Sales: 2,720 homes sold in July, down 7.4% from June’s 2,936
Days on Market: 64 days average, up slightly from 62 in June
Inventory:12,043 homes, down 1.8% from June
Months of Supply: 4.4 (up from 4.2 in June) — market continues shifting toward buyers
New Listings: 3,727 in July
Interest Rate: Holding steady at 6.5% (per Freddie Mac)
By the numbers:
Single-family homes: 2,140 sold | Median price $446,375
Condos/townhouses: 580 sold | Median price $299,911
Foreclosures/short sales: just 0.4% of all sales
“A bit more time on the market and a slight dip in median price are giving buyers additional room to negotiate,” says ORRA President Chris Atwell. “That’s a healthier market for consumers.”
