm water will clean vinyl just as well as commercial cleaners.  (The odor will vanish after it dries, or you can add some lemon essential oil to combat the smell.) Stubborn scuff marks can be removed by rubbing the streak with a tennis ball, melamine sponge (“magic” eraser), or a clean pencil eraser. 
• For less common types of floors, Real Simple has great tips for cleaning bamboo, cork and natural stone flooring. 

Stainless Surfaces 

• Regular wiping with plain warm water is your first defense in cleaning any stainless surface, followed by a microfiber cloth or paper towel drying. 
• Glass cleaner or a mixture of dish soap, water and a bit of household ammonia will wash away fingerprints and grease spots. 
• For scratches and scrapes, a clean cloth with a few drops of mineral oil–or even olive oil–will do the trick.  Wipe in the direction of the grain, and minor scratches will disappear.   

Countertops/Sinks 

• Laminate countertops are best cleaned with a cloth dampened with warm soapy water.  Bleach can discolor the laminate, so for stains, make a paste from baking soda and vinegar, and apply to the stain.  Allow it to sit for a few minutes, and wipe away with a scratch less sponge. 
• Many choose granite for its antibacterial qualities, thanks to its seal. Warm water and mild soap is great for general cleaning, as well as keeping germs at bay. Don’t use bleach, ammonia or even acidic vinegar.  Rubbing alcohol mixed with water in a spray bottle is a good solution if you need to disinfect. Having it resealed on a yearly basis helps protect it, as well as maintaining the germ barrier. 
• Quartz is becoming increasingly popular for kitchen and bath, and although it’s a tough surface, treat it gently.  Wiping warm soapy water is best, and since it’s a manufactured product, using anything to scour away an errant stain will scratch the surface.  This Old House offers a ton of information about quartz, so see if it’s the right surface for your needs. 
• Stone is a softer hard surface, so don’t use anything abrasive while cleaning soapstone, slate, or even concrete.  A mild bleach solution is safe to use for disinfecting after a swipe with soapy water. Use a soft bristled brush with the bleach solution for stubborn stains. 
• Cutting boards and countertop areas made with butcher block are best kept sanitized with hot soapy water, and even a water-vinegar mixture.  If a scrubbing is necessary, sprinkle the surface with salt, and use a half lemon as a scrubbing pad.  The acid in the lemon combined with the abrasiveness of the salt will keep your wood surface clean. 

We are bombarded by advertising with messages that we need a certain product to keep our homes cleaned and sanitized.  Natural cleaners, and mild detergents clean just as well, if not better, all while protecting the surface.  If you have a big mess that you can’t take care of, call a pro for advice or to do the job. You chose your appliances, countertops or floors for a reason, and keeping them in top condition will help them hold their value.

Saving money can be simple.  Here are a few ideas to help you build up your savings account, save for a family vacation, a college fund, or add to your home emergency fund: 

1. Sign up with your employer to have your pay direct deposited, then have a set amount set to automatically deposit into your savings. You won’t see it, so you won’t miss it.

2. Have a change or dollar jar.  When you come home each day, add your coins to a large canning jar. Save dollar bills instead of spending them and add them to the jar as well.  When it gets full, take your coins to your bank’s coin counter, deposit the money, and start over again when you get home.

3. Cut the satellite or cable tv cord, and go with streaming media, which can cost you around $20 per month, depending on your preferences.  Take the difference you would normally pay to watch television, and deposit it into your savings. Who needs 150 channels, anyway?

4. Instead of stopping for to-go coffee every day, choose one day per week to splurge, and deposit the usual cost of the four coffees you don’t buy into your savings.  

5. Get a library card and check out DVD’s and books instead of renting or buying.  Ask the librarian about the OverDrive smartphone app that allows you to check out e-books, magazines and videos.  

6. Have a garage sale after a serious “stuff” purge, or sell your items online, and stash that money away.  Facebook Marketplace and selling apps make it easy to make money while cleaning out.

7. Sign up with a rebate shopping website like Ebates or Ibotta, and have the rebates sent to your PayPal account, and think of it as a no-interest savings account.

8. Stash about twenty dollars a month using online banking.  You’ve balanced your checking account, and you have a $327.58. Transfer $17.58 to your savings.

9. Once a loan or credit card balance is paid off, add the payment amount you would normally make to your savings.

10. If you use coupons or a loyalty card while grocery shopping, look for “You saved $X today!” on your receipt, and squirrel away that total in your savings. 

A few dollars here or a handful of change there doesn’t sound like a lot of savings, but it truly adds up.  Once you develop a routine, saving becomes second nature.  Checking in on the balance monthly will encourage you to continue adding to your savings hoard. Once you meet your savings goal, increase it and keep saving!

In 1968, mortgage rates were 8.5%. The next year, rates went down to 7%. Homeowners could buy a 15-20% larger home for the same payments if they could find someone to assume their mortgage.

FHA and VA mortgages were very popular in certain price ranges and they allowed anyone to assume the mortgage regardless of the credit. If you could find a person to take over your note, you were free to qualify for another mortgage.

In October 1981, mortgage rates reached 18.63%. A $250,000 mortgage had a monthly principal and interest payment of $3,896.46. As astronomical as that rate sounds, people were still buying homes and were good investments.

Four years later, they were still over 12%. The monthly payment was $2,571.53. Believe it or not, people were excited to be paying only 2/3 what they had to pay a few years earlier.

Fast forward to late 1991 when the rates went below 9% and that same payment was to $2,015.16. At the turn of the 21st century, rates were 8.15% and that made the payment $1,860.62. Not much change in rates during that decade.

If we look around the housing bubble, late 2008, the rates were 6.04% and the payment was $1,505.31. By 2009, mortgage rates had fallen below 5%. The lowest mortgage rate was 3.31% on November 2012 with a payment of $1,096.27.

Rates fluctuated for the next few years until now, and most of the experts are expecting them to be above 5% by the end of 2018.  Rates have increased each week for the last six weeks to 4.38% with payments of $1,240.12.

The average mortgage rate for the past 47 years is a little over 8%. The real estate and mortgage markets are cyclical. Rates have been historically low for a long period but will probably continue to rise. Most buyers don’t pay cash and mortgages enable them to purchase now. Based on history, even 8% would be an excellent rate. Until it reaches that point again, everything lower is a bargain.
