Orlando Housing Market – August 2026 Snapshot
Both buyers and sellers pumped the brakes last month:
Median home price: **$400,676** (down from $410,494 in July)
Sales: **2,478** (-8.9% from July)
New listings: **3,439** (-7.7% from July)
Inventory: **12,144** (slightly up)
Days on market: **64** (steady)
Rates: **6.7%** (up from 6.5%)
“August’s numbers point to a market finding its footing rather than losing ground,” says ORRA President Chris Atwell. “This remains a healthy market working through a very typical seasonal slowdown.”
Single-family homes: 1,929 sold | median $436,456
Condos/townhouses: 549 sold | median $301,071
