Decorating your home can be fun but no other room is more fun than decorating the nursery for the arrival of a new little one.  Nothing brings more happiness than welcoming a new baby into the world and what better way to welcome your new bundle of joy into your home than by fixing the nursery up for them.  Below are a few nursery decorating ideas to welcome your new little one.

1. A little baby is nothing more than a miracle from above so why not decorate your new baby’s room like the royalty that they are. Decorating the nursery  in a royal theme is a perfect idea whether you are welcoming a tiny prince or a princess.  You can keep the décor unisex by adding some rich colors to the wall or adding a chandelier to the ceiling.  Adding a few decorative pillows maybe in the shape of a crown might be a good idea as well.
2. Another cool idea for decorating your nursery is to make it extremely colorful with balloon décor. This type of room can be unisex as well if you stick to the primary colors of yellow, blue, green and red.  If you want to get really creative you could paint a balloon mural on the wall and perhaps an outdoor scene to go along with it.
3. If you like country décor you could use painted pallets to add a touch of southern sass to the room. This type of country décor can be unisex if you want or you can make it more of a cowboy feel or a cowgirl feel depending on which you have been blessed with.
4. Yet another great decorating idea to welcome your new little one into their new room is a Hollywood glitz and glam room. Sheer curtains hung throughout the room with walls painted pink is a great way to get this particular look and feel.  Yet again, a chandelier may be appropriate for this type of room.
5. If you want another gender neutral idea for your baby’s room you can use colors such as grey and yellow.  These colors are not only unisex they are timeless as well.

There are some who are calling for a decrease in home prices should mortgage interest rates begin to rise rapidly. Intuitively, this makes sense as the cost of a home is determined by the price of the home, plus the cost of financing that home. If mortgage interest rates increase, fewer people will be able to buy, and logic says prices will fall if demand decreases.

However, history shows us that this has not been the case the last four times mortgage interest rates dramatically increased.

Last week, in an article titled “Higher Rates Don’t Mean Lower House Prices After All,”the Wall Street Journal revealed that a recent study by John Burns Real Estate Consulting Inc. found that:

“[P]rices weren’t especially sensitive to rising rates, particularly in the presence of other positive economic factors, such as strong job growth, rising wages and improving consumer confidence.”

Last week’s jobs report was strong and the Conference Board just reported that the Consumer Confidence Index was back to pre-recession levels.

Bottom Line

We will have to wait and see what happens as we move forward, but a decrease in home prices should rates go up is anything but guaranteed.

It is almost time for the seasons to change once again as we move from fall slowly into winter.  As the seasons change many people find that they like to get things around their home organized to make the transition seem smoother.  Organizing your home can be made simple with a few of the following tips.

1. One way to organize your home is to get rid of “junk drawers” throughout the house. Many times folks tend to throw things they don’t know what to do with into a drawer that soon becomes a drawer full of junk. While these drawers DO keep the junk out of the eye of those that come to visit, you just never know when someone may open one of them looking for utensils or other useful items and you may be embarrassed by them. Simple fix…..throw out the junk once and for all and have no more junk drawers in your home!
2. Another great and simple way to organize your home  is to organize and de-clutter your pantry.  Typically there are items in your pantry that you haven’t used in years and they end up just sitting there taking up space.  This is very true for old canned food items that tend to have a shelf life of forever.   Once you get this simple organizing of your pantry complete, be sure not to let it get messy again by throwing away things you don’t use periodically.
3. Yet another simple way to organize your home is to use all of your closet space for things you will actually use instead of just getting things out of the way.   If you have a lot of games for example why not make a game closet just for the purpose of storing all of your family games.  This type of closet will make it more likely that your family may have a game night once a week because you will know exactly where to go to find the games.
4. Keeping all of the books in the house in one spot is another great organization tip. If you have various bookshelves in your home, you can utilize them for other purposes and keep one for only books.  Organize each shelf for books from each family member if you have a lot of books.

You may have pondered the thought of becoming a landlord at some point in your life but you have no idea what all it might entail.  Below are a list of things to think about before becoming a landlord that will get you started in the right direction.

1. First of all, you need to think about your finances. Are you financially stable enough to become a landlord?  Are you able to take the big financial risk that being a landlord requires?  All of the financial questions should come in to play first because if you don’t have the money to be a landlord you don’t want to get involved with it in the first place.
2. Another question or thing you might want to think about before becoming a landlord is what kind of property you would like to own. Make sure you know what your goal is when thinking about owning real estate and becoming a landlord before you get into it and you will likely find that you enjoy the position.  If you don’t do your part to think about such things you may find you have bitten off more than you can chew and you may end up with too big of a property to manage.
3. Yet another thing to think about before becoming a landlord is tenants and how to find out which ones you want and which ones you don’t.  You need to have a thorough screening process in mind and use it to the best of your ability.  You don’t want to have tenants that become a headache right from the start.  You can hire a tenant screening company to take care of these types of matters for you if you feel you cannot adequately do it yourself.  Make sure that you get any potential tenants to sign a lease and sign all the appropriate paperwork to cover yourself in case you ever need to start the eviction process.
4. You need to find out what all is required of you to be a landlord and all the responsibilities that are associated with it before you even consider becoming a landlord. Landlords have a lot to deal with such as repairs and dealing with tenants.  If you go into it with your eyes closed you may find that you have gotten into something you don’t really like that much.
